Market trends and analysis for Viuz-en-Sallaz

The Viuz-en-Sallaz market sits within the momentum of the Faucigny and the Genevois, one of the tightest areas of the region under the effect of cross-border employment in Switzerland. The proximity of Annemasse and the border sustains strong demand from families and working people, many of them cross-border commuters, looking for a natural setting and prices slightly more measured than in the bordering municipalities. The supply of houses, constrained by the relief and by the protection of farming and natural spaces, remains limited against this demand, which supports price levels.

As elsewhere, location, aspect, the view and energy performance govern most of the price. In mid-mountain areas, a well-exposed property that is easily reached and properly insulated stands out clearly from an energy-hungry home or one that is hard to reach in winter. The market remains sensitive to mortgage rates and to the health of cross-border employment, two decisive factors for local buyers. A seller offering a property in good condition, well located and with a decent energy rating finds a buyer more quickly.

The history of Viuz-en-Sallaz

In the Middle Ages, Viuz-en-Sallaz came under the lords of Faucigny, one of the great feudal houses of the region, before passing into the hands of the bishops of Geneva. The municipality remained a possession of the Church until the French Revolution, like many territories of the Faucigny. Its crossroads position between Savoie and Switzerland made it a place of passage and exchange. This long mountain and religious rooting, on the edges of former sovereign states, explains the dispersal of housing into hamlets and the survival of a rural heritage that the municipality highlights today.

The old economy of Viuz-en-Sallaz rested on mountain farming and on a particular resource: the millstone quarries worked around the Mont Vouan. This millstone, well regarded, was cut to produce grindstones for mills and distributed well beyond the valley. The activity marked the landscape and local memory, alongside livestock and fieldwork. These traditional trades shaped village society and its know-how, in a territory where daily life was paced by the mountains and the seasons.

Rural heritage is today at the heart of the municipality's identity, which hosts the headquarters of the Paysalp ecomuseum and its Farming Museum. The collections present rural life of the past in Haute-Savoie, through objects, costumes, reconstructed interiors and craft workshops. From the second half of the 20th century, the proximity of Annemasse, the Genevois and the Swiss border turned Viuz-en-Sallaz into a residential municipality, with new districts of detached houses that now sit alongside the old town and the traditional hamlets.

Who buys in Viuz-en-Sallaz

Viuz-en-Sallaz has around 4 700 inhabitants, according to INSEE, in a mid-mountain setting in the Faucigny. Its housing stock is largely dominated by detached houses, in the town centre as in the scattered hamlets, apartments being rarer and concentrated in the main village. Buyers are mainly families and working people of the region, including a share of cross-border workers employed in Switzerland, drawn by a natural setting and a budget more affordable than in the municipalities close to Annemasse and Geneva. Demand focuses particularly on houses with land and on well-exposed properties, which supports prices in that segment.

Frequently asked questions

The average apartment price in Viuz-en-Sallaz stands at 3 441 €/m², based on DVF transactions registered with notaries. This municipal average hides gaps linked to the relief: altitude, aspect, the view over the mountains and access to the town centre weigh heavily on value, as do the condition of the property and its energy rating. As apartments are few, the average can vary from one year to another. For a specific property, a valuation based on comparable sales remains more reliable.

In part. Close to Annemasse, the Genevois and the Swiss border, the municipality attracts cross-border workers whose incomes support housing demand. This phenomenon, very marked throughout the Faucigny and the Genevois, pulls prices up the closer you get to the border. Viuz-en-Sallaz, slightly further away, offers more measured prices than the municipalities bordering Annemasse, while remaining sought after for its setting and its access.

Yes. The housing stock is largely dominated by detached houses, in the town as well as in the many hamlets scattered across the territory. Apartments are rarer and concentrated in the main village, in a few small blocks and recent schemes. This structure, typical of a mid-mountain municipality, explains why demand focuses above all on houses with land, more sought after by families, which supports prices in that segment of the local market.

The municipality's territory rises between 550 and 1 500 metres of altitude, which creates very different situations. A property close to the town centre, easily reached and well exposed, is not valued like a more isolated chalet higher up, subject to snow cover and to more difficult access in winter. The view over the mountains, sunshine and proximity to services and to the routes towards Annemasse are among the criteria that make values vary.

Viuz-en-Sallaz hosts the headquarters of the Paysalp ecomuseum and its Farming Museum, devoted to rural life of the past in Haute-Savoie. There you find objects, costumes, reconstructed interiors and craft workshops. The municipality also keeps the memory of the millstone quarries of the Mont Vouan, an old activity that marked its history. This rural and mountain heritage contributes to the identity of the municipality and to its living environment, valued by residents and buyers alike.
