Property Prices in Bandol

The 2026 figures· Indicative data
6 499€/m²

The average price of apartments in Bandol stands at 6 499 €/m², based on DVF (the French notarised sales database) transactions actually recorded at the notary. The municipal housing stock is very largely made up of apartments, often from the seaside developments built on the hills after the 1960s. This average therefore covers contrasting situations: the properties on the seafront, around the Rènecros cove and the Capelan trade well above the buildings set back, towards the station or the heights. Floor area, storey, the view over the bay and the presence of outdoor space explain most of the gaps seen from one sale to the next.

Market trends and analysis for Bandol

The Bandol market remains active for a municipality of this size: around 283 apartment transactions per year, and 302 sales retained for the reference year 2025. This volume owes to the structure of the stock, very largely collective and geared towards second homes, which sustains a regular turnover. The municipal average therefore rests on a solid sample, but it covers heterogeneous segments: small seafront units, family apartments from the 1970s on the hills, and much rarer recent properties.

Several factors support the level of prices. The municipal territory is narrow, backed against the hills of the vineyard, which leaves little available land and limits new-build developments. The resort lives off long-established tourism, resting on the marina, the island of Bendor and the beaches, with a season that stretches from spring to autumn. Finally, the rail service and the A50 bring the municipality closer to the employment areas of Toulon and Marseille, which widens demand beyond holiday buyers alone.

Bandol on the western coast of the Var

average €/m²

Bandol sits in the upper range of the Var coastline, slightly below its immediate neighbour Sanary-sur-Mer, above Six-Fours-les-Plages and well above Toulon. The gaps stem first from the scarcity of seafront land and the weight of second homes.

The history of Bandol

The name Bandol comes from the Latin Bandolium, which became Bendor and then Bandol in Provençal. The site was deserted at the end of Antiquity, its inhabitants withdrawing inland, notably to La Cadière. The locality was reborn at the turn of the 17th century around a fort raised by the Duke of Épernon, which Henri IV made into a fief in 1596 for the benefit of Antoine Boyer. His descendants founded a village in 1715 with seven pioneering families, relying on the trade in the region's wines, shipped from the roadstead. On the eve of the Revolution, in 1789, the population reached around 1 200 inhabitants, and Jean-Baptiste Gardon was elected mayor in 1790.

The seaside turning point came with the arrival of the railway: the Aubagne to Toulon line opened on 3 May 1859 and Bandol station opened in 1862, on what is now the Marseille-Saint-Charles to Vintimille route. The municipality was classified as a seaside resort on 3 July 1923, a status that allowed a gaming establishment to open: a first casino was set up in 1924 at the Golf Hôtel, before the municipal casino was inaugurated in July 1930. Bandol wines obtained their controlled designation of origin through the decree of 11 November 1941. In 1943, Jacques-Yves Cousteau carried out his first self-contained diving apparatus trials in the bay.

In 1950, Paul Ricard bought the islet of Bendor, seven hectares of uninhabited rock facing the port, and drew up its plans himself: a hamlet with its workshops, its shops, its harbour and its hotels, completed by a museum of wines and spirits inaugurated in 1958. The island, served by a permanent shuttle, became the visual landmark of the municipality. The post-war years then turned the wine-growing town into a resort: the marina expanded and urbanisation spread over the amphitheatre of hills around the bay. This constrained relief explains the current shape of Bandol, dense near the shore and tiered on the heights.

Who buys in Bandol

Bandol has 8 267 inhabitants for a stock of nearly 12 000 dwellings. According to INSEE (the national statistics institute), second homes and occasional dwellings account for around 60 % of this stock, against 37 % of main residences: the municipality sells first to second-home buyers, often coming from Marseille, Lyon or the Paris region. Still according to INSEE, apartments make up more than 75 % of dwellings, which steers the market towards two- and three-room flats with a terrace. Among main residences, nearly 64 % of households are owners, a high proportion that leaves little year-round rental supply.

Frequently asked questions

The average price of apartments in Bandol is 6 499 €/m², calculated on DVF transactions actually recorded at the notary. This figure is a municipal average: it mixes the seafront properties and the buildings on the heights or near the station. For a specific property, the view, the storey and the presence of a terrace vary the value appreciably around this reference.

The seafront and the quays of the port concentrate demand, with the apartments open onto the bay and the island of Bendor. The Rènecros cove, a sheltered beach lined with villas and low buildings, and the Capelan area to the west form the other sought-after hub. Set back, the hillside districts and the surroundings of the station offer more affordable properties, generally without a direct sea view.

Yes. According to INSEE, around 60 % of the municipality's dwellings are second homes or occasional dwellings, against 37 % of main residences. This structure has two concrete consequences: a population that varies sharply between winter and summer, and a reduced year-round rental market, part of the stock being kept for seasonal letting. Properties with outdoor space and parking remain the most in demand.

Bandol has an SNCF railway station opened in 1862, on the Marseille-Saint-Charles to Vintimille line, served by the regional TER trains that link Toulon and Marseille. The municipality is also connected to the A50 motorway between the two cities. This service allows commuting to these two employment hubs, which supports part of the year-round residential demand, in addition to second-home buyers.

Only partly. The appellation bears the name of Bandol, the port from which the wines were historically shipped, but it extends over eight municipalities of the Var, including Le Castellet, La Cadière-d'Azur, Le Beausset and Saint-Cyr-sur-Mer. Most of the terraces planted with mourvèdre are therefore in the hinterland. Bandol's own territory is narrow and largely urbanised, which limits the buildable land available.
