The 2026 figures· Indicative data
2 339€/m²

The average price recorded in Saleilles stands at 2 339 €/m². This average covers a housing stock made up overwhelmingly of detached houses: according to INSEE, the French statistics institute, the municipality consists mainly of single-family homes, occupied as main residences by owner-occupier families, with apartments largely confined to new developments built over the last twenty years. Second homes account for only about 4 % of the stock and vacancy remains low, at around 3 %. The average rests on a modest sample, in the order of 28 sales recorded over 2024 and 2025, so it should be read as an order of magnitude rather than a fixed rate. The figures come from DVF data, the French notarised sales database, which lists the transactions actually registered with notaries.

Market trends and analysis for Saleilles

The Saleilles market is driven first by demographics. The municipality builds steadily, with around sixty new homes a year on average over the last decade, but family demand remains strong and vacancy low. This imbalance between controlled new supply and a continuous flow of newcomers explains the firmness of values, in a municipality where most transactions involve estate houses rather than apartment blocks.

Two factors frame the coming years. On the one hand, the immediate proximity of Perpignan and quick access to the coast maintain residential appeal and a base of buyers purchasing their home. On the other, buildable land in the plain is becoming scarce and regulations restrict urban sprawl, which gradually shifts demand towards older properties and existing housing estates. As everywhere, the energy performance of houses from the 1980s and 1990s is becoming a negotiating criterion in its own right.

average €/m²

A residential plain municipality focused on the family house, Saleilles is best read between two market logics: the nearby town of Perpignan and the seaside resorts of the Roussillon coast. It sits well below the seafront municipalities, driven by second homes, while remaining above the urban core of Perpignan.

The history of Saleilles

The name of Saleilles and its chapel appear early in the records: the church of Saint-Étienne is mentioned as early as the 10th century, destroyed during a raid in 985, then rebuilt in the 11th century. The current Romanesque building, listed as a historic monument, was largely rebuilt in the 12th century. Unusually, the village later built a new church without demolishing the old one, which remains at the heart of the village. Until the middle of the 20th century, Saleilles lived off the land of the Roussillon plain, between vineyards, apricot and peach orchards and market gardening.

The municipality changed its face from the 1970s onwards. From 503 inhabitants in 1968, it grew to nearly 3 300 in 1990, then passed 5 000 in the 2010s and now approaches 5 700 residents. This growth is almost entirely due to the arrival of new households in successive housing estates, whose age can still be read in the size of the plots: large plots in the 1980s and 1990s, tighter subdivisions around the turn of the 2000s. Saleilles has thus gone from a farming village to a residential municipality in the Perpignan suburban ring.

Who buys in Saleilles

According to INSEE, Saleilles has around 5 700 inhabitants, with a housing stock made up overwhelmingly of detached houses. Main residences clearly dominate: second homes account for only about 4 % of dwellings and vacancy stands at around 3 %, a low level that reflects a market kept tight by family demand. The buyer profile matches this structure: households buying their home, working people employed in Perpignan or the wider conurbation, and families looking for a house with a garden a few minutes from the town and about ten minutes from the beaches. The municipality attracts permanent residents first, not a holiday clientele.

Frequently asked questions

The average price recorded is 2 339 €/m², calculated from transactions registered by notaries and published in the DVF database. It is a municipal average that brings together very different properties: a 1980s estate house, a recent villa with a garden and a new apartment do not sit at the same level. The available sample, in the order of 28 sales over 2024 and 2025, remains modest: the figure should be taken as a benchmark, not as a fixed rate. The condition of the property, the size of the plot and energy performance explain a large share of the gaps.

The market is overwhelmingly made up of detached houses. According to INSEE, the municipality consists mainly of single-family homes, most often occupied by their owners as main residences. Apartments exist but remain a minority, driven by new developments built over the last twenty years or so. A buyer looking for a house with a garden therefore has a wider choice than an apartment buyer, whose options are concentrated in recent blocks.

The municipality has more than multiplied its population tenfold since the end of the 1960s and continues to attract new households. Its location explains this appeal: Saleilles is a few minutes from Perpignan and its jobs, about ten minutes from the beaches of the Roussillon coast, while keeping a quieter plain setting and houses with land. This demand from permanent residents, backed by low vacancy, keeps the market steady.

Each municipality meets a different demand. Perpignan concentrates an urban stock of apartments and a more varied supply. The neighbouring seaside resorts live off a market of second homes and seafront properties, whose price levels reflect the scarcity of coastal land. Saleilles sits between the two: a residential plain municipality focused on the family house, without the seafront premium but with quick access to the town and the coast.

Our valuation starts from actual sales registered by notaries in the DVF database, then relates them to the features of your property: type of home, living area, plot size, condition, aspect and location within the municipality. In a market the size of Saleilles, where the number of annual sales is limited, this cross-referencing matters more than a raw average. The valuation form gives you a range in a few minutes, to be refined afterwards with a visit.
