The history of Annemasse

Annemasse is the second largest town in Haute-Savoie and the heart of the French Genevois area. Backing onto the border of the canton of Geneva, from which it is separated only by the municipalities of Gaillard and Ambilly, it occupies a dense and compact territory of about 5 km², at the foot of the Salève. Its centre is organised around the place Deffaugt and its shopping streets.

The town changed scale with its transport links. Its station has been served since the end of 2019 by the Léman Express, the cross-border rail network that puts Geneva about twenty minutes away, and tram line 17, opened the same year, links the parc Montessuit to Lancy-Pont-Rouge in around twenty-five minutes. Since the end of 2025, the extension of the line has served the place Deffaugt, Barbusse and Perrier-Aubrac. Around the centre and the station lie Brouaz to the west, Romagny to the north-east, Vernand to the south, and Château Rouge, Le Beulet and Le Perrier to the east and south-east.

The geography of prices follows this structure. Brouaz, Le Beulet, Romagny, La Gare and Vernand are gaining value, carried by their residential character and by the links towards Geneva. The most affordable areas lie in the south-east, around Le Perrier.

Who buys in Annemasse

The Annemasse market is first of all that of a border town. It attracts working people employed in Geneva, whose income is earned in Swiss francs, along with families, first-time buyers from the Geneva area and buyers from the rest of Haute-Savoie. This dual demand, French and cross-border, explains prices well above those of a French town of comparable size, as well as a very active market, with around 560 apartment sales a year.
