The 2026 figures· Indicative data
6 051€/m²

In Pornichet, the average price stands at 6 051 €/m². This average covers a stock split almost evenly between apartments and houses, which is rare for a seaside resort. The seafront and the developments with a view over the bay pull values up, while the districts behind the railway line, towards the station and the boundary with Saint-Nazaire, remain more affordable. The older villas of Sainte-Marguerite form a segment apart, few in number and much sought after. That figure comes from DVF data, that is from transactions actually registered with notaries.

Market trends and analysis for Pornichet

The Pornichet market rests on two sources of demand that add up. The first is residential: the municipality is part of the Saint-Nazaire urban community, whose industrial employment, shipyards and aerospace feed a steady flow of workers looking to live by the sea ten minutes from their job. The second is seasonal, with second-home buyers from Nantes, Rennes and the Paris region. Those two demands compete for the same stock, while the Coastal Act and the scarcity of land severely limit new schemes, apart from a few urban renewal operations.

Tourism shapes activity beyond the summer. The marina, in service since 1979, and the racecourse, which stages some thirty days of trotting and flat racing, including evening meetings since 1974, sustain visitor numbers spread across the year. That activity supports the value of properties immediately close to the coast and feeds a seasonal rental market. Against this, the high share of second homes, close to half the stock according to INSEE, reduces the volume of dwellings available year-round and weighs on households looking for a main residence.

The history of Pornichet

Pornichet has existed as a municipality only since 9 April 1900, when it was created by carving up the territories of Saint-Nazaire and Escoublac: 1 249 hectares and 1 263 inhabitants at the start. Its name is a diminutive form of Pornic, the harbour on the other side of the Loire estuary, with which it should not be confused. Before that date the site was only a hamlet of salt workers and fishermen backing onto salt marshes. The arrival of the railway in Saint-Nazaire in 1857 changed everything: the first villas appeared along the bay from 1860, on a shore until then without buildings.

Parisian publishers and booksellers took to spending the summer there and gave their name to the plage des Libraires; the publisher Charles Toubon opened the hôtel des Bains there in 1876. The station came into service in 1879 on the line from Saint-Nazaire to Le Croisic, then the Grand Hôtel de l'Océan and its casino opened in 1882. By 1886 the resort was already welcoming nearly 4 000 summer visitors. Around 1880 Charles Mercier bought some twenty hectares by the sea to lay out a seaside quarter he named Sainte-Marguerite, after his daughter. Thirty-five hectares of salt marsh were filled in in 1899.

That history explains the shape of the town: strips parallel to the shore, with a front of villas on the sea side and a denser fabric behind the railway. Horse racing there is long-standing, the first races being run on the plage des Libraires as early as 1866. A racing society was founded in 1906 by Count Léopold de Moulins de Rochefort, and the racecourse held its first meetings in 1907 on former salt marshes. The permanent stands were built between 1961 and 1964, and floodlighting installed in 1974. The present marina came into service in 1979. The municipality today has 12 800 inhabitants.

Who buys in Pornichet

Pornichet has 12 800 inhabitants, but its housing stock tells of a double life. According to INSEE, the French national statistics office, out of about 13 400 dwellings, 49,6 % are main residences and 47,2 % second or occasional homes, with only 3,2 % vacancy. The split between apartments (54,0 %) and houses (45,6 %) is almost balanced, which sets Pornichet apart from resorts where flats dominate heavily. Among main residences, 66,8 % of households are owner-occupiers. Buyers are therefore split between families and working people employed in the Saint-Nazaire area, retirees who come to settle year-round, and second-home purchasers from Nantes, Rennes or the Paris region.

Frequently asked questions

The average price recorded in Pornichet is 6 051 €/m². That average is calculated on sales actually registered with notaries and published in the DVF database, not on prices advertised by agencies. A given home can depart from it sharply depending on the view, the floor level, the distance to the beach and the general condition. Our online valuation refines that benchmark from the features of your property.

The seafront, from the boulevard des Océanides to the Bonne Source beach, concentrates the strongest demand thanks to the view over the bay. Sainte-Marguerite, the quarter laid out around 1880 at the boundary with La Baule, remains the area of seaside villas and large wooded plots. Around the marina, the supply is more recent and mostly in blocks. The station and Mazy districts, set back, offer larger floor areas at a lower price level.

Pornichet station, opened in 1879, is served year-round by regional trains on the Nantes to Le Croisic line via Saint-Nazaire, with extra services in season. Saint-Nazaire is some ten kilometres away and Nantes less than an hour by train. The municipality belongs to the Saint-Nazaire urban community, whose bus network links La Baule, Pornichet and Saint-Nazaire. Nantes Atlantique airport is about 70 kilometres away by road.

The council tax has been abolished on main residences but is still due on second homes, which account for 47,2 % of the Pornichet stock according to INSEE. To this is added the property tax, whose rates are voted each year by the municipality and the department. Municipalities classified as tight housing market areas may increase the council tax on second homes: check the situation in force with the town hall or the tax office before buying.

Both markets genuinely coexist here, with 54,0 % apartments and 45,6 % houses according to INSEE. Apartments are concentrated on the seafront, around the harbour and in the developments of the 1970s and 1980s; turnover there is steady and floor areas often modest. Houses range from the older seaside villa of Sainte-Marguerite to the detached home of the districts set back, with very marked price gaps depending on closeness to the beach and the size of the plot.
