The 2026 figures· Indicative data
4 281€/m²

The average price recorded in Saint-Georges-de-Didonne stands at 4 281 €/m². The municipality, immediate neighbour of Royan at the mouth of the Gironde, combines a seafront facing its large bay, a shopping town centre and wide districts of detached houses set back from the shore. Its stock mixes seafront apartments, often of medium size, with detached houses, numerous in a resort where the individual home remains very present. Properties with a view over the estuary and close to the beach pull part of the transactions upwards, while dwellings further from the shore remain more affordable. The figures come from the DVF database, which records the transactions actually registered with notaries, not the prices displayed in agency windows. It is a municipal average, to be refined according to the sector, the view and the condition of the property.

Market trends and analysis for Saint-Georges-de-Didonne

The Saint-Georges-de-Didonne market is driven by tourism and by retired people settling in, as an extension of the Royan conurbation. The municipality sees the population present rise sharply in season, which supports demand for second homes and furnished tourist lets. Buyers come first of all from Bordeaux, around a hundred kilometres away, and from inland Charente. The immediate proximity of Royan, its station and its facilities adds to the appeal of a municipality that benefits from the services of an urban hub while keeping its seaside identity.

Supply, for its part, remains limited. The loi Littoral, France's coastal planning act, governs development, the municipality is already largely built up and free plots close to the bay are rare: new schemes are mostly renewals on land already built on. The question of the coastline and of coastal hazards weighs on the most exposed sectors. The strong presence of detached houses nonetheless sets Saint-Georges-de-Didonne apart from other, more vertical resorts, and offers families a more varied stock than on the neighbouring seafronts.

The history of Saint-Georges-de-Didonne

Saint-Georges-de-Didonne stretches along the right bank of the Gironde estuary, immediately south of Royan. Long a village of fishermen and winegrowers, the municipality was transformed at the dawn of the twentieth century by the rise of seaside tourism spreading across the whole côte de Beauté. The large sandy bay, sheltered between two rocky points, became the main beach of the resort and drew the development of the town towards the shore.

On the Vallières cliff, one of the two headlands framing the bay, stands the Vallières lighthouse, built from 1898 to 1902. This square limestone tower, around 36 metres high and set on a granite base, overlooked the harbour and the estuary. The Gironde estuary, reputedly dangerous for shipping, had justified from 1860 onwards the installation of markers along the coast: the alignment of the lighthouse with those of Suzac and Le Verdon guided pilots towards the channel while avoiding the sandbanks. Extinguished on 28 June 1969, having become useless to navigation, the lighthouse has been open to visitors since 1985 and municipal property since 2005.

To the south of the municipality, the pointe de Suzac closes the bay and continues the coastline towards the estuary, in a landscape of wooded cliffs and beaches. That sector, marked by the remains of fortifications, keeps a wilder character than the seaside centre. Saint-Georges-de-Didonne thus divides its territory between an urban, tourist frontage around the bay and the town centre, and natural estuary spaces preserved from development.

Who buys in Saint-Georges-de-Didonne

Saint-Georges-de-Didonne has 5 092 year-round inhabitants, in a municipality that lives both on its resident population and on heavy seasonal visitor numbers. The stock is marked by a large share of detached houses, in the districts set back from the shore, alongside seafront and town-centre apartments. Buyers fall into three profiles. Retired people who settle year-round, the municipality attracting a rather older population, like the whole côte de Beauté. Families from Bordeaux, Saintes or inland Charente looking for a second home less than two hours away. And investors geared to seasonal letting, above all on small units close to the beach.

Frequently asked questions

The average price recorded is 4 281 €/m², calculated from the sales registered with notaries and published in the DVF database. It is a municipal average, all properties combined: an apartment with a view over the estuary or close to the bay sits above it, while a house or a dwelling set back from the shore often trades below. The view, the distance to the beach and the general condition make the price vary appreciably. A valuation based on comparable properties in the same sector remains the best benchmark.

The seafront and the large bay concentrate the strongest demand, with apartments opening onto the estuary. The town centre, around its shops and its market, remains much sought after for its year-round life. To the south, the pointe de Suzac offers a more natural setting, between wooded cliffs and beaches. The districts of detached houses set back from the shore offer homes at more measured price levels, appreciated by families.

The two markets coexist, which sets the municipality apart from many resorts where apartments dominate. Detached houses are very present, notably in the residential districts, which leaves a real choice for buyers. Apartments are concentrated on the seafront and in the centre, with often medium floor areas and service charges to be checked. The choice depends on the use, main residence, second home or rental investment.

The residence tax has been abolished on main residences, but it is still due on second homes, which are numerous in this resort of the côte de Beauté. To it is added the taxe foncière, the local property tax whose municipal rate is voted each year. Tourist municipalities classified as high-pressure housing zones may increase the residence tax on second homes: it is wise to check the situation in force with the town hall or the public finance office before buying.

Yes. The loi Littoral governs the extension of development in the municipality, and the sectors close to the shore, notably around the pointe de Suzac and the cliffs, may be exposed to coastal hazards and to erosion. A statement of risks must be attached to every sale and deserves careful reading depending on the location of the property. Check with the planning department on the applicable rules before buying or starting work.
