Market trends and analysis for Abbeville

The Abbeville market is rising. The average apartment price went from 1 501 €/m² in 2021 to 1 789 in 2026, around 19 % over the period, with a rise of 5,2 % over the last twelve months. The series levelled off in 2022 and 2023, at around 1 650 €/m², before picking up again. With 65 apartment sales a year, volume remains modest.

The districts are moving at different speeds. Émonville gains 27 % over five years and La Bouvaque 23 %, while Saint-Vulfran rises 8 % and Rouvroy 4 %, with the most regular series in the town. District figures rest on 7 to 21 sales a year: the 12,7 % rise in Émonville over twelve months, for example, needs to be confirmed before it is used as a benchmark. For a seller, this means that the street and the condition of the property count as much as the district. For a buyer, that the gaps within the centre leave opportunities, provided addresses are compared one by one.

The history of Abbeville

Abbeville appears in the records in 831: it was then a small island in the Somme, home to fishermen, under the authority of the abbey of Saint-Riquier. Its name means "the abbot's estate". Having become a port and then the capital of the county of Ponthieu, the town spread across both banks of the river, and Hugues Capet had it fortified in 992. Today it is a sub-prefecture town and the second municipality of the Somme department after Amiens.

The belfry, built in 1209, is among the oldest in France; it has been a UNESCO World Heritage site since 2005 and houses the Boucher-de-Perthes museum. The collegiate church of Saint-Vulfran, begun in 1488, is a flamboyant Gothic building that gives the town its reputation. It was also in Abbeville that Jacques Boucher de Perthes uncovered Acheulean stone tools, a discovery regarded as one of the founding moments of prehistory. The Van Robais royal cloth manufactory left behind the manufacture des Rames and the château de Bagatelle, built in 1752.

The Second World War left a lasting mark on the town. On 20 May 1940, Abbeville was taken by the 2nd Panzer Division, and the bombing raids, from May 1940 to the Liberation, destroyed more than a third of its homes. The town was liberated in September 1944 by General Maczek's 1st Polish Armoured Division, which entered through the Rouvroy suburb. Today a third of main residences date from 1946 to 1970, and six in ten were completed between 1946 and 1990.

The municipality has 22 395 inhabitants. It is crossed by the canalised Somme, extended by the maritime canal towards Saint-Valery-sur-Somme, some fifteen kilometres away as the crow flies, and since 2020 it has been part of the Baie de Somme - Picardie maritime regional nature park. Houses remain the majority of the housing stock, at 51,5 %.

Who buys in Abbeville

Abbeville sells at 1 789 €/m² for an apartment, an accessible level in a town where 61,8 % of households rent. The buyer profile is that of first-time buyers and families from the local employment area, investors targeting rental demand, and households who want to live near the Baie de Somme while keeping a railway station and two motorways. Three points to know before buying. The first is the geography of prices in the centre: Émonville, around the town hall, trades 24 % above the average, while Saint-Vulfran, around the collegiate church, is 13 % below. The second is the place of houses: at 1 621 €/m², they cost 9 % less than apartments, because they are the town's standard product. The third is the low volume, 65 apartment sales a year for the whole municipality: an annual change by district should be read with caution, and the condition of the building, the service charges and the energy rating weigh more than the address in the value of a property.

Frequently asked questions

The average price in Abbeville is 1 789 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 344 to 2 201 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

Émonville, around the town hall and the parc d'Émonville, at 2 218 €/m², 24 % above the town-wide average. La Bouvaque follows at 2 111 €/m², then Saint-Vulfran at 1 558 €/m² and Rouvroy at 1 398 €/m².

Houses sell at 1 621 €/m², 9 % less than apartments at 1 789 €/m². With 51,5 % houses, they are the town's standard type of home, with a large stock of varied ages. Apartments sell mainly in the centre, and small units there are expensive per square metre: 1 922 €/m² for a studio or one-room flat.

The gap reaches 42 %: 2 218 €/m² in Émonville, 1 558 in Saint-Vulfran. It comes from the mix of sales. In Saint-Vulfran, two more recent residential buildings, on the rue Ledien and the square le Guindal, account for nearly half of all transactions at moderate prices, while the district's old streets sell at the Émonville level. A valuation at the exact address is therefore useful.

Yes: the average apartment price rose from 1 501 €/m² in 2021 to 1 789 in 2026, around 19 %, with a rise of 5,2 % over twelve months. Émonville gains 27 % over five years and La Bouvaque 23 %, while Rouvroy, at 4 %, is the most stable market.

The Menchecourt and Porte au Bois suburbs, as well as the south-east of the town, record too few apartment sales to publish a reliable price. Immover covers the four districts where volume allows it: Émonville, La Bouvaque, Saint-Vulfran and Rouvroy.
