Jonches occupies the north-east of Auxerre, on the right bank of the Yonne. It is the most rural part of the commune: hamlets and hillsides, Jonches, Laborde, Chesnez and Vaux, linked to the centre by the Roman road, which has kept that name since antiquity.
The area runs from the côte de Poiry to Sainte-Nitasse and Les Coutarnoux, in a fabric of older houses and recent individual homes, broken up by vines and fields. To the south-west it takes in the plaine des Isles, a business park laid out on the riverside, and the Champoulains and Mignottes area, where the streets are named after pioneers of aviation and industry.
On the market, Jonches shows the highest average price in Auxerre, at around 1 877 €/m², on around 12 apartment sales a year. The median, at 1 894 €/m², is above the average. The district gains 12 % over five years and remains flat over twelve months, but the small number of apartment transactions calls for caution: the market here is first of all a house market.
Jonches attracts families looking for a house with land a few minutes from the centre of Auxerre, and buyers from the Paris region drawn by the setting of the hillsides and by the closeness of the vineyard. Demand is almost entirely for houses; the few apartments that change hands are in small blocks or in divided houses. A car remains essential in the hamlets.
The average price in Jonches is 1 877 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 1 619 to 2 187 €/m² depending on the building, the floor and the condition.

The area is the most rural and the most residential in the commune, with houses on their own land and a setting of hillsides and vines. Its median, at 1 894 €/m², is above its average, a sign of a solid market, even though it rests on a small number of apartment sales.
The district is made up of older hamlet houses and recent individual homes. Apartments are scarce there, within a band of 1 619 to 2 187 €/m². The year of construction and the presence of outdoor space account for most of the gap.
