Property Prices in Ambilly

The 2026 figures· Indicative data
4 252€/m²

The average price of an apartment in Ambilly sits around 4 252 €/m². That level, high for a small municipality, is explained by its position on the border with Switzerland and by its full integration into the Geneva area. The housing stock is essentially collective: on a territory of barely more than a square kilometre, housing is dense and the supply of houses remains limited. Recent blocks close to the tramway stand apart from the older developments of the centre. The purchasing power of cross-border workers, paid in Swiss francs, lastingly supports demand and values. These benchmarks come from the sales signed before notaries (the DVF database). It is a municipal average, to be refined on comparable properties for your valuation.

Market trends and analysis for Ambilly

The Ambilly market is indexed on that of the Grand Genève. Cross-border employment and Swiss salaries feed firm demand, which local supply struggles to absorb given the scarcity of land. The arrival of the tramway and of the Léman Express has strengthened the appeal of the municipality, with about a hundred transactions a year on a stock that is nonetheless small.

On the supply side, the already high density leaves little room for new developments, which keeps prices under pressure. Energy performance is becoming a sorting criterion on older blocks, but cross-border pressure limits room to negotiate. For buyers, the trade-off often plays out between Ambilly and the neighbouring municipalities of the conurbation, within tram distance of the border.

The history of Ambilly

The territory of Ambilly was occupied from Antiquity by a Gallo-Roman villa. In the Middle Ages, its lands came under the bishopric of Geneva before being disputed between noble families, from Switzerland to Savoy. It was not until the nineteenth century that the municipality was definitively attached to France.

With a territory of about 1,25 square kilometres, Ambilly is the smallest municipality of the Haute-Savoie by area. It is bordered to the south by Annemasse and to the north by Switzerland, the Foron marking the border between the two countries. That tightness has imposed dense urbanisation, typical of an immediate suburb of Annemasse.

Despite its size, Ambilly hosts major projects of the Grand Genève: the Léman Express, the first cross-border French-Swiss regional rail service, the Annemasse-Geneva tramway, the Grand Genève greenway and the Étoile Annemasse-Genève development zone. The tramway links the municipality in a few minutes to the Moëllesulaz border crossing and to Geneva.

Who buys in Ambilly

Ambilly has about 6 355 inhabitants on a tiny and very dense territory. The housing stock is mainly collective, with few detached houses available. Buyers are for the most part cross-border workers employed in Geneva, as well as working people from the Annemasse conurbation and investors targeting letting in a tight market. Demand far exceeds supply, which keeps prices at a level above that of other municipalities of comparable size.

Frequently asked questions

The average price is close to 4 252 €/m² for an apartment. It is a municipal average: the real gap depends on the age of the building, the floor level, energy performance and the distance to the tramway and to the border. A recent block near the tram line is not valued like an older development in the centre. A valuation based on comparable sales remains the best basis for your plans.

The municipality borders Geneva and is part of the Grand Genève. Many residents work in Switzerland and have purchasing power in Swiss francs, which supports demand for housing on the French side. The scarcity of land, on a territory of barely more than a square kilometre, sharpens that pressure on prices.

The Annemasse-Geneva tramway serves Ambilly and reaches the Moëllesulaz border crossing in a few minutes, before continuing towards Geneva. The Léman Express, departing from nearby Annemasse, links Geneva, Annecy, Évian and Saint-Gervais. That cross-border service makes the municipality a sought-after base for cross-border workers.

The supply of houses is very limited. On such a small and dense territory, collective housing largely dominates and the rare detached houses trade at high levels. Most transactions concern apartments. The choice between apartment and house depends above all on availability, more than on a real alternative.

The municipality is directly attached to Annemasse, whose urban fabric it extends, and belongs to the Annemasse Agglo conurbation authority. That continuity gives access to the shops, services and transport of the conurbation, while remaining a few minutes from the border. It is that pivotal position between Annemasse and Geneva that shapes its property market.
