Property Prices in Vinay

The 2026 figures· Indicative data
1 948€/m²

In Vinay, the average price of an apartment stands at 1 948 €/m². This average covers a varied stock, from the small condominiums of the village centre close to the shops and the station to the more recent residences built on the hillsides towards the Chambaran. Demand comes partly from families who work in Grenoble or Valence and look for a less dense setting, with quick access via the A49 motorway and regional TER trains playing a direct role in the appeal of the municipality. Properties with an open view over the walnut groves or close to the historic centre hold their value better than those on the industrial outskirts. In the house market, the average price reaches 2 603 €/m², a gap that reflects the large share of detached houses with land in the village and the surrounding hamlets. The volume of transactions remains moderate, at around 25 sales a year, which makes each property fairly sensitive to its condition and its aspect.

Market trends and analysis for Vinay

The Vinay market benefits from a balanced position between two economic centres, Grenoble and Valence, linked by the A49 and a direct TER line from the municipality. These links in both directions limit the local market's dependence on a single urban area and give it a degree of stability.

The relative scarcity of transactions, at around 25 a year, makes the market sensitive to the occasional arrival of unusual properties, notably houses with large plots on the hillsides. The headline price of 1 948 €/m² for apartments should therefore be read as an average over a limited volume, rather than as a strict benchmark for each individual property.

Vinay compared with Tullins, Moirans and Voiron

average €/m²

Vinay ranks among the most affordable municipalities of the Sud-Grésivaudan and the Isère valley, below the prices seen in Voiron and Moirans. Its closeness to Tullins, another municipality served by the A49, makes it the most direct geographical comparison.

The history of Vinay

Vinay grew along a gentle slope from the Chambaran plateau down to the banks of the Isère, at the junction between the Vercors mountains and the valley. The station, opened in 1864 on the line then operated by the PLM railway company between Grenoble and Valence, anchored the municipality early on in the commercial trade of the valley, notably for the transport of fruit and local farm produce.

The area is inseparable from walnut growing, established since Antiquity and refined from the 17th century onwards through grafting techniques that improved the quality of the nuts. Vinay and the Sud-Grésivaudan now have the highest density of walnut groves in Europe, with several hundred hectares of orchards around the village, at the origin of the noix de Grenoble protected designation of origin.

This farming heritage is showcased at the Grand Séchoir, a museum opened in 2005 in a restored traditional farm equipped with an old walnut drying house. The site traces the history of the walnut country and of the families who built the reputation of this terroir, while now also hosting temporary exhibitions that go beyond farming alone.

Who buys in Vinay

Vinay has 4 438 inhabitants. The municipality mainly attracts families buying a main residence, often coming from the Grenoble metropolitan area and drawn by a more rural setting without moving away from the main roads. Houses with land, particularly in the hamlets and on the Chambaran hillsides, remain the most sought-after properties, ahead of the village-centre apartments favoured by first-time buyers or single working people. Second homes remain marginal, as the market is geared towards permanent housing rather than seasonal use. Buyers from outside the department appreciate the closeness of the Vercors and the balance between rural calm and direct links to Grenoble and Valence.

Frequently asked questions

The average price recorded in Vinay is 1 948 €/m² for an apartment. This figure varies with closeness to the village centre, the condition of the property and its position on the hillsides or on the valley floor.

Vinay has its own station on the Grenoble-Valence TER regional line and direct access to the A49 motorway. These two links, by rail and by road, weigh in the choice of buyers who work in either urban area.

Its central position between Grenoble and Valence, the presence of local shops and services, and the reputation of the noix de Grenoble walnut country and of the Grand Séchoir keep demand steady in the municipality.

The village offers village houses and a few small condominiums, while the surrounding hamlets and the Chambaran hillsides are home to detached houses with land, often surrounded by walnut trees.

It is worth checking the aspect and slope of the plot, common on the Chambaran hillsides, as well as the sewerage connection for properties located in the hamlets furthest from the village centre.
