The 2026 figures· Indicative data
1 474€/m²

The average price of apartments in Vire Normandie stands at 1 474 €/m², based on DVF transactions actually registered with notaries. A sub-prefecture of southern Calvados, the municipality is the main centre of the Vire hedged farmland, that landscape of meadows edged by hedgerows and woods that spreads far from the Norman coast. This price level, one of the most moderate in the department, reflects that inland position, away from the coastal resorts and the Caen conurbation. The market serves first of all local households, working people from the Vire employment area or first-time buyers drawn by contained budgets. The new municipality, born in 2016 from the merger of several villages, mixes an urban centre rebuilt after the war with wide rural areas. Location, the condition of a property and the presence of land weigh clearly on value.

Market trends and analysis for Vire Normandie

The Vire Normandie market is part of the pattern of mid-sized inland Norman towns, where demand remains above all local and residential. The central town of a wide rural area, the municipality concentrates the services, shops and jobs of southern Calvados, which sustains a steady flow of buyers. The detached house, very much in the majority, shapes the market: its value depends on location within the new municipality, on closeness to the centre and on the condition of the property.

Several factors support the appeal of the municipality. The price level, among the most affordable in the department, attracts first-time buyers and households looking for space, while the A84 motorway and the station bring Caen and Rennes closer. Conversely, distance from the coast and from the large conurbations limits the pressure felt in coastal municipalities. The Vire market therefore remains moderate and steady, driven by demand for main residences more than by investment.

The history of Vire Normandie

Vire is a former fortified town of southern Normandy, set on a rocky spur overlooking the Vire valley. In 1123, Henry I Beauclerc, king of England and duke of Normandy, son of William the Conqueror, had a square keep built here, around which the town grew. A stronghold commanding access to the hedged farmland, Vire became in the Middle Ages a merchant and cloth-making town, protected by its ramparts and its castle.

The town built a reputation that reached beyond the region with the andouille de Vire, a smoked charcuterie recognisable by its irregular marbling, still produced locally. Long geared to crafts, textiles and the farm trade of the hedged farmland, Vire kept a fabric of activities and fairs that shaped life across the Vire country. This industrial and merchant past shaped a dense centre, of which traces remain despite the destruction of the 20th century.

In June 1944, Vire was almost entirely flattened by the bombing of the battle of Normandy: close to 95 % of the town was destroyed. Post-war reconstruction gave it its present face, with a centre rebuilt around its preserved monuments. In 2016, the merger of Vire with several neighbouring municipalities, including Vaudry, Roullours and Saint-Germain-de-Tallevende, created the new municipality of Vire Normandie, which today brings together around seventeen thousand inhabitants.

Who buys in Vire Normandie

Vire Normandie has around 17 400 inhabitants and acts as a central town for a wide rural area of southern Calvados. Its housing stock is made up mainly of detached houses, complemented by apartment buildings concentrated in the rebuilt centre. Main residences make up the bulk of the stock, with a high share of owner-occupiers, characteristic of the municipalities of the hedged farmland. Buyers are mainly local households: first-time buyers, people working in services, healthcare and the food-processing businesses of the area, and families looking for a house with land on an affordable budget. Road access via the A84 motorway, which links Caen to Rennes, and the railway station open the municipality towards the neighbouring employment centres.

Frequently asked questions

The average price of apartments in Vire Normandie is 1 474 €/m², based on DVF transactions actually completed before notaries. It is one of the most moderate levels in Calvados, which is explained by the position of the municipality inland in the hedged farmland, far from the coast. This average covers differences by location within the town, by the condition of a property and by its age.

Vire Normandie lies inland, at the heart of the Vire hedged farmland, more than fifty kilometres from the seaside resorts of the coast such as Cabourg or Courseulles-sur-Mer, where second-home demand pushes prices up. In Vire, the market rests on local and residential demand, geared to the family house, which keeps budgets well more affordable than on the coast or in the Caen conurbation.

Vire Normandie is linked to Caen by the A84 motorway, toll-free between Caen and Rennes, which puts the department capital about an hour away by road. The municipality also has a station, served by regional trains towards Granville, Argentan and Paris. This access to the main Norman employment centres supports the residential appeal of the town for working households.

Vire Normandie is a new municipality created on 1 January 2016 by the merger of Vire with several neighbouring villages, among them Vaudry, Roullours, Coulonces and Saint-Germain-de-Tallevende. This coming together explains the extent of the municipal territory and the variety of its housing, between an urban centre rebuilt after the Second World War and wide rural areas where the detached house dominates.

The Vire Normandie market is aimed first of all at local households: first-time buyers, working people from the employment area and families looking for a house with land on a controlled budget. The reference price of 1 474 €/m² on apartments makes it an affordable way into home ownership. The most sought-after properties remain the houses close to the centre and to services, whose value depends on general condition and on plot size.
