The average apartment price in Vaux-sur-Mer stands at 4 946 €/m², based on DVF transactions actually registered before notaries (DVF is the French record of notarised property sales). That average covers a contrasted stock: seaside developments and villas close to the coves, apartments in the town centre organised around the church of Saint-Étienne, seafront houses and more recent bungalows further inland. The sea view, the aspect, the distance to the beach and the condition of the property make values vary widely from one dwelling to another. The municipality, wedged between Royan and Saint-Palais-sur-Mer on the Côte de Beauté, has land supply limited by the continuous development of the coast, which supports the prices of the best-placed properties, in particular those within walking distance of the beaches and the coastal customs path.
Prices from the DVF file (Demandes de valeurs foncières, published by the DGFiP), transactions actually recorded at the notary at municipality level. Cross-referenced with the Notaires de France - INSEE indices. Learn more about our methodology.
The Vaux-sur-Mer market remains active for a municipality of this size, carried by its integration into the seaside conurbation of the Royan peninsula. Demand combines buyers settled year-round in the Royan area, retirees drawn by the Atlantic climate and second-home buyers. New supply is limited: the coast is already largely built up, buildable land is becoming scarce and transactions concentrate on resales and renovations within the existing fabric.
Several factors support that price level. The immediate closeness of Royan and Saint-Palais-sur-Mer, the coves and beaches of the Côte de Beauté, the Romanesque heritage of the town centre and the residential setting sustain demand that goes beyond the local area alone. Conversely, the distance from the major employment hubs and the seasonality of activity, largely turned towards tourism, cap the rise in prices and explain levels below those of the most sought-after addresses on the neighbouring seafront.
Vaux-sur-Mer sits below its immediate neighbour Saint-Palais-sur-Mer, the high benchmark of the peninsula's seafront, and above Royan, the main town, as well as Saint-Georges-de-Didonne, a resort on the other bank of the Gironde. The three municipalities form the core of the seaside market of the Côte de Beauté.
The town formed around a former Benedictine abbey founded shortly before 1075 by Pierre and Arnaud Gémon, of the house of Mortagne. Prosperous in the thirteenth century, the abbey drew a significant income from many priories that reached as far as the diocese of Bordeaux. It then declined under the effects of the Black Death of 1348, the Hundred Years' War and the Wars of Religion, before the monastic community was dissolved in 1793.
Of that ensemble the church of Saint-Étienne remains, the last vestige of the abbey church and a characteristic example of Saintonge Romanesque art. The nave, in danger of collapse, was pulled down in 1822: you now enter directly under the crossing of the transept, dominated by a powerful square bell tower. The building has been listed as a historic monument since 1913, the small adjoining cemetery since 1936.
Long rural, the municipality turned towards seaside tourism at the end of the nineteenth century. The arrival of the Royan tramway in 1897 accompanied the development of sea bathing and the appearance of the first villa developments along the coves. The place, until then called Vaux, took the name Vaux-sur-Mer in 1920. Destroyed during the fighting of the Royan pocket in April 1945, it was rebuilt after the war and became part of the seaside conurbation of the peninsula.
Vaux-sur-Mer has 4 013 inhabitants according to the INSEE census. Located on the Côte de Beauté, between Royan and Saint-Palais-sur-Mer, the municipality combines a year-round population with heavy seasonal attendance, a feature of the resorts of the Royan peninsula. The market mixes main residences of households settled in the Royan area, homes of retirees who have come to enjoy the Atlantic climate, and second homes, part of the demand coming from the Bordeaux area and from further inland. Properties close to the coves and the beaches, as well as seafront villas, concentrate most of the searches, while the town centre and the areas further from the coast offer more affordable dwellings.
The average apartment price in Vaux-sur-Mer is 4 946 €/m², based on DVF transactions actually completed before notaries. That average covers wide gaps depending on the sea view, the distance to the beach, the aspect, the floor level, the presence of outdoor space, the condition of the property and its energy performance. An apartment close to the coves and a dwelling in the town centre or further inland do not sell at the same level.
The value of a property in Vaux-sur-Mer depends first on its closeness to the coast. Dwellings and villas near the coves, the beaches and the coastal path sit at the top of the range, carried by the view and direct access to the sea. The town centre, around the church of Saint-Étienne, and the residential areas further from the water remain more affordable. Aspect and quietness also play on price levels.
Vaux-sur-Mer lies on the Royan peninsula, with no station on its territory. The nearest station is that of Royan, served by regional trains and links towards Saintes and Angoulême. By car, the municipality is reached by the RD 25 from Royan and Saint-Palais-sur-Mer. The nearest airports are those of La Rochelle and Bordeaux-Mérignac. Traffic is heavy along the coast in the summer season.
Partly. Like the other municipalities of the Royan peninsula, Vaux-sur-Mer holds a notable share of second homes, bought for holidays and seaside stays, alongside a year-round population. That structure sustains a steady turnover of sales and supports demand for properties close to the beaches. Furnished tourist lettings are subject to local rules that should be checked with the town hall before any seasonal letting project.
Both segments coexist in the municipality. The benchmark price of 4 946 €/m² applies to apartments, numerous in the seaside developments close to the coves. Seafront houses and villas, rarer on the market, often sell above that level when they offer outdoor space and immediate closeness to the beach. The choice depends above all on the intended use, main residence or holiday base.
