The 2026 figures· Indicative data
2 586€/m²

In Wervicq-Sud, the benchmark price stands at 2 586 €/m² for an apartment. This level places the municipality in the middle of the Lys valley range, well above the neighbouring textile towns but below the residential municipalities north-east of Lille. These values come from DVF data, the French notarised sales database, in other words the transactions actually registered with notaries, rather than estimates from listings. They give an order of magnitude: between the brick houses of the town centre and the recent developments on the riverbanks, each property still has to be assessed according to its floor area, its condition and its location.

Market trends and analysis for Wervicq-Sud

The Wervicq-Sud market benefits from a twin driver: the spread of Lille demand towards the north-eastern side of the metropolitan area, and the border effect, which attracts households working in Belgium and taking advantage of the differences in prices and taxation between the two countries. The municipality sits in an intermediate range, more expensive than the neighbouring former textile towns but affordable compared with the residential municipalities of the metropolitan area. The volume of apartment sales remains modest, which makes the average sensitive to the type of properties sold.

In the longer term, the trajectory will depend on the appeal of the Lille metropolitan area and on the dynamics of the cross-border catchment area, where Belgian jobs play a stabilising role. Renovating the older brick housing stock will be the main lever for adding value: in this type of fabric, the gap is widening durably between restored properties and homes left as they are.

The history of Wervicq-Sud

Wervicq-Sud owes its name and its separate existence to the border. Until Belgian independence, the town of Wervicq formed a single whole on both sides of the Lys. The border, drawn down the middle of the river, split the town in two: Wervik to the north, in the Belgian province of Flandre-Occidentale (West Flanders), and Wervicq-Sud to the south, in France. The French municipality was therefore born from an amputation, which explains its elongated shape along the bank and the lack of a historic centre comparable to that of its Belgian neighbour.

The Lys valley built its prosperity on two activities linked to the river: flax retting, as the waters of the Lys were reputed to give an exceptionally light fibre, and tobacco, whose growing and processing shaped the whole Wervik and Comines area. These industries left behind distinctive brick workers' housing, courtyard terraces and rows of houses that still make up a large part of the housing stock.

Wervicq-Sud now belongs to the Métropole Européenne de Lille, the Lille metropolitan authority, in an area that has become residential and cross-border. The municipality keeps its shops, schools and facilities, and enjoys a pleasant setting along the Lys, redeveloped for walking. The immediate proximity of Belgium and quick access to Lille, around fifteen kilometres away, shape daily life as well as the local property market.

Who buys in Wervicq-Sud

According to INSEE, the French statistics institute, Wervicq-Sud has around 5 426 inhabitants. The market mainly serves families and working households from the Lille metropolitan area and the north-eastern side of Lille, to whom the municipality offers a house with a garden at a lower price than in the residential municipalities closer to Lille. Demand focuses almost exclusively on main residences, in a stock dominated by brick town houses and complemented by a few recent developments. Some buyers are households working in Belgium or in the cross-border area, which supports local demand.

Frequently asked questions

The benchmark price in Wervicq-Sud stands at 2 586 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: a brick town house to renovate and a recent apartment on the banks of the Lys differ markedly from this base, depending on floor area, condition, aspect and location within the municipality.

The banks of the Lys, redeveloped as a promenade, are the most valued, notably for the recent developments that enjoy a view over the river. The centre, around the shops and schools, is appreciated for its everyday convenience. The older neighbourhoods of brick houses offer lower entry prices, with some works to plan.

Lille is around fifteen kilometres away via the roads of the north-eastern side of the metropolitan area, with access to the metropolitan transport network from neighbouring municipalities. The Belgian border is immediate: it can be crossed on foot over the bridges on the Lys, which puts Wervik and its services a few minutes away. This cross-border situation is a strong feature of the local market.

The stock is dominated by houses, in the tradition of the Nord where detached and terraced housing remains the main form of home, including in urban areas with terraced town houses. The supply of apartments comes mainly from recent developments on the banks of the Lys. For a family project, a house remains the usual choice; a new apartment suits a first purchase or a buy-to-let investment.

Its position on the banks of the Lys exposes some areas to flood risk, governed by prevention documents to be consulted before buying. The industrial past of the valley, linked to textiles and tobacco, may have left polluted soil on former industrial sites, a point to check on the plots concerned. Older brick buildings are also often energy-hungry: the energy performance certificate deserves particular attention. Consulting the local land-use plan at the town hall remains useful before any project.
