The 2026 figures· Indicative data
910€/m²

In Sedan, an apartment sells on average for around 910 €/m², a level calculated on sales actually signed before notaries and published in DVF data, the French notarised sales database, rather than on asking prices in listings. The benchmark rests on 115 apartment sales retained for the reference year, a pace of around 110 transactions a year: enough volume to give a solid average at the scale of the town. Flats are concentrated in the old centre, largely rebuilt after the Second World War, and in the apartment blocks of the Lac and Torcy neighbourhoods. Houses sell for markedly more per square metre, around 1 488 €/m² over 110 sales, which is why the page shows both benchmarks.

Market trends and analysis for Sedan

The Sedan market reflects the economic history of a town long driven by textiles and metalworking, two sectors that have lost a large share of their workforce. Demand is now supported by the public services linked to its status as a sub-prefecture, by the remaining industrial base and by its membership of Ardenne Métropole, which brings Sedan closer to the employment hub of Charleville-Mézières. The A34 motorway and the proximity of Belgium widen the pool of working people. The urban renewal programmes of Le Lac and Torcy, as well as flood protection works, are gradually improving the image of some areas.

With around 110 apartment sales a year, the market is active enough for the town-wide average to be reliable, but it remains very sensitive to the quality of properties. Energy-inefficient dwellings, rated F or G on the DPE, suffer a growing discount now that renting them out is being progressively restricted. Conversely, a renovated, well-insulated apartment close to the centre or the station finds a buyer more quickly. For your project, the town average is a starting point, and it is the condition of the property that makes the difference when negotiating.

The history of Sedan

The history of Sedan is bound up with that of the La Marck family, which acquired the lordship in 1424 and built the first core of the fortified castle during the 1430s. Enlarged and strengthened over two centuries, the building now covers around 35 000 m² spread over seven levels, making it one of the largest fortresses in Europe. It was within its walls that Henri de La Tour d'Auvergne, the future Marshal Turenne, was born on 11 September 1611. The principality of Sedan remained independent until 1642, when it was ceded to France following the Cinq-Mars conspiracy.

In the 16th and 17th centuries, the principality welcomed many Protestants and earned the nickname of "Little Geneva". A Protestant academy opened there between 1599 and 1602 and attracted professors from across Europe. Joining the kingdom did not halt this economic momentum: the Dijonval manufactory, founded in 1646, launched a fine wool cloth industry that made the town's reputation until the 19th century. Textiles, then metalworking, went on to structure local employment for more than two centuries.

The name of Sedan also remains attached to two military defeats. On 1 September 1870, Marshal de Mac-Mahon's army was encircled there, and Napoléon III surrendered the following day, bringing about the fall of the Second Empire. In May 1940, Guderian's armoured divisions crossed the Meuse near the town and opened the breakthrough that decided the Battle of France. Partly destroyed, the centre was rebuilt after 1945 under the direction of the architect Jean de Mailly, and the historic core is protected by a conservation area (secteur sauvegardé) created in 1992.

Who buys in Sedan

Sedan has 16 667 inhabitants and serves as a sub-prefecture, the administrative seat of the arrondissement of Sedan. The housing stock mixes old buildings in the centre, post-war reconstruction blocks, apartment complexes in the Lac and Torcy neighbourhoods, and town houses or detached houses on the heights and in the outlying districts. Buyers are mostly households from the Sedan area, often first-time buyers, who find here one of the lowest entry costs in the region. You will also come across landlords drawn by high rental yields, and a few working people employed around Charleville-Mézières or in neighbouring Belgium. Demand remains above all local and sensitive to the condition of the property.

Frequently asked questions

Allow on average 910 €/m² for an apartment in Sedan, according to the notarised sales published in DVF data. This level remains low for the Grand Est region, which makes the town an accessible market for a first purchase. Behind this average, the gaps are clear: a renovated apartment in the centre or with a view over the Meuse sells above it, while a dwelling in need of renovation in an ageing apartment block sells below it.

The historic centre, at the foot of the fortified castle, brings together old buildings and those of the reconstruction, within the conservation area. Le Lac and Torcy contain most of the large housing estates and have benefited from an urban renewal programme. Frénois, along the river, is a more residential neighbourhood but exposed to flooding. The heights and the outlying districts are mainly home to detached houses.

The town is served by the A34 motorway, which links it to Charleville-Mézières and beyond to Reims. By train, the TER regional line linking Sedan to Charleville-Mézières and Reims offers several return trips a day. For Paris-Est, TGV high-speed connections are taken at Charleville-Mézières, around twenty kilometres away. The Belgian border lies a few kilometres to the north, which also makes cross-border work possible.

Per square metre, houses sell for noticeably more, around 1 488 €/m², because they often come with a garden, a garage and a building less affected by ageing co-ownership blocks. The apartment, on the other hand, remains the least expensive option in total budget, especially in the centre. The choice therefore depends above all on your project: a family main residence or a small-budget rental investment. In both cases, the condition of the property and its energy performance count as much as the location.

Sedan is covered by the flood risk prevention plan (PPRI) for the Meuse valley, introduced after the floods of December 1993 and January 1995: check the zoning of the address, particularly in Frénois and near the river. In the historic centre, the conservation area governs work on façades, roofs and joinery, which requires the opinion of the Architectes des Bâtiments de France, the state heritage architects. Also bear in mind the energy performance certificate (DPE), often unfavourable in old or poorly insulated buildings.
