The 2026 figures· Indicative data
2 217€/m²

The average price of apartments in Royat stands at around 2 217 €/m², based on DVF sales actually completed before notaries. Backing onto Clermont-Ferrand, only three kilometres from the centre, the municipality combines the advantages of a residential suburb with the character of a former spa town. Its housing stock mixes Second Empire buildings and villas inherited from the spa boom, more recent developments on the hillsides and apartments in the centre near the thermal baths. Demand comes mainly from working households and families of the Clermont-Ferrand conurbation, drawn by the green setting at the foot of the Chaîne des Puys and by the immediate proximity of the city. Storey, orientation, the view over the volcanoes, the presence of outdoor space and the condition of the property make values vary sharply from one district to another.

Market trends and analysis for Royat

The Royat market benefits from being part of the Clermont-Ferrand conurbation. Apartment sales follow one another at a steady pace in the DVF data, driven by demand from working households and families drawn by the setting at the foot of the Chaîne des Puys and by proximity to the city. Building land is constrained by the terrain of the hillsides and the gorges of the Tiretaine, which concentrates activity on resales and adds value to locations with a view and outdoor space.

Several factors support the price level. Its status as a sought-after residential suburb, the spa heritage, the listed volcanic setting and the momentum of the Clermont area sustain solid demand. Conversely, the sensitivity of the market to interest rates and to household borrowing capacity, along with the age of part of the spa-era building stock awaiting renovation, may temper the rise in values for the less well-located properties.

The history of Royat

The site of Royat has been occupied and visited for its waters since antiquity: Gallo-Roman remains attest to the use of the springs for bathing from the early days of the Roman Empire. In the Middle Ages, the town took shape around its fortified church, built in the gorges of the Tiretaine, a witness to the early history of the municipality before the spa era.

Its modern rise dates from the nineteenth century. The discovery of the Grande Source in 1844 launched the development of the Royat-Chamalières spa, and the visit of Napoleon III and the Empress Eugénie in 1862 gave it fresh impetus. The municipality then equipped itself with thermal establishments, hotels and villas in the Second Empire style, making the most of its carbonated waters, recognised for treating rheumatological and cardiovascular conditions.

In the twentieth century, spa activity held on while giving ground to a residential role. Set on the immediate outskirts of Clermont-Ferrand, at the foot of the Chaîne des Puys inscribed on the UNESCO World Heritage list, Royat became a sought-after municipality of the conurbation, where spa heritage sits alongside districts of detached houses. The spa and the volcanic setting continue to attract patients and visitors, while the property market follows the dynamics of the neighbouring city.

Who buys in Royat

Royat has around 4 479 inhabitants and plays the role of a sought-after residential municipality within the Clermont-Ferrand conurbation. The market is aimed first at working households and families employed in the city who favour the green setting of the municipality at the foot of the Chaîne des Puys, three kilometres from the centre. To these are added retired residents and spa patients attached to the thermal atmosphere, along with a few second-home buyers won over by the Second Empire heritage. Demand splits between apartments in the centre, close to the baths, and houses or dwellings with a view over the hillsides and the volcanoes.

Frequently asked questions

The average price of apartments in Royat is 2 217 €/m², based on DVF transactions completed before notaries. That average covers gaps depending on storey, orientation, the view over the volcanoes, the presence of outdoor space and the condition of the property. A renovated apartment in a Second Empire villa and an older dwelling awaiting refurbishment do not trade at the same level.

Royat sits at a level close to that of Clermont-Ferrand, slightly above, which reflects its status as a prized residential suburb at the foot of the Chaîne des Puys. The green setting, the immediate proximity of the city and the spa heritage support demand. The gaps with the city come mainly from the quality of the location and the view.

The municipality lies three kilometres west of Clermont-Ferrand, of which it forms a close suburb. It is connected to the centre by the public transport network of the Clermont conurbation, with a direct and regular service. Clermont-Ferrand station, the main one in the area, provides rail links to Paris and the rest of the region.

Above all by the conurbation. While the spa and the volcanic setting feed a share of second homes and a clientele of spa patients, underlying demand comes from the working households and families of the Clermont area who are looking for the quality of life in Royat close to the city. The market therefore largely follows the residential dynamics of Clermont-Ferrand.

The benchmark price of 2 217 €/m² concerns apartments, which are numerous in the centre and in the former spa villas. Houses, on the hillsides, are aimed at buyers looking for floor area, outdoor space and a view over the volcanoes, and trade according to their location. The choice depends mainly on budget and use, main residence or a base close to Clermont-Ferrand.
