Market trends and analysis for Miramas

The Miramas market rests on displaced demand: households from around the étang de Berre and from the Marseille area looking for prices more affordable than on the coast or in better-rated neighbouring towns. The rail position, with a dense regional service and a high-speed link to Paris, supports this appeal among commuters. Demand focuses above all on family apartments and on houses of the plain with outdoor space.

Supply is being renewed by the ANRU programme, which replaces part of the ageing social stock with new buildings and new condominiums: this dynamic affects the average quality of supply neighbourhood by neighbourhood. As everywhere, the energy performance rating has become a bargaining point, particularly on the blocks of the 1960s and 1970s. Recent retail development, around the designer outlet village and the business zone, strengthens the local economic fabric without Miramas leaving the affordable end of the Bouches-du-Rhône market.

The history of Miramas

Miramas has two faces. The first is Miramas-le-Vieux, a medieval village perched on a rocky promontory overlooking the étang de Berre. Settlement on this oppidum dates back to the Middle Ages, when the inhabitants sought refuge on high ground. Defence and justice there fell to the abbey of Montmajour, and the lordship remained under this authority until Provence was attached to the crown of France, in 1481. The old village has kept its architectural unity, the remains of its ramparts, the ruins of its 13th century castle, the porte Notre-Dame and the chapelle Saint-Julien.

The second face is that of the modern town, born of the railway. In the middle of the 19th century, the opening of a station a few kilometres from the old village shifted the centre of gravity of the municipality. The neighbourhood around the station grew while the perched village declined, until today it counts only about a hundred inhabitants. Miramas thus became a major rail junction of the south-east, where the lines from Marseille, from Avignon via Salon-de-Provence and from Port-de-Bouc meet.

This railway heritage can still be read in the town. The Miramas marshalling yard, the largest in the south-east, sorts freight wagons by gravity and has been the subject of an investment programme to secure its future after being threatened with dismantling. Since 2017, the municipality has also hosted the McArthurGlen Provence designer outlet village, the only centre of its kind in the south of France, which has modernised the retail landscape and created several hundred jobs.

Who buys in Miramas

Miramas has 26 203 inhabitants according to INSEE, the French statistics institute. The town is organised around several neighbourhoods on the plain, including La Maille, which is home to a large share of the population, and La Rousse, areas marked by collective and social housing from the decades of industrial expansion. Since 2008, the municipality has been running an urban renewal programme with ANRU, the French national urban renewal agency: ageing social housing has been demolished to make way for new buildings and new condominiums, in a drive for social mix. Buyers are mainly households from around the étang de Berre, first-time buyers drawn by prices more measured than on the coast, and families looking for a house with a garden within reasonable reach of Marseille by rail or by the A54 motorway.

Frequently asked questions

An apartment sells on average for 2 469 €/m² in Miramas, based on the transactions published in the DVF database. This average mixes very different homes, from an older block in a neighbourhood of the plain to a small recent condominium. The area, the condition of the property, the storey, the year of construction and the energy rating explain most of the price gaps. To position your property, comparable sales are a better guide than the municipal average alone.

The municipality reads first of all through the contrast between the perched old village, Miramas-le-Vieux, and the town of the plain born around the station. The latter brings together the large residential neighbourhoods such as La Maille and La Rousse, historically dominated by collective and social housing and now covered by urban renewal. Around them, detached-housing areas take in the individual homes. These settings do not sell at the same level and do not attract the same buyers.

Miramas is a significant rail junction: its station serves Marseille and Avignon on the regional network, with two daily high-speed services to Paris in each direction. That is an asset for commuting to the metropolitan area. The A54 motorway runs close by and gives easy access to Salon-de-Provence, Arles and Nîmes. This double service, rail and road, is one of the drivers of the town's residential appeal.

Yes, detached housing holds a real place in the plain of Miramas, alongside the neighbourhoods of apartment blocks. The house trades at a higher level than the apartment, around 3 244 €/m². The price of a detached home depends above all on its floor area, its plot, its condition and its energy performance. As sale references are more scattered than for flats, a serious valuation rests on genuinely comparable properties.

The closeness of the rail infrastructure, including the marshalling yard, can weigh on the noise environment of certain areas: it is worth checking on site. The presence of industry around the étang de Berre also means consulting the risk statement and the planning documents before a purchase. Finally, in the neighbourhoods under ANRU renewal, the progress of the programmes and the immediate surroundings of the property deserve close examination.
