The 2026 figures· Indicative data
4 097€/m²

The average apartment price in Saint-Brevin-les-Pins stands at 4 097 €/m², based on DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). This seaside resort of the Côte de Jade has a contrasted stock: seafront developments and small blocks at Saint-Brevin-l'Océan, villas and houses scattered under the pine wood planted in the nineteenth century to fix the dunes, and more residential areas set back from the seafront. The distance to the beach, the view, the aspect and the presence of a garden make the value of a property vary sharply. A substantial share of the stock consists of second homes, which weighs on price levels and on the pace of sales. The figures come from the DVF database, which records the sales signed before notaries: they give a municipal benchmark, to be refined property by property.

Market trends and analysis for Saint-Brevin-les-Pins

The Saint-Brevin-les-Pins market rests on its dual nature as a seaside resort and as a municipality within the sphere of Saint-Nazaire and Nantes. Second-home demand, driven by buyers from Nantes and the Paris region, remains strong on the seafront and in the districts close to the beach, while the bridge and the coast road attract working people and retirees who settle year-round. That combination sustains a more liquid market than in many small coastal municipalities, with brisk turnover of holiday properties.

New supply remains constrained by the coastal character of the municipality and by the Coastal Act, which limits development near the shore. The land available is concentrated back from the sea, which maintains a clear premium for properties close to the beach and with a view. Energy performance weighs more and more in negotiations, particularly on older seaside developments and villas under the pine wood. For a seller, the distance to the beach, the quality of the aspect and the energy rating have become decisive criteria.

The history of Saint-Brevin-les-Pins

Long limited to a few hamlets of fishermen and farmers on the edge of the estuary, the municipality owes its present face to the fixing of the dunes. During the nineteenth century the planting of maritime pines stabilised the sandy coastline and gave rise to the forest that earns the town its name of Saint-Brevin-les-Pins. It was in that setting that, in the late nineteenth and early twentieth centuries, a seaside resort of villas and chalets developed, extended southwards by the Saint-Brevin-l'Océan quarter.

The Loire estuary long separated the municipality from Saint-Nazaire, reached by ferry. The Saint-Nazaire-Saint-Brevin bridge, opened in 1975, ended that isolation: about 3 356 metres long, it spans the river in a single curve and links the south bank to the Saint-Nazaire urban area. Free of tolls since 1994, it has brought Saint-Brevin closer to the employment areas of Saint-Nazaire and Nantes. At its foot, at Mindin, stands the fort built to watch over the entrance to the estuary.

In 2012 the municipality received a work that has become a national landmark. The Serpent d'Océan, an aluminium sculpture by the artist Huang Yong Ping, was unveiled on 20 June 2012 at the point of Nez-de-Chien, at Mindin. One hundred and thirty metres long, this skeleton of an imaginary serpent is revealed and covered again by every tide, its spine echoing the curve of the nearby Saint-Nazaire bridge. Part of the Estuaire art trail between Nantes and Saint-Nazaire, the work draws many visitors onto the foreshore.

Who buys in Saint-Brevin-les-Pins

Saint-Brevin-les-Pins has 14 541 inhabitants. The housing stock combines seafront developments and small blocks with a fabric of villas and houses scattered under the pine wood. The municipality is marked by a high proportion of second homes, typical of the Atlantic coast resorts, so that the population actually present varies sharply between winter and the summer season. Buyers are split between second-home purchasers, often from Nantes or the Paris region, retirees who come to settle year-round, and working people employed in Saint-Nazaire, seven kilometres away over the bridge, or in the Nantes metropolitan area. Properties close to the beach and to the centre of Saint-Brevin-l'Océan remain the most sought after.

Frequently asked questions

The average apartment price in Saint-Brevin-les-Pins is 4 097 €/m², based on DVF transactions actually completed before notaries. That municipal average covers marked gaps depending on the distance to the beach, the view, the aspect and the condition of the property. A seafront apartment and a dwelling set back do not trade at the same level. For a reliable valuation, you have to rely on comparable sales rather than on the town average alone.

The municipality is organised into several wholes. Saint-Brevin-l'Océan, to the south, concentrates the seafront, the shops and part of the seaside developments. The Pins and Ermitage sector mixes villas and houses under the forest. Mindin, to the north, lies at the foot of the Saint-Nazaire bridge and holds the fort and the Serpent d'Océan. Closeness to the beach and position relative to the centre clearly set these districts apart in terms of price.

The Saint-Nazaire-Saint-Brevin bridge, free of tolls since 1994, links the municipality to Saint-Nazaire within a few kilometres, by the coast road that runs along the Côte de Jade. Nantes is then reached by the expressway up the south bank of the estuary, in about fifty minutes. That dual accessibility, towards employment in Saint-Nazaire and the Nantes metropolitan area, explains part of the year-round residential demand, beyond second-home buyers alone.

The market mixes the two segments. Apartments, whose average price comes out at 4 097 €/m², dominate the seafront and the seaside developments. Houses and villas are spread under the pine wood and in the residential areas, with sought-after plots but limited coastal land. The price of a house depends heavily on its condition, its plot, its closeness to the beach and its energy rating, rather than on the municipal average.

Yes, in several ways. The municipality is a seaside resort subject to the Coastal Act, which frames development near the shore and limits new supply on the seafront. The shoreline is also monitored, as across the whole Côte de Jade, which can affect certain sectors close to the dunes. These constraints should be checked with the town hall and in the planning documents before any project, particularly for the properties closest to the sea.
