In Seyssinet-Pariset, the average apartment price comes out at 2 251 €/m². Houses and villas, more common higher up, sit at a markedly higher level, around 4 107 €/m², which reflects the scarcity of land and the view over the valley. Market trends and analysis for Seyssinet-Pariset

The Seyssinet-Pariset market relies on its immediate proximity to Grenoble. The municipality attracts households who want to stay within the conurbation while gaining a greener setting, between the Drac and the slopes of the Vercors. In the plain, the tram and shops support demand for apartments, from small units for young working people to family homes. On the hillsides, demand focuses on houses with a view, which are fewer and therefore more contested.

Supply remains constrained by geography: the plain is already largely built up and the hillsides lend themselves poorly to heavy densification. This relative scarcity of houses sustains the price gap with apartments. As everywhere in the Grenoble region, energy performance has become a negotiating criterion, particularly for older apartment buildings and detached houses from the 1960s and 1970s. Proximity to Grenoble and to neighbouring municipalities on the left bank of the Drac places Seyssinet-Pariset in an intermediate band of the conurbation market.

The history of Seyssinet-Pariset

Seyssinet-Pariset was born of an administrative reorganisation in the 1920s. The former municipality of Pariset then grouped several hamlets lying far apart from one another, including Seyssinet in the plain, Pariset on the hillside and Saint-Nizier, higher up the mountain. The distances, the differences in altitude and populations with distinct occupations made administration difficult. The municipal council eventually split the territory: Seyssinet and Pariset joined to form Seyssinet-Pariset, while Saint-Nizier became independent at the end of the 1920s under the name Saint-Nizier-du-Moucherotte.

The name Pariset remains associated with the Tour sans Venin, the ruin of a medieval keep overlooking the hillside and its chapel. The legend, which held that no venomous creature could live there, long made it one of the curiosities of the Dauphiné. The local heritage also includes the église Saint-Pierre, recorded as a parish as early as the Middle Ages, and the château des Combes, built in the seventeenth century on the heights. The bois des Vouillants, a vast natural area on the slopes of the Vercors, extends this setting above the inhabited neighbourhoods.

The municipality long lived from farming and the crops of the plain, regularly threatened by floods of the Drac before the torrent was embanked. Its face changed from the 1960s: the construction of the pont de Catane made crossing the Drac towards Grenoble easier, and the plain was gradually covered with apartment buildings and housing estates. From a farming village, Seyssinet-Pariset became a residential municipality of the Grenoble conurbation, while keeping its hillsides open to the mountains.

Who buys in Seyssinet-Pariset

Seyssinet-Pariset has around 11 739 inhabitants and occupies a pivotal position on the left bank of the Drac, a few minutes from the centre of Grenoble. Its housing stock reads in two parts: the dense plain holds most of the apartment buildings, from small units near the tram to larger family residences; the hillsides, towards the village, Pariset and the Vauban area, host more houses and detached homes, often with a view over the valley. Buyers are mainly households from the Grenoble area looking for a home close to the city without its density, first-time buyers drawn to the apartments of the plain and families aiming for a house on the heights, close to the Vercors.

Frequently asked questions

For an apartment, the average stands at 2 251 €/m², based on sales registered with notaries and published in the DVF database. This is a municipal average, ranging from the older studio in the plain to the recent apartment with a balcony and a mountain view. The address, floor, aspect, year of construction and energy performance explain most of the differences. For a reliable valuation, it is better to rely on comparable sales than on the average alone.

The municipality is organised according to its relief. The plain, along the Drac and served by the tram, concentrates apartment buildings and shops: it is the liveliest and most accessible area. Further up, the historic village, Pariset and the Vauban area offer more detached housing, quieter, with views over the valley and the Vercors. These two settings, urban plain and residential hillside, do not sell at the same level.

The municipality connects with Grenoble via the pont de Catane, which crosses the Drac, and via the A480 urban motorway. For public transport, tram line C links Seyssins and Seyssinet-Pariset to the centre of Grenoble and to Saint-Martin-d'Hères, complemented by several bus lines of the conurbation. A coach service also runs to the Vercors plateau through the municipality. The centre of Grenoble can be reached in about fifteen minutes.

Yes, mainly on the hillsides, towards the village, Pariset and the Vauban area, where detached housing dominates. Houses and villas sell at a higher level than apartments, around 4 107 €/m², with the view over the valley and the scarcity of land playing an important role. Properties there are fewer than in the plain, so the valuation of a house depends heavily on its plot, its aspect and its condition.

Part of the plain remains exposed to the risk linked to the Drac: it is wise to check the risk prevention plan and the natural hazards statement before any purchase, particularly near the torrent. On the hillsides, the slope and access determine some projects. As in the rest of the Grenoble metropolitan area, letting a furnished tourist rental is regulated and requires formalities at the town hall. Taxation of second homes should also be anticipated depending on your project.
