Property Prices in Arcueil

The 2026 figures· Indicative data
5 176€/m²

Apartments in Arcueil sell at an average price of around 5 176 €/m², based on transactions actually signed before notaries (DVF data, the French record of notarised property sales). A dense municipality of the inner suburbs, immediately bordering Paris, Arcueil shows a stock strongly dominated by apartments, between older buildings, large housing complexes and recent schemes, completed by a few houses in the residential areas. Properties close to the RER B stations and to the Paris boundary are among the most sought after, while the areas further back or along the main roads remain more moderate. The closeness of Paris and of the employment centres of the southern Paris region supports sustained demand. The price shown is a municipal average: the floor level, the condition, closeness to a station and the surroundings create noticeable gaps from one property to another. That benchmark drawn from completed sales should be refined on comparable properties for a precise valuation.

Market trends and analysis for Arcueil

The Arcueil market follows the path of the southern inner suburbs of Paris. With an average price of around 5 176 €/m² for an apartment, the municipality sits below Paris itself, while benefiting from its shared boundary with the capital and from the RER B service. Demand comes mainly from working people and families seeking quick access to Paris and to the employment centres of the southern Paris region, which keeps an active market, at around 110 apartment sales a year.

Geography and history draw marked gaps. The areas close to the stations and to the Paris boundary are the most highly rated, while the districts along the main roads or further back remain more accessible. The stock, partly old, shows varying levels of energy performance that now weigh on negotiations: a dwelling with a good energy rating holds its value better. For a seller, closeness to a station, the condition of the property and its energy rating count as much as the municipal average, which is why an adjusted valuation is worth having.

The history of Arcueil

Arcueil is a municipality of the Val-de-Marne, in the inner suburbs, immediately south of Paris, in the Bièvre valley. Its very name evokes the Roman arches that crossed it: a Gallo-Roman aqueduct already brought water towards Lutetia by spanning the valley. That ancient heritage lastingly marked the identity of the municipality, long a village of the southern suburbs before its development.

Arcueil is famous for its aqueducts. The Médicis aqueduct, built at the start of the seventeenth century to supply the Luxembourg palace and gardens, crosses the Bièvre valley on great arches. In the nineteenth century, the Vanne aqueduct, built under the direction of the engineer Belgrand to supply Paris with water, was superimposed on the earlier one, forming the monumental ensemble seen today between Arcueil and Cachan. The composer Erik Satie lived in Arcueil from the start of the twentieth century until his death, in a house that remains attached to his memory.

The development of Arcueil accelerated with the growth of the Paris suburbs and the arrival of the railway. The municipality is today served by RER line B, with the stations of Arcueil-Cachan and Laplace, which connect it to the heart of Paris in about ten minutes. Bordered by the ring road and the main routes of the southern Paris region, close to the employment centres and higher-education institutions of the Val-de-Marne, Arcueil combines historic roots with the residential role of an inner-suburb town.

Who buys in Arcueil

Arcueil has about 22 200 inhabitants, on a dense inner-suburb territory where apartments largely dominate, between older buildings, housing complexes and recent developments. The market attracts first working people and families employed in Paris or the southern Paris region, won over by the direct RER B service and by prices more accessible than in the capital itself. First-time buyers are present, notably on small and medium units, while the closeness of Paris and of the Val-de-Marne university campuses sustains rental demand. Houses, rarer, are concentrated in the residential areas.

Frequently asked questions

The average price of an apartment stands at around 5 176 €/m² in Arcueil, based on sales actually signed (DVF data). It is a municipal average: a property close to an RER B station or to the Paris boundary sits rather above, an older apartment or one along the main roads below. The floor level, the condition, the view and closeness to transport make that figure vary. For a reliable valuation, it is better to start from comparable properties close to your address.

Yes. With an average price of around 5 176 €/m² for an apartment, Arcueil sits below Paris itself, while sharing a boundary with the capital and enjoying a direct RER B service. That gap, combined with the immediate closeness of Paris, is one of the main drivers of the municipality's appeal for working people and families.

Arcueil is served by RER line B, with the stations of Arcueil-Cachan and Laplace, which connect the heart of Paris in about ten minutes. The municipality directly adjoins the capital and is bordered by the ring road and the main routes of the southern Paris region. That fast service, on the immediate edge of Paris, strongly shapes local property demand.

The surroundings of the RER B stations and the northern fringe, on the boundary with Paris and Gentilly, are among the most in-demand areas, for their quick access to the capital. The residential districts around the aqueducts and the Bièvre valley appeal for their setting. The areas along the main roads or further back remain more accessible. The density of the municipality limits supply everywhere.

No. Arcueil is a dense inner-suburb municipality where apartments very largely dominate the stock, between older buildings, housing complexes and recent schemes. Detached houses are rare there and concentrated in a few residential areas, which makes them sought after and generally more expensive per m² than apartments. The choice depends on your budget and on the availability of properties in the area you are targeting.
