Market trends and analysis for Saint-Jean-de-Bournay

The Saint-Jean-de-Bournay market is driven by its position as a main town between Lyon, Vienne and La Verpillière: the search for a rural setting with space, at a reasonable distance from the Lyon conurbation, supports demand for family houses. The annual volume of transactions remains moderate, which makes each sale sensitive to the specific characteristics of the property, condition, location and proximity to the main roads, more than to any single market trend.

In the longer term, the price trajectory depends on two factors. On the one hand, residential pressure from the Lyon conurbation and the relative scarcity of supply in a territory that is still rural support values. On the other, energy performance is becoming decisive: well-insulated properties gain value, while energy-inefficient properties sell at a discount. The dynamism of the Lyon area remains the underlying driver of demand in the municipalities of northern Isère such as Saint-Jean-de-Bournay.

The history of Saint-Jean-de-Bournay

Saint-Jean-de-Bournay lies at the heart of the Terres froides, a plateau of clay hills in northern Isère with a cool climate, between Lyon and Vienne. The site has been occupied since Antiquity, and the town was granted its charter of freedoms by the Count of Savoy in 1292, an act that marked the start of its medieval growth.

In the 15th and 16th centuries, the municipality experienced notable economic and industrial growth thanks to the making of sailcloth for the Navy and the weaving of hemp. This activity shaped local identity so strongly that, from the Revolution until 1801, the municipality bore the revolutionary name of Toile-à-voile. The Montjoux pond then supplied water power to many textile mills, tanneries and cloth works set up along the canal.

In 1870, the Grenoble mining engineer Scipion Gras named Saint-Jean-de-Bournay the capital of the Terres froides. Today, the municipality remains the main town of the area, with a weekly market on Monday mornings on Place du Marché, and is part of the Bièvre Isère inter-municipal authority. Its position about twenty kilometres south-east of Vienne and south-west of Bourgoin-Jallieu makes it a crossing point between the Bièvre plain and the Lyon conurbation.

Who buys in Saint-Jean-de-Bournay

The housing stock remains dominated by detached houses, often with land, with the supply of apartments concentrated in the town centre and its immediate surroundings. Its position between the Bièvre plain and the Terres froides, at a reasonable distance from the Lyon conurbation, supports steady demand for this type of rural and suburban municipality.

Frequently asked questions

The benchmark price in Saint-Jean-de-Bournay stands at 2 392 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: depending on floor area, condition and location, a house with land or an older apartment in the town centre may differ appreciably from this base.

The town centre gathers shops, schools and the weekly market, appreciated for its community life. Around it, hamlets and housing estates offer houses with gardens, sought by families for space and quiet. Properties close to the roads towards Lyon, Vienne and La Verpillière remain among the most in demand in the area.

The municipality lies about twenty kilometres south-east of Vienne and south-west of Bourgoin-Jallieu, in northern Isère. It benefits from a road network linking it to Lyon, Vienne and La Verpillière, which explains the appeal of the area to working people employed in the Lyon conurbation who are looking for a more rural setting.

The local market is above all a market for detached houses, often with land, suited to family life in this rural setting of the Terres froides. The supply of apartments remains concentrated in the town centre, useful for a first purchase or a more limited budget. For a buyer, the choice depends mainly on the need for space and the available budget.

The territory remains marked by the rolling terrain and ponds of the Terres froides, which limits building rights on some plots. As the main town of the area, the municipality sees steady demand that can tighten the market for the most sought-after properties. Before any project, it is useful to consult the PLU, the local urban development plan, at the town hall to check whether a plot can be built on and which rules apply.
