The 2026 figures· Indicative data
2 207€/m²

In Valdeblore, the benchmark price stands at 2 207 €/m² for an apartment. That level reflects a mountain market in the Nice hinterland, dominated by village houses and chalets, where small blocks of flats remain rare and supply is limited. These values come from the DVF database, that is the transactions actually registered with notaries, not estimates drawn from listings. They give an order of magnitude: each property still has to be assessed on its condition, its altitude and its orientation, a criterion that weighs heavily at this height.

Market trends and analysis for Valdeblore

The Valdeblore market is driven by steady local demand and by the appeal of the mountain second home. Proximity to the La Colmiane resort and to the Mercantour national park sustains interest in well-located chalets and village houses, while properties needing renovation at altitude change hands more slowly. The low annual volume of transactions makes each sale sensitive to the specific features of the property, its condition, orientation and altitude, rather than to any broad trend.

In the longer term, the path of prices depends on two factors. On one side, the search for a preserved natural setting and the appeal of outdoor activities support demand. On the other, altitude and climate make energy performance decisive: well-insulated properties gain value, energy-hungry dwellings are discounted. The scarcity of building land, across a territory largely classified as natural areas, tends to support the value of existing properties.

The history of Valdeblore

Valdeblore brings together four villages, La Bolline, La Roche, Saint-Dalmas and Mollières, on a balcony between the Tinée and Vésubie valleys, at altitudes ranging from 1 000 to 1 600 metres, at the gates of the Mercantour national park. Saint-Dalmas, a former fortified village set on a slight plateau, keeps a Romanesque church, the church of the Invention-de-la-Sainte-Croix, listed as a historic monument, which holds some of the oldest wall paintings in the department. The history of the municipality followed that of the county of Nice; the hamlet of Mollières, at the heart of the massif, was attached to Valdeblore only in 1947 by the Treaty of Paris.

The local economy long rested on farming and mountain pastoralism, which still shape the high pastures and meadows around the villages. Tourism took over with the resort of La Colmiane, which offers skiing and snowshoeing in winter, then walking and mountain biking in summer. That double season now structures part of the activity and the residential life of the municipality.

Valdeblore is a mid-mountain town offering the local services of a rural administrative centre, in a preserved setting bordered by the Mercantour. The municipality lives year-round, at a pace set by snow cover and by the tourist appeal of the resort. Access from Nice, around an hour by road, places the territory at a distance from the coast while keeping it connected to the Nice catchment area.

Who buys in Valdeblore

According to INSEE, France's national statistics institute, Valdeblore has around 835 inhabitants. The market is aimed first at local households and at second-home buyers drawn by the mountains and by proximity to the La Colmiane resort. The housing stock consists mainly of village houses and chalets, which steers demand towards buying a leisure base or a main residence for people working in the hinterland or in the valley. The share of second homes remains significant, driven by the appeal of the Mercantour and of outdoor activities.

Frequently asked questions

The benchmark price in Valdeblore stands at 2 207 €/m² for an apartment. That figure comes from the DVF database, the sales actually signed before notaries. It is an average: a renovated, well-oriented chalet or a village house needing refreshing can depart markedly from that base, depending on the floor area, the condition and the altitude of the property.

The municipality is spread across several villages, La Bolline, La Roche and Saint-Dalmas, each with its mountain buildings and its local life. Properties close to the La Colmiane resort and those well oriented, sheltered from the coldest slopes, are the most prized. Orientation, the view and winter access matter a great deal at this altitude.

Valdeblore lies in the Nice hinterland, around an hour by road from Nice, between the Tinée and Vésubie valleys. The municipality lives year-round, but mountain road access remains dependent on winter conditions. Proximity to the Mercantour national park and to the La Colmiane resort supports the tourist appeal of the area.

The local market is above all a market of houses and chalets. Apartments do exist but remain limited in number, especially within the village buildings. For a buyer, the detached house is the dominant product, suited to a mountain second home as well as to a main residence. An apartment can suit a first base close to the resort.

Altitude and the mountain climate are the main parameters to take in: insulation and heating weigh on comfort and on winter running costs. A large part of the territory falls within the Mercantour national park and natural zones, which governs what can be built. Before any project, it is worth consulting the local planning scheme at the town hall to check the rules applying to a given plot.
