The 2026 figures· Indicative data
6 915€/m²

The average price recorded in Saint-Martin-de-Ré stands at 6 915 €/m². That average brings together a tight stock, between fishermen's houses in the old centre, inside the walls, and apartments spread across the more recent districts around the harbour. The gaps around that figure come mainly from the type of property, the floor area, the condition, the presence of a garden or a terrace, and the location: a dwelling inside the fortified enclosure or with a view over the harbour sells clearly above a property on the edge of the municipality. The very high weight of second homes on the île de Ré keeps lasting pressure on the supply available to buy. These figures come from the DVF database, the French record of sales actually signed before notaries, and give a municipal benchmark to be refined property by property.

Market trends and analysis for Saint-Martin-de-Ré

The Saint-Martin-de-Ré market rests above all on second-home demand, which accounts for more than half of the municipality's housing stock. Buyers come mostly from other French regions, drawn by the fortified heritage, the marina and the setting of the île de Ré. That outside demand, little sensitive to regional economic cycles, keeps constant pressure on prices, in a market where supply remains structurally limited by the narrowness of the municipal territory and the heritage constraints of the old centre.

Supply is tightened by the Unesco listing of the fortifications and by the planning rules that govern any intervention inside the walled perimeter, which sharply limits the creation of new dwellings. Buyers weigh the charm of an old fishermen's house, often needing renovation, against a more recent apartment on the edge of the fortified core. The scarcity of available properties, combined with the tourist appeal of the island, explains why Saint-Martin-de-Ré sits lastingly among the most expensive markets in the Charente-Maritime.

The history of Saint-Martin-de-Ré

Saint-Martin-de-Ré owes its name to its parish church dedicated to Saint Martin, a figure of the christianisation of western France. The town grew around an abbey founded in 737, under the name of Notre-Dame, which shaped the occupation of the site in the following centuries. Its attachment to the kingdom of France came in two stages: under Louis VII in 1224, then definitively under Charles VII in 1457. That position on the Atlantic front, at the gates of La Rochelle, very early gave the town a strategic role in the maritime defence of the kingdom, facing English threats and then, in the sixteenth century, the context of the Wars of Religion that pitted the nearby Protestant town of La Rochelle against the crown.

The built heritage of Saint-Martin-de-Ré bears the mark of the great fortification works. A first citadel was built under Louis XIII, from 1627, by the engineer d'Argencourt, with the fort de la Prée as a complement. Vauban took up and completed these plans from 1674, and the present ramparts were built under Louis XIV between 1681 and 1691: fourteen kilometres of star-shaped walls, designed to shelter the whole population of the island in case of attack. These fortifications have been listed as Unesco World Heritage since 2008, within the network of major Vauban sites. The church of Saint-Martin, the tallest building in the town, was destroyed several times during the Wars of Religion; its present bell tower, in neoclassical style, dates from an eighteenth-century rebuilding.

The main town of the île de Ré canton, Saint-Martin-de-Ré also had a striking penal history: from 1873 to 1938, the citadel served as the gathering point for convicts before their departure from the harbour to the penal colonies of French Guiana and then New Caledonia, at a rate of two to four convoys a year. Captain Alfred Dreyfus, Guillaume Seznec and Henri Charrière, known as Papillon, were held there before their transfer. The citadel still houses a prison today. Linked to the mainland by the île de Ré bridge since 1988, the municipality has become a sought-after tourist and residential destination, marked by a tight property market and a very high share of second homes, a feature of the whole island.

Who buys in Saint-Martin-de-Ré

Saint-Martin-de-Ré has 2 355 inhabitants according to INSEE, the French national statistics office. The municipality's housing stock is marked by a share of second homes above half the total, far higher than the Charente-Maritime average, while main residences hold a minority position. That profile strongly shapes demand: buyers are mostly well-off households, often retired or working in other regions, who buy a second home or a seasonal rental investment rather than a main residence. Year-round residents, often long-standing owners or people working on the island or in La Rochelle, remain a minority against that outside demand. Small units and the character houses of the old centre, sought after for seasonal letting, particularly attract investors.

Frequently asked questions

The average price recorded in Saint-Martin-de-Ré stands at 6 915 €/m², based on sales registered by notaries and published in the DVF database. That figure brings together very varied properties, between fishermen's houses inside the walls and more recent apartments. The type of property, the floor area, the condition, the position relative to the ramparts and the harbour, and the scarcity of supply explain most of the gaps around that average. For a reliable valuation, it is better to rely on sales of comparable properties than on the municipal average alone.

Saint-Martin-de-Ré is linked to the mainland by the île de Ré bridge, opened in 1988, which reaches Rivedoux-Plage and then La Rochelle, some twenty kilometres away. Crossing the bridge is subject to a toll, raised in summer to limit the flow of vehicles onto the island. The historic centre, tightly held inside the ramparts, restricts car traffic and favours walking and cycling, both very present on the island. That access constraint weighs on prices in both directions: it protects the setting but raises the logistics cost of any renovation project.

Saint-Martin-de-Ré stands out for its fortified harbour, its Vauban ramparts listed as Unesco World Heritage and its lanes lined with houses with coloured shutters. The town lives to the rhythm of the marina and the shops packed inside the walled perimeter, with strong activity in the tourist season and a markedly quieter pace out of season. The heritage setting imposes strict planning rules, which preserve the architectural unity but limit the scope for extension or added storeys. That setting attracts buyers seeking authenticity and heritage rather than large spaces.

The old centre of Saint-Martin-de-Ré is dominated by terraced fishermen's houses, often small in floor area, while apartments are found more in the districts built on the edge of the fortified core. Buying a house inside the walls matches the most sought-after profile, with strong heritage character but often limited interior space. Apartments, more accessible in floor area and in budget, suit second-home or seasonal rental investment projects. Your choice will depend above all on the intended use of the property and on the available budget, on one of the tightest markets in the Charente-Maritime.

The most sought-after area remains the centre inside the walls, around the harbour and the church of Saint-Martin, where the old building stock and the Unesco listing pull prices up. The districts outside the ramparts, towards the road to the other villages of the island, offer more recent properties and generally larger floor areas. The immediate closeness of the marina and the view over the ramparts remain decisive criteria in the price gap between two addresses that are nonetheless neighbours. Each area deserves to be examined according to your project, between heritage charm and practicality.
