1 873€/m²

The average price recorded in Vandœuvre-lès-Nancy stands at 1 873 €/m² for an apartment. This average covers a housing stock that is overwhelmingly made up of apartments, marked by the post-war housing estates of the Nations priority development zone, built between 1958 and 1980, which weigh heavily in the annual volume of sales. To the west, on the Brabois plateau, detached housing and the residences close to the hospitals form a clearly more expensive segment, while the Village keeps older hillside buildings. These figures come from DVF data, the French notarised sales database, which lists the transactions actually registered with notaries.

Market trends and analysis for Vandœuvre-lès-Nancy

Demographics are the first driver of the local market. After the peak of 34 105 inhabitants reached in 1990, the municipality fell back to 29 942 inhabitants while gaining households: the average size, 1,88 people, is among the lowest in the urban area. This shrinking of households supports demand for small units, fed by students of the Vélodrome campus and the faculty of medicine and by hospital staff. At the same time, the vacancy rate of 9,2 % recorded by INSEE points to an older stock that struggles to find buyers without works, which widens the gap between renovated properties and those needing work.

The second driver is the employment based on the plateau. The Brabois hospitals, opened in 1973, the Nancy-Brabois technology park, the faculty of medicine and the exhibition centre concentrate a volume of activity far beyond the scale of the municipality and sustain continuous rental demand. The entry into service of the trolleybus on the former route of line 1, on 5 April 2025, restores a dedicated-lane link between this hub, the centre of Nancy and the east of the urban area. The areas along this axis behave differently from the plateau neighbourhoods further from the stops.

The history of Vandœuvre-lès-Nancy

The name of the municipality first appears in 971 in the form Vindopera. Linguists link it to the Gaulish vindo-, white, and briga, height, rather than to the fanciful etymology that saw in it a work of the Vandals. The current spelling, Vandœuvre-lès-Nancy, was fixed in 1936. Until the middle of the 20th century, the locality remained a wine-growing village set on the hillsides, with its vine plots covering the well-exposed slopes. The relief still dictates the shape of the town: the territory stretches from east to west over a height difference of nearly two hundred metres, from 213 metres in the valley to 404 metres on the Brabois plateau.

The turning point was decided in 1957. Nancy, short of space, was then seeking to absorb its neighbour; the municipality responded by obtaining the creation of a priority development zone (ZUP), whose plan was entrusted to the architect Henri-Jean Calsat, with the aim of welding previously scattered neighbourhoods into a single urban area. The ZUP des Nations was built between 1958 and 1980 and delivered more than 8 000 homes, including around 5 300 social housing units and 2 700 for home ownership. The Brichambeau neighbourhood, designed in the 1950s according to the principles of Henri Prouvé, had preceded it. The population rose from around 5 300 inhabitants in 1946 to 34 105 in 1990, its historic peak.

The Nations shopping centre opened in 1975, at the heart of the new neighbourhood, with an eleven-storey hexagonal tower that was long an administrative and commercial landmark. The second transformation came from the regional facilities set up on the plateau: the Brabois hospital, built from 1968 to 1973 and inaugurated in September 1973 by Prime Minister Pierre Messmer, was joined in 1975 by the faculty of medicine. Added to these are the Nancy-Brabois technology park, the Vélodrome campus and the exhibition centre. On the transport side, line 1 on rubber tyres, inaugurated on 8 December 2000, linked CHU Brabois to the centre of Nancy until it stopped running on 12 March 2023; a trolleybus took over the same route on 5 April 2025. The André-Malraux cultural centre, a national stage, and the Jules-Verne media library, opened in 2000, complete the municipality's facilities.

Who buys in Vandœuvre-lès-Nancy

Vandœuvre-lès-Nancy has 29 942 inhabitants in 15 143 households according to INSEE, the French statistics institute. The housing stock reaches 17 216 dwellings, of which 88,5 % are main residences and 9,2 % are vacant, a high proportion that reflects the weight of the older post-war housing estates. Apartments account for 80,7 % of dwellings, against 17,9 % for houses. Tenants make up 65,2 % of households and owners 32,7 %, a ratio clearly tilted towards renting, linked to the place of social housing in the municipality. The average household size, 1,88 people, is low: students, hospital staff and single-person households steer demand towards small units.

Frequently asked questions

The average price of apartments in Vandœuvre-lès-Nancy comes to 1 873 €/m², calculated on the transactions actually registered with notaries and published in the DVF database. This is a municipal average, and the gap is large between a home in the ZUP des Nations and a house on the Brabois plateau. For your property, only a valuation that takes into account the address, the floor, the condition and the service charges can approach its real value.

The municipality recognises eighteen neighbourhoods, which reflects a history of successive additions. Three patterns dominate the market. The Village, the former wine-growing village on the hillside, keeps low-rise buildings. Les Nations, Brichambeau, Haut-de-Penoy or Biancamaria belong to the post-war housing estates of the 1960s and 1970s, made up of apartment blocks. Finally, the Brabois plateau, to the west, combines detached housing with immediate closeness to the hospitals, the technology park and the faculty of medicine.

The municipality borders Nancy, and the main axis remains that of the former line 1. Inaugurated on 8 December 2000, the rubber-tyred line linked CHU Brabois to the centre of Nancy and then to Essey-lès-Nancy. It stopped running on 12 March 2023, and a trolleybus took over the same route on 5 April 2025. Several bus lines complete the service towards Villers-lès-Nancy, Jarville-la-Malgrange and Heillecourt.

Apartments account for 80,7 % of dwellings and houses for 17,9 % according to INSEE. Houses are therefore genuinely on offer, unlike in many dense suburban municipalities, but they are concentrated on the plateau and in the housing developments on the edge of the Village. Searches take longer there and competition is stronger. For apartments, the choice is wide, with price levels that vary greatly depending on the building and its state of upkeep.

The ZUP des Nations delivered around 5 300 social housing units between 1958 and 1980, out of more than 8 000 homes in total. This structure explains why 65,2 % of households are tenants according to INSEE. For a seller, the consequence is simple: the municipal average mixes very different segments, and the value of your property depends more on its area, its building and its service charges than on the municipal figure.
