Market trends and analysis for Saintes

The Saintes market is that of a mid-sized inland town of the Charente, more relaxed than the coast of Charente-Maritime. Price levels, well below those of Royan or La Rochelle, attract families and first-time buyers from the local living area, but also households from more expensive coastal areas looking for more floor area. The important place of the detached house and a recognised heritage setting shape steady demand, without the speculative pressure of the seaside municipalities.

Supply rests on a stock where houses dominate, complemented by town-centre apartments and more recent developments. In the older stock, plentiful in the historic heart, energy performance weighs more and more in negotiations, while the estate homes of the slopes and the outskirts remain sought after for their gardens. The good rail links of the town and its role as an administrative and service centre sustain underlying demand, with marked price gaps by area and by type of property.

The history of Saintes

Saintes was, under the name Mediolanum Santonum, one of the great cities of Roman Aquitaine, capital of the Gaulish Santones who gave their name to the Saintonge. The town keeps two major witnesses of that era: the arch of Germanicus, raised in the 1st century and today standing on the bank of the Charente, and the Gallo-Roman amphitheatre, one of the oldest in the Roman world, whose tiers are set into a small valley west of the town. This ancient past makes Saintes a recognised landmark of the Roman heritage of western France.

In the Middle Ages, Saintes established itself as a major religious town. The Abbaye aux Dames, founded in the 11th century, and the Saint-Eutrope basilica, whose vast crypt received pilgrims, bear witness to the Romanesque art of the Saintonge. A stage on the pilgrim routes to Santiago de Compostela, the basilica is inscribed on that basis on the UNESCO World Heritage list. The Saint-Pierre cathedral, reworked after the Wars of Religion, overlooks the left bank. The Charente, crossed by a bridge, long shaped the life and trade of the town.

In the Renaissance, the ceramicist Bernard Palissy worked in Saintes before gaining national renown. In the 19th and 20th centuries, the town became a major railway hub, with workshops that employed a large workforce and linked Saintes to La Rochelle, Royan, Bordeaux and Angoulême. A sub-prefecture of Charente-Maritime and holder of the Ville d'art et d'histoire heritage label, Saintes hosts each summer a renowned early music festival, held notably in the setting of the Abbaye aux Dames.

Who buys in Saintes

According to INSEE, the French national statistics institute, Saintes has 25 363 inhabitants. The housing stock gives a large place to the detached house, with many estate homes in the residential districts and on the slopes, while apartments are concentrated rather in the historic centre and around the station. Main residences clearly dominate the market, the municipality not having the tourist role of the nearby coast. Buyers are mainly families, first-time buyers and households from the local living area, joined by people leaving more expensive coastal areas to find, in Saintes, more floor area for the same budget.

Frequently asked questions

The average price recorded is 2 301 €/m², calculated from sales registered with notaries and published in the DVF database. It is a municipality-wide average, which mixes the apartment in the old centre with the more recent home. The condition of a property, the floor, the presence of outdoor space or parking and the energy assessment explain most of the differences. As this is a town where houses are common, a serious valuation rests on comparable sales of the same type of property rather than on the average alone.

The town reads first of all through the Charente, which separates the left bank, home to the historic centre, the cathedral and the Saint-Eutrope basilica, from the right bank, around the Abbaye aux Dames and more residential districts. The slopes and the outlying estates offer mainly houses with gardens, while the centre and the area around the station concentrate apartments. These areas answer different needs and each is valued according to its own character.

Saintes is a historic railway hub, with links to La Rochelle, Royan, Angoulême and Bordeaux, which makes it a central crossing point in Charente-Maritime. The town is also linked to the regional road network and lies some thirty kilometres from the coast at Royan. This accessibility, by rail as by road, adds to the appeal of the municipality for households who work or travel within the local living area.

Saintes is above all a town of detached houses, very present in the residential districts and on the slopes. An apartment market exists, mainly in the historic centre and near the station, but the house with a garden remains the product most sought after by families. The choice depends on budget, on way of life and on the closeness wanted to the centre. Price levels vary sharply by type of property, which makes a valuation suited to each category useful.

The rich Roman and Romanesque heritage of Saintes, its Ville d'art et d'histoire label and its setting on the banks of the Charente add to the appeal of the municipality, particularly for an old centre that is well liked. This heritage character supports demand in certain areas, while sometimes imposing renovation constraints on older buildings. For a seller, location, the condition of the property and its energy performance remain the main levers of value.
