Market trends and analysis for Salies-de-Béarn

The Salies-de-Béarn market remains driven by spa activity and tourism. The thermal resort and the heritage of old Salies sustain demand for second homes and holiday houses, notably from retired people and former spa visitors. The population changes little, at around 4 700 inhabitants, with a balance that depends more on the arrival of new households than on births. This demographic stability supports a calm market, without strong pressure, where character properties in the centre stand apart from the homes on the edge of town.

Accessibility also weighs on the market. Salies lies around a dozen kilometres from Orthez, which gives access to the station and to the A64 motorway linking Pau to Bayonne, two employment centres in the region. This position, on the edge of the Béarn and the Basque Country, widens the pool of potential buyers without exposing the municipality to the pressure of the coast. The stock, made up overwhelmingly of houses, steers transactions towards family properties; volumes remain moderate, of the order of twenty sales a year, which makes each unusual property influential on the averages.

The history of Salies-de-Béarn

Salies-de-Béarn owes its existence to its salt springs, ten times more concentrated than sea water. Excavations show occupation from the Bronze Age, around 1500 BC, when the inhabitants extracted salt by evaporating the brine in earthenware vessels. A local legend attributes the discovery of the deposit to a wild boar found covered in salt crystals after a hunt. Around the Bayaà fountain, the inhabitants, known as the beziis, held the right to draw the salt water to make their own salt. This rare resource, prized for preserving food, fixed settlement here and gave the town its nickname of the salt town.

The salt trade was regulated in 1587 by the corporation of the part-prenants of the salt fountain, which brought together the established families and set down its rules in a black book. In 1588, ownership of the spring was recognised as belonging to these part-prenants. This arrangement shaped the old centre: tall, narrow houses, often half-timbered, crowded around the access points to the brine, along the Saleys that runs through the town. The Bayaà quarter, the historic core of the municipality, still bears the mark of this closely regulated salt economy, with its lanes and its facades turned towards the river.

The spa era opened in 1857 with the building of a bathing establishment drawing on one of the saltiest waters in France. In 1891 the Académie nationale de médecine recognised the benefits of these treatments, aimed at rheumatology, gynaecology and childhood development disorders. Spa treatment brought in visitors and turned Salies into a resort town, with hotels and Belle Époque villas. Salt also remains a working product: around 2 000 tonnes are still produced each year, notably for curing Bayonne ham, whose protected name requires the use of Salies salt. This twin vocation, thermal and salt-based, still shapes the town today.

Who buys in Salies-de-Béarn

According to INSEE, the French statistics institute, Salies-de-Béarn has 4 742 inhabitants. Main homes account for 70,8 % of the stock, second homes for 14,2 % and vacant dwellings for around 15 %, a high share linked to the age of the building stock in the centre. The municipality is clearly dominated by the detached house: according to INSEE, 64,4 % of dwellings are houses against 35,6 % apartments. Owner-occupiers make up 63,6 % of households. The market attracts local families, working households from the Orthez area and older buyers, sometimes former spa visitors or retired people won over by the thermal setting, who are looking for a town house or a detached home with a garden.

Frequently asked questions

The median price in Salies-de-Béarn stands at around 1 923 €/m², according to DVF data, the French notarised sales database that records sales registered with notaries. This value applies mainly to houses, which are heavily in the majority in the municipality. It varies with the condition of the property, the closeness of the thermal centre and the presence of a garden. A character house in old Salies and a suburban home on the edge of town do not trade at the same level.

The old centre, around the Bayaà quarter and the Saleys, attracts buyers looking for half-timbered character houses and homes with charm. The suburban districts on the edge of town offer more recent houses with a garden, often sought after by families. The surroundings of the thermal baths hold part of the apartment stock and of the properties used for stays. Each area answers a different use, main home or spa pied-à-terre.

Partly. According to INSEE, second homes account for 14,2 % of dwellings, a share above that of an average rural municipality, linked to the spa activity and to tourism. The resort attracts spa visitors and tourists who sometimes buy a pied-à-terre. Main homes nonetheless remain in the majority, at 70,8 %. The market therefore mixes resident buyers and holiday purchasers drawn by the thermal setting and by the heritage.

Supply is dominated by houses: according to INSEE, 64,4 % of dwellings are houses against 35,6 % apartments. A buyer looking for space and a garden will mainly find town houses or detached homes. Apartments, which are rarer, are concentrated in the centre and near the thermal baths, and suit a tighter budget or use as a holiday base. The choice depends on the intended use and on the upkeep the buyer is willing to take on.

Salies-de-Béarn lies around a dozen kilometres from Orthez, which has a station on the Pau to Bayonne line and access to the A64 motorway. This position, on the edge of the Béarn and the Basque Country, puts the municipality about three quarters of an hour from Pau and from Bayonne alike. The car remains the main means of travel to reach the employment and service centres of the region.
