The average price recorded in Arcangues stands at 4 514 €/m². This average covers a stock made up overwhelmingly of detached houses and villas, spread across the wooded hills of the municipality, around the village and near the woodland edges. Proximity to Biarritz and Anglet, a few kilometres away, weighs on price levels, while preserving the quiet of the inland hills. These figures come from the DVF database, which records sales actually signed before notaries, and give a municipal benchmark to be refined property by property.

Market trends and analysis for Arcangues

The Arcangues market rests on its status as a residential village in the hinterland of Biarritz, a few kilometres from the Basque coast. Demand comes mainly from families, professionals and buyers drawn to the hillside setting and proximity to the coast, who are looking for a house with a plot without settling in the seaside resorts. The prestige associated with the Basque Country and with the municipality, between château, golf course and preserved landscape, sustains buyer interest, including for second homes. Demand therefore bears mainly on houses and villas, which make up the bulk of the available stock.

Supply remains constrained by the largely low-density character of the municipality and by the protection of its natural and farming areas, which limit building land. On the resale market, energy performance and the condition of properties have become points of negotiation, particularly for houses from past decades. Buyers weigh up the view, the size of the plot, proximity to the coast and the quiet of the interior according to their plans. The small share of apartments steers most transactions towards individual housing and keeps pressure on the most sought-after properties.

The history of Arcangues

Arcangues bears the Basque name Arrangoitze. The older forms of the place name, Archagos in the 12th century, Arcangos in 1255, then Arcangues from 1711 onwards, refer according to linguists to a rocky height facing east. The village belongs to the historic province of Labourd, at the south-western tip of the present-day department of the Pyrénées-Atlantiques. A Sanche d'Arcangues appears as a witness in deeds of the Livre d'or de Bayonne between 1150 and 1170, a sign of the long standing of the local lordly family, which held the office of king's procurator from the 17th century until 1749.

The village is organised around the church of Saint-Jean-Baptiste, which houses a Virgin in Majesty from the 14th century and was, during the crisis over church inventories in 1906, the scene of resistance led by the mayor. The château of Arcangues, owned by the family of the same name, served as headquarters for the Duke of Wellington during the campaign of December 1813 to January 1814, at the end of the Napoleonic wars in the South West. The estate and its surroundings have lastingly shaped the landscape of the municipality, between cultivated hills and woodland that covers a large part of its territory.

Arcangues remains famous for its cemetery, where the tenor Luis Mariano is buried; he was a regular visitor to the village and was made an honorary citizen from 1961. In the 1990s, the brothers Guy and Jean d'Arcangues created the Arcangues golf course, designed by the American architect Ronald Fream, several holes of which surround the château and run alongside the cemetery. Administratively, the municipality today belongs to the department of the Pyrénées-Atlantiques, in the Nouvelle-Aquitaine region, and forms part of the Communauté d'agglomération du Pays basque, the Basque Country conurbation authority.

Who buys in Arcangues

Arcangues has 3 657 inhabitants. The municipality has a strongly residential profile dominated by individual housing, where detached houses and villas make up the large majority while apartments remain a minority. Main residences form the bulk of the stock, complemented by a share of second homes linked to the tourist appeal of the nearby Basque coast. The stock is largely made up of owner-occupiers. This profile mainly attracts families, professionals and working households looking for a house with a plot a few minutes from Biarritz and Anglet, while enjoying the quiet of the inland hills. Buyers drawn to the Basque way of life and to proximity to the coast steer demand towards individual housing.

Frequently asked questions

The average price recorded in Arcangues stands at 4 514 €/m², based on sales registered with notaries and published in the DVF database. This figure brings together a range of properties, overwhelmingly houses and villas. The type of property, the floor area, the plot, the view, the condition, the energy performance and the distance from the coast explain most of the differences around this average. For a reliable valuation, it is better to rely on sales of comparable properties than on the municipal average alone.

Arcangues lies in the hinterland of Biarritz, about 6 kilometres from the resort, and some eight kilometres from Bayonne. The municipality is linked to the Basque conurbation and the coast by the local road network, close to the A63 motorway and the routes towards Biarritz-Pays basque airport. This position, both close to the coast and away from its traffic, is one of the factors behind the residential appeal of the municipality. It makes it possible to reach the employment and service centres of the Basque Country quickly while keeping a rural setting.

Arcangues offers the setting of a Basque village in the hills, organised around the church of Saint-Jean-Baptiste and its old centre. The château of Arcangues, the cemetery where the tenor Luis Mariano is buried and the golf course laid out in the 1990s are among the landmarks of the municipality. The wooded hills and the views towards the Pyrenees provide a natural environment appreciated by residents. This countryside atmosphere, only a few kilometres from the coast, contributes to the residential appeal of the village.

The Arcangues market is made up overwhelmingly of houses and villas: apartments form only a small share of the stock. Buying a house therefore matches the dominant profile of the municipality, with a plot and a hillside setting close to the Basque coast. The few apartments are found in a handful of small developments and suit more contained budgets or second-home projects. Your choice will depend above all on your budget and on your need for outdoor space.

Arcangues is organised around its old village centre, with the church, the town hall and the pelota court, then extends as individual housing across the hills and valleys that make up its territory. Areas offering open views towards the Pyrenees or the coast are particularly sought after. The surroundings of the château and the golf course form a prized residential setting, while other, more rural neighbourhoods keep a farming character. Each area has its own characteristics of building, plot and surroundings, worth examining closely depending on your project.
