The 2026 figures· Indicative data
2 804€/m²

In Pont-Péan, the benchmark price stands at 2 804 €/m² for an apartment. This level reflects a suburban market close to Rennes, dominated by detached houses and small apartment buildings in the town centre, driven by demand from households looking for a quieter setting a short distance from the city. These values come from DVF data, the French notarised sales database, meaning transactions actually registered with notaries, not estimates based on listings. They give an order of magnitude: each property still needs to be assessed according to its condition, energy performance and location within the municipality.

Market trends and analysis for Pont-Péan

The Pont-Péan market is driven by the appeal of the Rennes area: the search for housing that is more spacious and more affordable than in the city supports demand, particularly for family houses. The steady population growth of the municipality sustains an active market for quality properties with land, while older energy-intensive homes change hands more slowly. Transaction volume remains limited, which makes each sale sensitive to the specific characteristics of the property.

In the longer term, the price trajectory depends on two factors. On the one hand, pressure from the Rennes metropolitan area and improved transport links support demand in the southern ring. On the other, energy performance is becoming decisive: well-insulated properties gain value, while poorly insulated homes sell at a discount. The preservation of the natural areas of the Seiche valley limits urban sprawl and tends to support the value of existing properties.

The history of Pont-Péan

Pont-Péan extends south of Rennes, on the banks of the Seiche, in a Breton countryside landscape dotted with woods and wetlands. Long attached to Bruz, the municipality only became an independent municipality in the 20th century. Its history is inseparable from what lies beneath it: as early as the 17th century, a deposit of silver-bearing lead was recorded here, although regular mining only really developed from the 18th century.

The silver-bearing lead mine made the municipality famous. At the end of the 19th century, it ranked among the largest lead mines in Europe and employed a large working population that settled around the pithead. Nearly 200 000 tonnes of metal, mostly lead, were extracted there before activity ceased at the beginning of the 20th century, when the flooding of the galleries brought mining to an end. The administrative buildings of 1890, listed as historic monuments, still bear witness to this industrial past.

After the mine closed, Pont-Péan became a residential municipality in the Rennes suburban ring, part of the Rennes Métropole metropolitan authority. It offers the local services of a small town centre, schools, shops and community facilities, in a setting where the memory of mining is now showcased. The redevelopment of the site and the preservation of the natural areas of the Seiche valley shape the identity of the municipality.

Who buys in Pont-Péan

According to INSEE, the French statistics institute, Pont-Péan has around 4 245 inhabitants, a population that has grown markedly over recent decades as the Rennes area has expanded. The market is aimed first at working households employed in Rennes or in the metropolitan employment area, looking for housing that is more affordable and more spacious than in the city. First-time buyers and families mainly find detached houses with gardens, which steers demand towards buying a main residence rather than buy-to-let investment. The immediate proximity of Rennes supports steady demand and moderate turnover of the housing stock.

Frequently asked questions

The benchmark price in Pont-Péan stands at 2 804 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: a recent, well-insulated house or an older home needing refurbishment may differ markedly from this base, depending on floor area, condition and the location of the property within the municipality.

The town centre concentrates shops, schools and part of the older buildings, appreciated for everyday amenities within walking distance. Around it, the detached housing estates offer houses with land, sought by families for space and quiet. The areas close to the Seiche valley and its natural spaces, as well as those with good links to the road towards Rennes, remain the most prized.

Pont-Péan lies in the southern ring of Rennes, around a dozen kilometres from the centre, and is part of Rennes Métropole. The municipality has direct road access to Rennes and is served by the conurbation's public transport. This proximity to the Rennes employment area is one of the main drivers of housing demand in the municipality.

The local market is above all a market of houses. Apartments are available, mainly in the town centre and in recent developments, but remain more limited. For a buyer, the detached house with a garden is the dominant product, suited to family life on the outskirts of Rennes. An apartment may suit a first purchase or a tight budget close to services.

The mining past and the presence of former extraction areas call for caution on some plots: it is worth checking the planning documents and any easements. The Seiche valley also includes wet or flood-prone areas subject to regulation. Before any project, consulting the local urban development plan at the town hall makes it possible to check whether a plot can be built on and which rules apply.
