The 2026 figures· Indicative data
1 596€/m²

In Vendin-le-Vieil, the reference price stands at 1 596 €/m² for an apartment. This level places the municipality in the average of the Lens area, one of the most accessible markets in mainland France. These values come from DVF data, the French notarised sales database, that is the transactions actually registered with notaries, and not from estimates based on listings. They give an order of magnitude: in a housing stock mostly made up of terraced brick houses, the condition of the property and its energy performance weigh more in negotiations than its exact location.

Market trends and analysis for Vendin-le-Vieil

The Vendin-le-Vieil market is that of the Lens area: prices among the lowest in mainland France, essentially local demand and an abundant supply of older homes. Prices have risen steadily since the start of the decade, driven by home ownership made possible for households shut out of tighter markets, without ever reaching the levels seen in the neighbouring Lille metropolitan area.

In the longer term, the trajectory will depend on the success of the economic conversion of the mining basin and on the scale of the renovation effort for a very energy-hungry older housing stock. The tightening of the rules on renting out the least efficient homes directly affects this type of market, and should widen the value gap between renovated properties and those left as they are. Conversely, the heritage recognition of the basin is a factor in the gradual improvement of its image.

The history of Vendin-le-Vieil

Vendin-le-Vieil extends across the Gohelle plain, north-east of Lens, on silty farmland that coal transformed from the middle of the 19th century. Mining turned the municipality from a rural village into a workers' town within a few decades, with the arrival of a population from the region, then from Poland, Italy and the Maghreb, whose demographic trace remains noticeable today.

The mining heritage still shapes the territory: company-built housing estates with their rows of brick houses and their gardens, slag heaps turned into wooded hills, converted railway lines. This whole forms part of the Nord-Pas-de-Calais mining basin, listed as a UNESCO World Heritage Site since 2012, a recognition that has accompanied long-term work on the rehabilitation of mining housing and the conversion of brownfield sites.

The Lens area has begun its transformation around new landmarks. The opening of the Louvre-Lens in 2012, a few kilometres away, changed the image of the territory and brought new visitors. The Bollaert-Delelis stadium and its football club remain a strong identity marker for the urban area. Vendin-le-Vieil, with some eight thousand five hundred inhabitants, has its own schools, shops and facilities, in continuity with the built-up areas of Lens and Wingles.

Who buys in Vendin-le-Vieil

According to INSEE, the French statistics institute, Vendin-le-Vieil has around 8 536 inhabitants. The market mainly serves local households of the Lens area, first-time buyers and families, for whom the price level makes home ownership achievable on a very modest budget, often lower than the cost of renting in other regions. Demand relates almost exclusively to main residences, in a housing stock dominated by the terraced brick house, inherited from the mining estates and workers' housing developments. Buy-to-let investment also has its place, with high gross yields given the entry prices.

Frequently asked questions

The reference price in Vendin-le-Vieil stands at 1 596 €/m² for an apartment. This figure comes from DVF data, the sales actually signed with notaries. It is an average: a renovated miner's house with a garden and an old property needing complete renovation depart clearly from this base, depending on the floor area, the condition, the plot and the location within the municipality.

The recent detached-housing neighbourhoods, with their individual houses and gardens, are the most in demand among families. The renovated mining estates offer a popular compromise between character, garden and low entry price. Areas close to schools and shops are valued for everyday life, while unrenovated older properties trade noticeably below the average.

Lens is four kilometres away, in the same continuous built-up area, and concentrates employment, services and the station with services to Lille and Paris. Lille is about forty kilometres away, reachable in around an hour by road or by train from Lens. This closeness to a regional hub and the rail service of the area are among the strengths of the sector.

Low entry prices mechanically lead to high gross rental yields, among the highest observed in France. This observation should be qualified by two points: rent levels also remain moderate, and the cost of energy renovation works on older buildings can absorb a large part of the initial advantage. A realistic estimate of the works is essential before any project.

The mining past leaves after-effects governed by mining risk prevention plans, which identify the areas affected by subsidence and rising groundwater: the zoning applicable to the plot must be checked at the town hall and appears in the risk statement attached to the sale. Older brick buildings are also often very energy-hungry: the energy performance certificate and the projected cost of works are decisive for the real purchase budget.
