The average recorded price in Theix-Noyalo stands at 3 734 €/m². This average covers a market made up above all of detached houses: according to INSEE, the French statistics institute, more than 83 % of dwellings in the municipality are houses, with apartment buildings remaining a minority. The housing stock is occupied on a long-term basis, with more than 90 % main residences and a share of second homes that is low for an area so close to the coast. The village of Theix, the hamlets and more recent housing estates attached to the Vannes conurbation, and the Noyalo area near the lake do not sell at the same level. The figures come from DVF data, the French notarised sales database, which records transactions actually registered with notaries.

Market trends and analysis for Theix-Noyalo

The Theix-Noyalo market is driven first and foremost by the momentum of the Vannes conurbation. With steady population growth over several decades, the municipality attracts working households looking for a house with land in the immediate vicinity of the town, while keeping a rural setting and access to the Gulf of Morbihan. The development of business parks along the road to the east, including Atlantheix, sustains a local employment area that strengthens residential appeal. This demand from permanent residents, rather than holidaymakers, makes the market relatively stable.

Two factors will shape the coming years. On the one hand, the scarcity of building land, constrained by the large share of farmland and protected natural areas at the entrance to the Rhuys peninsula, limits the supply of plots and new construction. On the other, the energy renovation of the housing stock is becoming a negotiating point, particularly for older detached houses. The proximity of Vannes keeps pressure on the best-located properties, while homes further away or in need of renovation leave more room for negotiation.

The history of Theix-Noyalo

Theix-Noyalo is a new municipality, created on 1 January 2016 from the merger of Theix and Noyalo, two neighbouring municipalities in the Morbihan located east of Vannes. Theix, the larger and more populous of the two, is its administrative centre. The area has been occupied for a very long time: several menhirs and remains of Roman occupation near the former Vannes-Nantes road bear witness to an early presence. In the Middle Ages, the parish came under the temporal fief of the bishop of Vannes and saw some twenty lordships established, including Le Plessis-Josso, whose manor house, built around 1330 and listed as a historic monument, still stands today in the middle of a farming estate.

Noyalo, the smaller of the two, is organised around its lake and estuary, at the head of the Gulf of Morbihan. In 1962, the creation of a reservoir on the Noyalo river, intended to supply the Michelin factory in Vannes, permanently altered the local landscape. The municipality retains a strongly rural character: farming remains an important activity, with several dozen farms and a large share of the territory given over to natural and cultivated land. The immediate proximity of Vannes then made Theix-Noyalo one of the residential municipalities of the conurbation, with steady growth and the development of business parks such as Atlantheix, Saint-Léonard and Landy along the main road to the east.

Who buys in Theix-Noyalo

According to INSEE, Theix-Noyalo has around 8 500 inhabitants and nearly 3 900 dwellings, more than 90 % of which are main residences. Houses account for more than 83 % of the housing stock, owner-occupiers live in around 70 % of main residences and social housing makes up less than 10 %. This is the profile of a residential municipality on the edge of a conurbation: demand comes mainly from households who work in Vannes or its conurbation and are looking for a house with land a few minutes from the town, at the entrance to the Rhuys peninsula. Buyers are mostly families and working people from the Vannes area, first-time or second-time buyers, rather than second-home purchasers, whose share remains low despite the proximity of the gulf.

Frequently asked questions

The average recorded price is 3 734 €/m², calculated from transactions registered by notaries and published in the DVF database. It is a municipal average that combines very different properties: an old house in the village, a recent detached house in a housing estate near Vannes and a more isolated property on the Noyalo side do not belong to the same segment. The condition of the home, the size of the plot and the distance to the centre of Vannes explain a good part of the differences.

The market consists overwhelmingly of houses. According to INSEE, they account for more than 83 % of dwellings in the municipality, with apartment buildings remaining a minority and concentrated near the village. The supply of apartments is therefore limited and there are few points of comparison in this segment. Most transactions involve detached houses with land, which matches the residential and family character of the municipality.

The municipality benefits from its immediate proximity to Vannes, whose conurbation it extends eastwards, and from its location at the entrance to the Rhuys peninsula, on the edge of the Gulf of Morbihan. This position sustains steady demand from households who want a house a few minutes from the town. Its preserved rural character, with a large share of farmland and natural areas, limits the land available and weighs on the prices of properties close to the village and to already built-up areas.

The volume of transactions remains moderate, in keeping with a municipality of around 8 500 inhabitants whose housing stock consists mainly of detached houses. The properties that sell fastest are well-located family houses close to Vannes and to the shops in the village. As in many municipalities on the edge of conurbations, the supply of recent houses is scarcer than demand, which sometimes lengthens the search for buyers.

A municipal average gives an order of magnitude, but it does not replace the analysis of a specific property. Value depends on the living area and the plot, the general condition and energy performance, the location in the village or on the outskirts and the proximity of routes towards Vannes. Our online valuation tool cross-references these criteria with recent sales in the area to give you a range suited to your home.
