The 2026 figures· Indicative data
1 072€/m²

In Maubeuge, the average price of apartments comes out at 1 072 €/m², according to the sales actually recorded in DVF, the French notarised sales database kept by notaries. It is one of the most affordable levels in the Nord department, far below the Lille metropolitan area and the towns of the Valenciennes basin. The stock mixes apartment blocks in the centre rebuilt after 1940, brick townhouses and detached houses on the outskirts, a combination that explains a wide spread of values. The condition of the property, its energy performance, and its proximity to the station and the shopping centre weigh on the final price more than the municipal average alone. These figures, drawn from transactions signed before notaries, provide a reliable benchmark; to go further, an accurate valuation relies on comparable sales, examined property by property in the same area.

Market trends and analysis for Maubeuge

The Maubeuge market is that of a medium-sized town driven by local demand. Low prices attract first-time buyers and households looking for a house on a budget that the Lille metropolitan area no longer allows. Energy performance has become an important negotiating criterion in an older stock that is sometimes energy-intensive, where the lowest-rated homes sell at a discount. Proximity to the station and the quality of the area count more and more in how prices are set.

Supply remains plentiful and land available, which limits market pressure and lengthens selling times compared with large conurbations. For a seller, a correctly valued and well-presented property stands out quickly, whereas an overambitious price lingers on the market. The health of local industrial employment and the renovation of the centre remain the main levers for value growth in the medium term.

The history of Maubeuge

Maubeuge was built on both banks of the Sambre, on the border between France and the former Spanish Netherlands. A town of passage and garrison, it was encircled from 1685 by a fortified enclosure designed by Vauban to close the border between Le Quesnoy and Philippeville. This bastioned enclosure, pierced by monumental gates such as the porte de Mons, remains one of the great testimonies to the military expertise of the reign of Louis XIV.

The town paid a heavy price in both world wars. In May 1940, bombing destroyed a large part of the centre, rebuilt in the following decades according to modern urban plans. Two thirds of the ramparts survive today and have been listed as historic monuments since 1947; the Maubeuge zoo has even settled in the former fortified ditches, an unusual use of this defensive heritage.

Long driven by the metalworking and steel industries of the Sambre valley, Maubeuge remains an industrial centre, notably with a car factory that employs a large pool of workers. As the sub-prefecture town of the arrondissement of Avesnes-sur-Helpe, the town acts as a commercial and service centre for the whole south of French Hainaut, at the gates of the Avesnois regional nature park.

Who buys in Maubeuge

Maubeuge has nearly 28 800 inhabitants and serves as the urban centre for a wide Avesnois catchment area. The property market is driven above all by local demand: first-time buyers attracted by prices among the lowest in the region, families looking for a townhouse on a moderate budget, and working households employed in industry or local services. The accessible price level makes the municipality a gateway to home ownership for modest incomes. Buyers find more generous floor areas here than in the Lille conurbation, at the cost of distance from the major employment centres of the metropolitan area.

Frequently asked questions

The average price of apartments in Maubeuge stands at 1 072 €/m², based on DVF transactions actually completed before notaries. This average covers very varied properties, from the older apartment in the rebuilt centre to more recent housing. The floor, overall condition, energy performance and location explain the gaps around this value. In a market at this level, a reliable valuation relies on comparable sales rather than on the municipal average alone.

Maubeuge ranks among the most affordable towns in the Nord department. The decline of heavy industry in the Sambre valley, a population long on a downward trend and distance from the major employment centres weigh on demand. In return, the town offers a dense heritage, low entry prices and comfortable floor areas, which makes it an option for tight budgets and first-time buyers.

The rebuilt centre, inside the ramparts and around the Sambre, concentrates apartment blocks and shops. The residential areas on the outskirts offer houses with gardens, while some social housing areas inherited from the post-war period show the lowest values. Proximity to the station, schools and the shopping centre clearly affects prices from one area to another.

Maubeuge lies in the east of the department, a good distance from the Lille metropolitan area. The town is connected by road and by rail, but journeys to Lille remain long, which partly explains the price gap with the conurbation. This position makes it above all a local market, focused on the Avesnois area and the nearby Belgian border.
