The 2026 figures· Indicative data
1 981€/m²

The average price recorded in Ambès stands at 1 981 €/m². This average covers a stock dominated by detached houses, spread between the village centre, the hamlets of the peninsula and a 1950s workers' estate inherited from the local industrial boom. Apartments are few and are concentrated in a handful of small developments. The gaps around this average come mainly from the type of property, the floor area, the plot, the condition and the closeness of the industrial and port areas of the Bec d'Ambès. The building stock remains marked by the estuary position of the municipality, exposed to flooding and protected by dykes. These figures come from DVF data, the French notarised sales database, which records sales actually signed before notaries, and give a municipal benchmark to be refined property by property.

Market trends and analysis for Ambès

The Ambès market rests on its position as a municipality of the outer northern edge of Bordeaux, at the tip of a peninsula between the Garonne and the Dordogne. Prices, more affordable than in the core of the conurbation, support demand from families and first-time buyers looking for a house with a plot without leaving Bordeaux Métropole. The estuary and industrial character of the Bec d'Ambès sets the municipality apart from the other territories of the right bank, with a setting of banks and palus that appeals to some buyers. Demand therefore focuses mainly on houses, which make up most of the available stock.

Supply remains constrained by the presence of the industrial and port areas, by the flood risk linked to the position between two rivers, and by limited building land. On the second-hand market, the energy performance of houses has become a bargaining point, in particular for suburban homes from past decades and for dwellings in the workers' estate. Buyers weigh price, distance from the industrial installations and plot size according to their project. The small share of apartments steers most transactions towards individual housing.

The history of Ambès

Ambès occupies the tip of a peninsula formed by the confluence of the Garonne and the Dordogne, the Bec d'Ambès, on the 45th parallel north. The name may go back to the Roman occupation, when the root ambo, meaning two, is linked to a designation of the estuary, in reference to the two rivers that enclose the territory. Long a municipality of palus, those low lands reclaimed from the marshes and protected by dykes, Ambès lived on farming and on the vine before industry changed its face.

In 1793, the two parishes of Notre-Dame d'Ambès and Saint-Jacques-du-Bec were joined to form the municipality. The revolutionary period gave the territory its name in the local administration, since the Gironde department was renamed Bec-d'Ambès between 1793 and 1795 by the members of the Convention. From its past the municipality keeps the château de Sainte-Barbe, an eighteenth-century house listed as a historic monument, and the church of Notre-Dame.

From 1930, the creation of an oil port serving Bordeaux moved Ambès into the industrial age. The peninsula took in refineries, a fuel depot, a former thermal power station and a carbon black plant, which made the Bec d'Ambès an energy and port hub for the conurbation. This activity shaped the built landscape, notably with a 1950s workers' estate of terraced houses. Part of Bordeaux Métropole, the metropolitan authority, and of the Bordeaux district, the municipality had 3 313 inhabitants at the last census.

Who buys in Ambès

Ambès has around 3 313 inhabitants. The municipality has a strongly suburban residential profile, where detached houses clearly dominate the stock and apartments remain a minority, confined to a few small developments. Housing is largely owner-occupied, with a significant share of families settled here for a long time, often tied to the working and port history of the peninsula. Main homes make up most of the stock, second homes being little represented in this estuary territory. Buyers are mainly households and first-time buyers drawn by prices more affordable than in the core of the Bordeaux conurbation, ready to accept the closeness of the industrial areas in exchange for a house with a plot.

Frequently asked questions

The average price recorded in Ambès stands at 1 981 €/m², based on sales registered with notaries and published in DVF data, the French notarised sales database. This figure aggregates varied properties, overwhelmingly houses. The type of property, the floor area, the condition, the plot, the energy performance and the location explain most of the gaps around this average. For a reliable valuation, it is better to rely on sales of comparable properties than on the municipal average alone.

Ambès lies around 17 kilometres north of Bordeaux, on the Bec d'Ambès peninsula. The municipality is linked to the conurbation by the departmental road that follows the bank of the Garonne and by the bus network of Bordeaux Métropole. Its position at the end of a peninsula, between two rivers, makes it a territory somewhat away from the main routes, which weighs on journey times but preserves a quieter setting. This level of service is one of the factors that weigh on the residential appeal of the municipality.

Ambès combines an estuary setting of banks, palus and marshes with a strong industrial legacy tied to the oil port of the Bec d'Ambès. The municipality keeps the château de Sainte-Barbe, an eighteenth-century house listed as a historic monument, as well as the church of Notre-Dame. A 1950s workers' estate bears witness to the industrial boom of the twentieth century. Local life is animated every summer by the theatre festival Les Odyssées, which draws a wide audience to the peninsula.

The Ambès market is made up overwhelmingly of houses, the apartment forming only a small part of the stock. Buying a house therefore matches the dominant profile of the municipality, with a plot and a peninsula setting. The few apartments are found in a handful of small developments and suit more modest budgets or single people. Your choice will depend above all on your budget and on your need for outdoor space.

Housing in Ambès is organised around the village centre, where the church and the shops are found, then spreads out in hamlets and housing estates across the peninsula, at a distance from the industrial installations of the Bec d'Ambès. The 1950s workers' estate forms an area of its own, marked by its terraced houses. The areas close to the banks and the palus offer a more rural setting, subject to the flood risk managed by the dykes. Each area has its own characteristics of building stock and environment, to be looked at closely according to your project.
