In Unieux, the average apartment price stands at 1 243 €/m², based on DVF data, the French notarised sales database, covering transactions actually registered with notaries. This average covers a housing stock shaped by the industrial past of the Ondaine valley, between workers' buildings near the former forges and more recent homes on the heights. The market nevertheless remains dominated by detached houses, which sell at around 2 217 €/m²: suburban houses, village houses and villas with gardens, often facing the Loire gorges and the Grangent lake. The Unieux market remains modest in volume, with around thirty sales a year according to DVF data. It is closely tied to the Saint-Étienne conurbation, of which Unieux is a residential suburban municipality, classified as an intermediate urban centre since 2024. Demand comes mainly from working households in the Ondaine valley and the Saint-Étienne basin, looking for a house at a contained cost. The predominance of detached houses and the relative scarcity of recent apartments structure a market where the supply of suburban houses accounts for most transactions.
Several factors sustain this price level. The immediate proximity of Firminy and Saint-Étienne, the road and rail connections, and above all the setting offered by the Loire gorges and the Grangent lake maintain steady local demand. Conversely, the population decline observed since the industrial peak of the 1970s and the still largely working-class nature of the housing stock keep values at an affordable level, below the more sought-after residential municipalities in the south of the Saint-Étienne conurbation.
Unieux holds an intermediate position in the Ondaine valley and the Saint-Étienne basin. The municipality sits above its immediate neighbour Firminy, one notch below nearby Saint-Étienne, and well behind Roche-la-Molière, a more sought-after residential municipality in the area.
The name Unieux derives from an ancient Gallo-Roman estate, Huniaco, recorded in 1361, formed from a Germanic personal name and the Gaulish suffix -acum. For a long time a hamlet dependent on the parish of Firminy, Unieux separated from it during the Revolution: the village became a municipality in 1794. The inhabitants, who had refused to pay for the repair of the Firminy church, completed their own church in 1830, and the first municipal council met on 18 November 1831. A combined town hall and school was built in 1852. These stages mark the birth of a distinct municipal identity, on the banks of the Ondaine, at the southern edge of the Saint-Étienne basin.
The fate of Unieux was shaped by steel. From the seventeenth century, tilt hammers, forges and nail makers harnessed the power of the Ondaine. In 1829, Jacob Holtzer founded the Unieux forges, specialising in steel, drawing on the river, cheap coal and local metalworking skills. The plant became a major establishment in the valley. The Fraisses-Unieux railway station opened in 1883, and a post office was set up near the Holtzer plant in 1886. After the Second World War, in 1953, the steelworks of Firminy, Unieux, Saint-Chamond and Saint-Étienne merged into the Compagnie des ateliers et forges de la Loire.
Industrial growth shaped the town: the population peaked around 1975, at about 9 092 inhabitants, driven by jobs in the steelworks. Covering 8,58 km² between 421 and 660 metres above sea level, the municipality stretches from the Ondaine valley to the gateway of the Loire gorges, on the shore of the lake formed by the Grangent dam. The Pertuiset bridge, a suspension bridge over the Loire, and the Loire gorges regional nature reserve, which covers around 320 hectares, are among its landmarks. Today, Unieux combines the working-class heritage of the Ondaine with a natural setting facing the river and its gorges.
Unieux has 8 514 inhabitants, according to INSEE, the French statistics institute. A former workers' town of the Ondaine valley, a few minutes from Firminy and Saint-Étienne, the municipality mainly attracts households working in the Saint-Étienne area and looking for a more residential setting, facing the Loire gorges. The housing stock is overwhelmingly occupied as main residences, and owner-occupiers are in the majority: according to INSEE, they account for around 61 % of households, a share that has risen in recent years. Detached houses dominate the market, which appeals to families and first-time buyers looking for a house with a garden at a moderate price by the standards of the Saint-Étienne basin.
The average apartment price in Unieux is 1 243 €/m², based on DVF transactions completed before notaries. Houses, which are in high demand here, sit higher, at around 2 217 €/m². These averages hide significant variations depending on the area, the condition of the property, the presence of a garden and proximity to the Loire gorges or the town centre.
Demand focuses largely on suburban houses and villas with gardens, sought after by families, which supports house prices at around 2 217 €/m². Apartments, at around 1 243 €/m², often from the older workers' housing of the Ondaine valley, offer a more affordable entry point. The gap reflects two quite distinct market segments in the municipality.
The surroundings of the Loire gorges and the Grangent lake, as well as the residential heights, attract buyers looking for peace and views over the river. The town centre and the denser districts near the former forges concentrate part of the apartments. The proximity of Firminy and quick access to Saint-Étienne also weigh in the choice of a property.
Unieux is linked to Firminy and Saint-Bonnet-le-Château by the D3 departmental road, and has the Fraisses-Unieux station on the regional TER line linking Firminy to Saint-Étienne. Four bus lines of the Saint-Étienne network serve the municipality. These connections, combined with the immediate proximity of Firminy and the Saint-Étienne conurbation, put the neighbouring employment areas within quick reach.
The market is aimed mainly at families and first-time buyers working in the Saint-Étienne area who want a house with a garden at a moderate price. Owner-occupiers are in the majority in the municipality, according to INSEE. Apartments suit tighter budgets and investors, while properties facing the Loire gorges appeal to buyers looking for a natural setting.
