Mood illustration of Arzon, at the tip of the Rhuys peninsula, between the gulf of Morbihan and the Atlantic.
The average price of apartments in Arzon reaches 5 237 €/m², based on DVF transactions actually registered with notaries. The municipality occupies the tip of the Rhuys peninsula, between the ocean to the south and the gulf of Morbihan to the north, with two distinct hubs: the large Crouesty marina and the village of Port-Navalo. That configuration explains a spread of values depending on proximity to the water, the view over the gulf or the ocean and the surroundings of the property. Apartments close to the harbours and the seafront trade above the average. Demand, very largely geared to second homes and fed by buyers from Vannes, Nantes, Rennes and the Paris region, plays out on a scarce stock, in a protected site where land is tightly controlled.
Prices from the DVF file (Demandes de valeurs foncières, published by the DGFiP), transactions actually recorded at the notary at municipality level. Cross-referenced with the Notaires de France - INSEE indices. Learn more about our methodology.
The Arzon market remains tight, with a limited but steady volume of apartment sales in the DVF data. Second-home demand, solid and long established on the Rhuys peninsula, comes up against a constrained stock: the municipality is largely built up and protected, and available land is rare. Transactions mainly concern resales, which keeps up the pressure on the best-located properties, around Le Crouesty, Port-Navalo and the seafronts.
Several factors support these levels. The quality of the site at the entrance to the gulf of Morbihan, the presence of one of the largest marinas in Brittany, the double frontage onto ocean and gulf and the proximity of Vannes widen the pool of buyers well beyond the local area. A sailing and heritage-minded clientele, attached to a recognised area, helps keep Arzon among the most expensive municipalities on the Morbihan coast.
Arzon sits below Carnac, the well-known neighbouring resort of the bay of Quiberon, and at a level close to Quiberon itself. The municipality remains, on the other hand, clearly more expensive than Vannes, the prefecture at the head of the gulf of Morbihan, which is more affordable.
The territory of Arzon has been occupied since prehistoric times, as attested by the cairn of Petit Mont, a Neolithic monument several thousand years old, reused as a bunker by the German army in 1943. That layering of eras, from burial mound to blockhouse, sums up the history of a strategic headland commanding the entrance to the gulf of Morbihan, one of the largest and busiest on the Atlantic coast.
Port-Navalo, at the western tip of the Rhuys peninsula, developed in the nineteenth century as a fishing port. Guardian of the entrance to the gulf, where the current can reach some of the strongest speeds in Europe, the village has kept its lighthouse and its maritime character, becoming one of the most photographed sites in the Morbihan. For a long time, the economy of Arzon rested on fishing and on modest farming on this wind-exposed land.
The major turning point dates from 1973, with the launch of the Crouesty marina. Now one of the largest marinas in Brittany, with more than a thousand berths, it turned the municipality into a leading sailing destination and accelerated its residential development. Arzon now combines two frontages, the gulf to the north and the ocean to the south, and an economy geared to boating and holiday living.
Arzon has 2 271 year-round inhabitants, a figure that rises sharply in season. The municipality stands out for a share of second homes among the highest on the Morbihan coast, in keeping with its double vocation as marina and resort. Buyers are in the great majority second-home purchasers, sailors or families from Vannes, Nantes, Rennes and the Paris region, along with retired people who settle here. Apartments with a view over the gulf or the ocean and properties close to Le Crouesty or Port-Navalo concentrate demand, in a narrow market where the scarcity of well-located properties keeps price levels high.
The average price of apartments in Arzon is 5 237 €/m², based on DVF transactions actually completed before notaries. That average covers gaps linked to proximity to the harbours, to the view over the gulf or the ocean and to orientation. A recent apartment with a sea view and an older dwelling set back do not sit at the same price level.
Le Crouesty is a large modern marina, surrounded by residential developments and shops, and very lively in season. Port-Navalo is a former fishing village at the tip of the peninsula, more authentic, with its lighthouse and its seafront. Both sectors are sought after, with different atmospheres that influence the type of properties and their value.
Arzon lies at the tip of the Rhuys peninsula, some thirty kilometres from Vannes by the road that follows the gulf of Morbihan. A ferry links Port-Navalo to Locmariaquer and the other shore of the gulf in season. Vannes, its high-speed rail station and Nantes airport are the main ways in from the rest of France.
Very largely. Its double vocation as marina and seaside resort makes Arzon one of the municipalities of the Morbihan with the highest share of second homes. That structure puts strong pressure on prices and thins the year-round supply. Furnished tourist lets are subject to local rules to be checked at the town hall before any seasonal letting project.
The benchmark price of 5 237 €/m² concerns apartments, which are numerous in the Crouesty developments and near the seafronts. Houses, often with a garden or close to the water, change hands on a narrow market and at high levels. The choice depends on the intended use, a sailor's base or a family holiday home on the peninsula.
