2 628€/m²

The average price of apartments in Saujon stands at 2 628 €/m², based on the transactions actually registered with notaries in the DVF database, the French record of notarised property sales. That average covers a stock made up above all of detached houses, from the old centre grouped around the church and the station to the housing developments spreading towards the countryside and the Seudre valley. The age of the building, the presence of a garden, proximity to the spa centre and to the station, and the distance to the town centre make values vary appreciably. The market remains more measured than that of the seaside resorts of the nearby Royan coast.

Market trends and analysis for Saujon

The Saujon market is that of a small hinterland town, quieter and steadier than that of the nearby coast. Transaction volumes remain modest, of the order of twenty sales a year in the apartment segment in the DVF data, which makes every average sensitive to the kind of properties traded. The municipality benefits from its position some ten kilometres from Royan: it attracts households priced out of the coast, while keeping quick access to the sea, to the shops and to employment in the Royan area.

Several drivers sustain local activity. The station and the roads towards Royan and Saintes make Saujon a residential base sought after by working households and families. The spa and medical economy, with its clinics and its treatment establishment, provides stable employment and a flow of visitors spread across the year, a rare feature for a municipality of this size. The proximity of the Seudre estuary, of oyster farming and of the beaches of the Royan area adds to its appeal as a place to live. Conversely, the supply of building land remains framed by farmland and by the wetlands of the valley.

The history of Saujon

Saujon is an old settlement of the lower Seudre valley, mentioned as early as the early Middle Ages and long commanded by a fortified castle. A priory was founded there in 1117, endowed with a small church dedicated to Saint Martin, of which four Romanesque capitals survive, regarded as notable pieces of Saintonge sculpture. The present church, Saint-Jean-Baptiste, in a plain style, was built between 1679 and 1683 to plans by the architect Jacques Guérinet. Around 1640, a château replaced the old medieval fortress, but for lack of upkeep it was declared uninhabitable in 1758. The village then lived on farming and river trade, its port on the Seudre linking the hinterland to the oyster-farming basin and to the Atlantic.

The modern history of Saujon begins with spa treatment. In 1860, Doctor Louis Dubois (1811-1895), a physician based in his family home, opened a small establishment with two treatment cubicles, a shower and a bath. From its first year, the establishment devoted itself to treating states of anxiety, a focus it has never left since. Passed down from generation to generation within the same Dubois family, it has become one of the five French spa towns specialising in psychiatry, combining a spa establishment dedicated to nervous conditions with two psychiatric clinics. That singular medical vocation, focused on anxiety, stress, sleep disorders and mild depressive states, has fixed a lasting share of the activity and the population of the municipality.

The railway shaped contemporary Saujon. The Compagnie du chemin de fer de la Seudre was created in 1868, and the line linking Saujon to La Tremblade was completed in 1876, the first train leaving on 25 June that year. The station made Saujon a junction between the network serving Royan and the estuary of the Seudre, the smallest river in France. The built-up area spread around that axis and along the roads towards Royan and Saintes. Since 1984, the Train des Mouettes, a steam tourist train, has run on the twenty-one kilometres of track between Saujon and La Tremblade, keeping the memory of that line alive.

Who buys in Saujon

Saujon has 7 440 inhabitants, according to INSEE, the French statistics institute. Unlike the municipalities of the neighbouring Royan coast, it is a small town lived in year-round: the vast majority of dwellings are main residences, and the stock is dominated by the detached house with a garden rather than by apartments. Owner-occupiers are in the majority. Buyers are chiefly households from the Royan living area looking for a better-connected and more affordable centre than the coast, families drawn by the schools and the station, and a population tied to the spa and medical activity. Demand focuses first on houses close to the centre, the station and the spa.

Frequently asked questions

The average price of apartments in Saujon is 2 628 €/m², based on the DVF transactions actually completed before notaries. That average hides gaps linked to location, the age of the building, the presence of outdoor space and the condition of the home. The Saujon market remains more affordable than that of the seaside resorts of the Royan coast, a few kilometres away, where prices reach clearly higher levels.

The old centre, grouped around the church of Saint-Jean-Baptiste and the covered market, remains the most in demand for its proximity to shops, to the station and to the spa centre. Around it, housing developments have grown towards the countryside and the Seudre valley, with more recent houses and larger plots. Properties close to the station and to the spa benefit from rental and short-stay demand tied to spa patients.

Saujon has a station on the line serving Royan, some ten kilometres away, which places the town a few minutes from the coast and its employment area. The road also links Saintes, in the south-east of the department, to the east. The municipality is the departure point of the Train des Mouettes, a steam tourist train that runs along the estuary of the Seudre to La Tremblade from May to September.

The spa town, specialising in the treatment of anxiety and related disorders, welcomes patients on three-week stays for much of the year. That flow supports demand for furnished lettings and small rental homes, as well as service and healthcare activity that employs locally. For an owner, that regular clientele sets Saujon apart from the purely residential municipalities of the hinterland.

The Saujon market is first of all a market of houses: the stock is overwhelmingly made up of individual homes, from the old centre to the developments on the edges. Apartments, fewer in number, are concentrated near the centre and the station, and the benchmark price of 2 628 €/m² relates to that segment. The choice depends above all on your need for outdoor space and on how close you want to be to shops and transport.
