The 2026 figures· Indicative data
2 209€/m²

The average price of apartments in Wattignies stands at 2 209 €/m², based on DVF data, the French notarised sales database, which records the transactions actually registered with notaries. This average covers a varied stock: brick town houses typical of the Nord, old farms and courtyard terraces in the historic centre around the Saint-Lambert church, suburban housing estates from the second half of the 20th century and more recent small apartment buildings. The immediate proximity of Lille, access to the metropolitan transport network and the service to the nearby hospital complex support demand. The condition of the property, the size of the plot, energy performance and closeness to main roads and shops make the value of a home vary widely. The predominantly suburban fabric and the limited size of the municipality, about six square kilometres, reduce the supply available on the market.

Market trends and analysis for Wattignies

The Wattignies market remains active for a municipality of this size, driven by its integration into the Lille metropolitan area and by its residential role as an inner suburb. Demand comes mainly from households and families who work in the urban area and look for a quieter setting close to Lille. New supply remains limited: the municipality covers only about six square kilometres and its fabric is already largely built up, which concentrates transactions on resales of houses and detached homes in the existing stock.

Several factors support this price level. The immediate proximity of Lille, access to the metropolitan transport network, the presence of the nearby hospital complex and the suburban setting sustain demand that goes beyond the local catchment area alone. On the other hand, the municipality remains below the values of the most sought-after parts of the metropolitan area, such as central Lille or the residential municipalities in the north of the urban area, which places it at a more measured level within the metropolitan market.

The history of Wattignies

The name Wattignies is recorded as early as 1076 in the form Watteniis. The municipality occupies a farming plateau south of Lille, in the plain of the Flandre romane, a few kilometres from the city. It should not be confused with Wattignies-la-Victoire, a small municipality in the Avesnois which gave its name to the battle of 1793: they are two distinct places in the Nord department.

The Saint-Lambert church, at the heart of the centre, keeps the old memory of the village. Built from the 11th century, with a 12th-century choir and a bell tower raised in 1560, it was partly rebuilt in 1894, which gives it its three naves. It houses a winged altarpiece from 1548, listed as a historic monument, bought around 1830 by the comte du Maisniel, the last lord of the municipality, and given to the parish.

Long rural, Wattignies moved into the orbit of Lille from the late 19th century: a railway halt opened in 1877. In the 20th century, the municipality turned into a residential centre of the southern suburbs of Lille, with the development of suburban housing estates. It now belongs to the Métropole européenne de Lille, an inter-municipal authority of ninety-five municipalities with around 1,2 million inhabitants.

Who buys in Wattignies

Wattignies has 15 525 inhabitants according to the census by INSEE, the French statistics institute. A residential municipality in the south of the Lille metropolitan area, its market is dominated by detached houses: suburban housing and brick town houses make up most of the stock, alongside an old centre and a few more recent apartment developments. Buyers are mainly households and families who work in the Lille urban area and look for a quieter setting right next to Lille, its employment centres and the nearby hospital. Service by the metropolitan bus network and the connection to the Lille metro keep demand steady, driven by the municipality's role as an inner suburb.

Frequently asked questions

The average price of apartments in Wattignies is 2 209 €/m², based on DVF transactions actually completed before notaries. This average covers significant gaps depending on the type of property, its floor area, its condition, its energy performance and its location within the municipality. A renovated town house in the centre and an older home away from shops and transport do not sell at the same level.

Wattignies mixes an old centre around the Saint-Lambert church, brick town houses, suburban housing estates and a few small apartment buildings. The value of a property depends first on its type, whether it has a garden, its general condition and its closeness to shops, schools and transport stops towards Lille. Well-served areas close to amenities sit at the top of the range.

Wattignies is served by the transport network of the Métropole européenne de Lille, with bus lines linking the municipality to the Lille metro and to the nearby hospital complex, notably the CHU university hospital and Eurasanté area. By car, Lille is a few kilometres to the north, via the inner-suburb roads. This closeness and these links are one of the drivers of residential demand in the municipality.

The market is mainly geared towards detached houses: brick town houses and suburban homes make up most of the supply. The benchmark price of 2 209 €/m² applies to apartments, which are rarer and concentrated in a few apartment developments. The choice depends on budget, the need for outdoor space and the desired closeness to shops and transport. Houses with gardens remain the most sought-after properties.

Yes. The municipality draws a large part of its appeal from its position in the southern inner suburbs of the Lille metropolitan area. It offers a quieter residential setting while remaining a few kilometres from Lille, its employment centres and its amenities. This situation supports steady demand from working households and families, and explains a tighter market than in municipalities further from the urban area.
