The price level remains lower than that of the municipalities in the inner ring of Toulouse.

Market trends and analysis for Nailloux

The Nailloux market is part of the expansion of the southern Toulouse conurbation. Driven by the growth of the city and by the search for greener living environments, the municipality has seen its population rise markedly over two decades, which has supported the construction of new homes and demand for houses. The bastide town and its rural surroundings account for most of this residential appeal.

Several factors sustain this appeal: the link provided by the A66, a price level lower than that of the municipalities closer to Toulouse, and a leisure setting around the lac de la Thésauque. Conversely, the relative distance from the city and dependence on the car for daily journeys can weigh on some buyer profiles. The market remains focused on detached houses, with a more restricted supply of apartments.

The history of Nailloux

Nailloux is a former bastide town of the Lauragais, founded in 1318 with a charter of liberties that organised the settlement of inhabitants and the sharing of land. It belongs to this region dotted with bastides, the highest concentration in south-west France, long prosperous thanks to pastel, the woad plant. The Lauragais, nicknamed the land of Cocagne, drew its wealth from this dye plant and from its cereal crops, which earned it the name of granary of the Languedoc.

For centuries, Nailloux remained a modest farming municipality, turned towards mixed farming and livestock, away from the main routes. The town keeps from this period its bastide layout, its central square lined with arcaded houses and its church. The creation of the lac de la Thésauque in 1973, on the municipalities of Nailloux and Montgeard, marked the emergence of a leisure role and opened the area to new visitors.

The face of the municipality changed at the turn of the 2000s as Toulouse drew closer. The opening of a junction on the A66 motorway in 2002, then of an express coach line to the city in 2010, put Nailloux within reach of the conurbation. The arrival of a designer outlet village, an open-air shopping centre built in the Lauragais style, strengthened its commercial appeal. The municipality has since developed as a residential centre of the area south of Toulouse, while keeping its setting of hills and its identity as a bastide town.

Who buys in Nailloux

Nailloux has around 4 200 inhabitants, a population that has grown strongly since the 2000s with the arrival of households working in Toulouse. The housing stock is dominated by detached houses, between the old town organised around its bastide and large suburban housing estates built on the outskirts. Main residences make up most of the stock, with a majority of owner-occupiers. Buyers are mainly working people and first-time buyer families, drawn by prices lower than those of the inner ring of Toulouse, by the link provided by the A66 and by an unspoilt rural setting close to the lac de la Thésauque.

Frequently asked questions

The average price of apartments in Nailloux is 1 783 €/m², based on DVF transactions actually completed with notaries. The market is nonetheless dominated by detached houses, whose price sits higher, at around 2 384 €/m². These averages cover differences by location, between the old bastide and recent housing estates, as well as by plot size, condition and the features of the property.

In Nailloux, the detached house makes up most of the market and sells at around 2 384 €/m², against 1 783 €/m² for apartments, which are rarer. This predominance is explained by the still rural character of the municipality, where apartment developments remain limited and housing has grown in the form of suburban housing estates. The plot, the living area and the quality of construction are the main criteria of value.

Nailloux is connected to Toulouse by the A66 motorway, with a junction serving the municipality directly since 2002, and by an express coach line opened in 2010. The journey to the Toulouse conurbation takes around thirty minutes depending on traffic. This accessibility is one of the main drivers of local property demand, particularly for working people employed in the city.

Nailloux is among the municipalities south of Toulouse where prices remain moderate, which makes it an entry point for many first-time buyers. The benchmark price of 1 783 €/m² for apartments sits noticeably below that of the municipalities in the inner ring of Toulouse. The trade-off is a greater distance from the city and a market where houses, more common, require an overall budget to be planned.

The appeal of Nailloux rests on several elements: the closeness of Toulouse via the A66, a setting of hills and countryside, the lac de la Thésauque for leisure and a retail offer strengthened by the designer outlet village. The municipality keeps its identity as a Lauragais bastide town while welcoming new residents. This profile of a growing residential town supports housing demand over time.
