Market trends and analysis for Malakoff

The population of Malakoff is stable, in slight decline since 2017: the tension on the market therefore does not come from demographic growth. It comes from the location. The municipality touches the boulevard périphérique at the porte de Vanves, and two stations on Line 13 place the centre of Paris around twenty minutes away. The Vanves-Malakoff station, on Line N of the Transilien, serves Montparnasse in a few minutes. That accessibility explains why buyers priced out of Paris proper look first at this kind of bordering municipality, where the square metre remains below that of the neighbouring arrondissements.

The second driver is the renewal of the building stock. Malakoff keeps the traces of a former industrial town, with sites that can be mobilised as activities move out: the demolition of the INSEE tower in 2024 freed an office plot at the entrance to the town. The inter-municipal local planning scheme of Vallée Sud-Grand Paris, in force since January 2025, now frames those operations. With a density close to 14 800 inhabitants per km² and a small municipal area, the scope for new building remains limited: most sales involve second-hand property, which sustains a resale market rather than a development market.

The history of Malakoff

Malakoff owes its name to the Malakoff tower, a Russian work at Sébastopol taken by the troops of general de Mac Mahon on 8 September 1855, during the Crimean War. Alexandre Chauvelot, a developer who had been parcelling out land south of Paris since 1845, had a replica of it built in a park devoted to that campaign. Around it, he sold plots in small lots to workers who built their own houses there: that district, completed around 1850, was named la Nouvelle-Californie. The locality, then a simple outlying part of Vanves called le Petit-Vanves, took the name of Malakoff in 1868.

The municipality was born of a decree of 8 November 1883, signed by president Jules Grévy, which detached Malakoff from Vanves. The same year, the Vanves-Malakoff station was opened on the Paris to Versailles line and gave physical form to that separation. The town then industrialised around small factories and workshops, whose brick buildings still mark the landscape. On 14 April 1931, the first French television transmission, carried out by René Barthélemy, linked the laboratory of the Compagnie des compteurs, in Montrouge, to the École supérieure d'électricité established in Malakoff. Under the mandate of Léon Piginnier, mayor from 1925 to 1939, the council began from 1930 the building of social housing, schools, nurseries and a post office.

After 1945, the town changed quickly: the viaduct crossing of the railway and then of the metro cut the territory in two, and postwar housing estates rose from the ground until the 1970s. The Théâtre 71 opened in 1971, its name paying tribute to the Commune of 1871, and the Châtillon-Malakoff inter-municipal swimming complex followed in 1972. The INSEE tower, built in 1974 to the plans of Denis Honegger and Serge Lana, housed the head office of the institute from 1975 to 2018 before being demolished in 2024. The closure of the Thomson-CSF site, in 1993, closed the industrial cycle. The town centre was renovated between 2011 and 2013 around the place du 11-Novembre.

Who buys in Malakoff

Malakoff has 30 557 inhabitants on a little more than two square kilometres, that is close to 14 800 inhabitants per km². According to INSEE, the French national statistics institute, the stock reaches 16 519 dwellings, of which 90,5 % are main residences and only 3,5 % second or occasional homes: the municipality is lived in year-round, it is not a holiday address. Again according to INSEE, apartments account for 83,9 % of dwellings and houses 13,9 %, and 32,2 % of households own their main residence, against 65 % tenants. Buyers are therefore above all working households looking for a first purchase at the gates of Paris, and tenants of the sector who become owners without leaving the town.

On the southern edge, the Châtillon-Montrouge station gives access to the T6 tram, and the Mairie de Montrouge terminus of Line 4 is very close. The boulevard périphérique is reached by the porte de Vanves. That service weighs in the value of a home.

Supply is very largely made up of flats: according to INSEE, 83,9 % of dwellings are apartments and 13,9 % houses. The latter come for the most part from the 19th century workers' estates, often narrow and built on small plots, and sell with a clear premium over flats.
