The 2026 figures· Indicative data
2 908€/m²

In Marsillargues, the average price of an apartment stands at 2 908 €/m², an average that covers a fairly varied stock between the old village core, with its village houses and small buildings with character, and more recent blocks built as extensions of the village. Demand comes in good part from families and working households employed along the Montpellier-Nîmes corridor who are looking for a more affordable place to live than the coast while staying close to the sea and to the two metropolitan areas. The proximity of Lunel station, a few minutes away, also weighs in the choice of many buyers who commute by train. The value of a property varies above all with its position in the village, its general condition and the presence of outdoor space, a garden or a terrace, much sought after in this plain. Transaction volumes remain measured, at around 24 sales a year, which reflects a village market rather than a high-turnover area.

Market trends and analysis for Marsillargues

The Marsillargues market remains driven by its intermediate position between Montpellier and Nîmes, a corridor that concentrates a good part of regional employment, and by a price gap that stays clear with the coast and the inner ring of Montpellier. That central position, combined with Lunel station, sustains steady demand from working households weighing budget against travel time.

The main brake lies in the limited volume of transactions, around twenty a year, which can make the market less liquid than in a dense urban area and lengthen selling times. The presence of areas in the flood zone linked to the Vidourle and the Petite Camargue can also hold back some buyers or weigh on the value of a few properties, despite an average price of 2 908 €/m² that remains attractive within the Montpellier area.

The history of Marsillargues

Marsillargues occupies a position in the plain on the banks of the Vidourle, halfway between Montpellier and Nîmes, in the easternmost part of the Hérault. To the south of its territory, the land opens onto the Petite Camargue, a landscape of marshes and lagoons that long set the rhythm of local farming, between livestock raising and rice growing.

The village grew around its château, whose first stones go back to the start of the fourteenth century under the authority of Guillaume de Nogaret. Reworked in the Renaissance taste in the sixteenth century, the building has belonged to the municipality since 1947 and now houses a museum devoted to folk arts and traditions.

Long turned towards wine growing and the market gardening of the plain, Marsillargues has gradually taken on a residential vocation, driven by its position between the two regional metropolitan areas and by the proximity of the Mediterranean coast, some fifteen kilometres away.

Who buys in Marsillargues

Marsillargues has 6 988 inhabitants. The village attracts first of all families and working households employed in Montpellier, Nîmes or in the Lunel business area, won over by a village setting and a more affordable budget than on the coast. Main residences largely dominate the market, as the municipality is not positioned as a seasonal holiday area despite its proximity to the Petite Camargue and the coast. Village houses with outdoor space remain the most sought-after properties, ahead of apartments in the small blocks of the old centre. Some buyers also come from more expensive municipalities of the Montpellier urban area, looking for a compromise between floor space, budget and access to the main routes.

Frequently asked questions

The average price recorded is 2 908 €/m², an average that covers the small blocks of the old centre as well as more recent homes on the edges of the village. The exact price of a property depends above all on its location and on its general condition.

Marsillargues lies halfway between the two cities, with quick access by road. Lunel station, a few kilometres away, allows Montpellier and Nîmes to be reached by train, and the A9 motorway junction at Lunel completes the road links.

The position halfway between Montpellier and Nîmes, the proximity of the coast and of the Petite Camargue, and the presence of a station at Lunel attract working households employed in the two metropolitan areas. The village setting, less dense and cheaper than the coast, also works in favour of the municipality.

The old centre offers stone village houses and a few small blocks, while the more recent extensions of the village include houses with gardens and a few apartment developments. Properties with outdoor space remain the most in demand in this plain.

Part of the municipal territory lies in the plain close to the Vidourle and the Petite Camargue, which makes it worth checking the flood zoning and exposure to risk before any purchase. It is also useful to compare the condition of the services and the roof on older village houses, often renovated in stages.
