Market trends and analysis for Veauche

The Veauche market rests on solid residential momentum. The municipality has seen its population grow strongly since the glassmaking boom of the late 19th century, and it keeps a detached-housing profile sought after by families today. DVF data show a steady flow of transactions, driven by demand for houses with gardens. The closeness of Andrézieux-Bouthéon, its airport and its business parks, as well as the rail service to Saint-Étienne, sustain the appeal of the municipality for working people in the south of the Loire department.

Several factors will shape prices in the medium term. Integration into the Saint-Étienne area and the Forez plain, two territories where values remain measured by national standards, keeps prices at an accessible level. At the same time, the scarcity of land available for detached houses and continuous demand from working households support values. The market's trajectory will depend on the vitality of local employment, the pace of new-build programmes and the appeal retained by Saint-Étienne and its outskirts, of which Veauche is fully a part.

The history of Veauche

Veauche appears in medieval texts under the name Velchia, recorded around the turn of the first millennium. The current form became fixed in the 16th century, after the ordinance of François Ier making French compulsory in official documents. The name is thought to derive from villica, which referred to the residence of an estate steward. In 1294, Girard de Rocillon is cited as the first lord of Veauche, appointed by a count of Forez. In 1439, Charles Ier, Duke of Bourbon and Count of Forez, handed the castellany of Veauche to Gilbert de la Fayette. The municipality then remained a farming village of the Forez plain, set on the bank of the Loire.

The face of Veauche changed with the arrival of industry. In 1883, a glassworks was built near the station to make the bottles for the Badoit spring, bottled in Saint-Galmier, five kilometres away. Around the factory grew the Saint-Laurent neighbourhood, a genuine second settlement made up of identical houses built to house the workers and their families. This glassmaking activity drove rapid population growth in the 1880s. It was also in Veauche that Geoffroy Guichard opened, on 25 June 1898, the first branch of his Casino chain, the starting point of a network of shops that would spread throughout the region.

The old heritage survives at the heart of this industrial history. The church of Saint-Pancrace, built on the edge of a cliff known as la Balme, keeps capitals bearing witness to Romanesque art in the Forez. Long attached to the canton of Saint-Galmier, from 1825 to 2015, Veauche then joined the canton of Andrézieux-Bouthéon. The municipality today combines its glassmaking heritage, its old village centre and a marked residential role. Set in the Forez plain, on the Loire, some twenty kilometres from Saint-Étienne and in the arrondissement of Montbrison, it occupies an in-between position that has supported its detached-housing development throughout the 20th century and up to today.

Who buys in Veauche

Veauche has 8 975 inhabitants. According to INSEE, the French statistics institute, the housing stock consists overwhelmingly of houses, around 74 %, against about a quarter apartments, which reflects the detached-housing character of the municipality. The share of main residences is high, close to 95 %, with very few second homes, a sign of a market geared to permanent housing rather than holiday use. Again according to INSEE, owner-occupiers are the majority among households, ahead of tenants. The market mainly attracts families and working people from the Saint-Étienne area and the Forez plain, looking for a house with a garden within reasonable distance of Saint-Étienne, Andrézieux-Bouthéon and their employment zones.

Frequently asked questions

The average price of apartments in Veauche is 2 435 €/m², based on DVF transactions recorded by notaries. This average covers differences depending on location, the condition of the property, the floor area and the presence of outdoor space. As the local market is dominated by the detached house, apartments are fewer, which makes each sale more sensitive to the features of the property concerned.

Yes. The municipality has the Veauche - Saint-Galmier station, served by TER regional trains between Saint-Étienne-Châteaucreux and Roanne, around which the town developed at the end of the 19th century. Veauche is also linked by road to nearby Andrézieux-Bouthéon, its airport and Saint-Galmier. This access to the neighbouring employment areas supports residential demand from working people.

The Veauche market is clearly dominated by the detached house, which accounts for about three quarters of the stock according to INSEE. Apartments, around a quarter of dwellings, are concentrated mainly in the centre and the former glassworks neighbourhood of Saint-Laurent. Families look above all for detached houses with gardens, while apartments offer a more affordable entry point, particularly for first-time buyers and investors.

Veauche is organised around its old village centre, set near the church of Saint-Pancrace, and the Saint-Laurent neighbourhood, which grew up at the end of the 19th century around the glassworks and the station. The detached-housing extensions of the 20th century then widened the municipality across the Forez plain. Each area has its own features, between village housing, original workers' houses and more recent developments, which explains part of the price differences observed.

Veauche benefits from its position in the Forez plain, between Saint-Étienne and Montbrison, and from the immediate closeness of Andrézieux-Bouthéon and its employment area. The rail service, the residential setting and the supply of houses with gardens support steady demand. These assets place the municipality above the most affordable markets of the Saint-Étienne area, while remaining more accessible than the most sought-after municipalities in the south of the department.
