The location, closeness to the Persan-Beaumont station, the condition of the property, the floor level and the presence of outdoor space make the value of a dwelling vary noticeably. Market trends and analysis for Beaumont-sur-Oise

The Beaumont-sur-Oise market rests on steady demand from households of the outer Paris ring, carried by the rail service towards Paris and by prices more accessible than those of the municipalities of the southern Val-d'Oise. Transactions are split between apartments in the old centre and houses in the residential districts, with turnover supported by the buying paths of first-time buyers and families. New supply remains limited by the size of the municipality and by an already built-up fabric, which concentrates sales on resales within the existing stock.

Several factors cap the price level. The municipality sits below the most highly rated towns of the Oise valley and the south of the department, where the immediate closeness of Paris and the wooded setting pull values up. Conversely, the line H service, the heritage of the old town and the presence of local facilities support underlying demand. The value of a property here depends above all on its area, its condition and its distance from the station.

The history of Beaumont-sur-Oise

The site of Beaumont-sur-Oise has long been occupied. Excavations have brought to light a presence from the Neolithic, then a Gaulish hill fort set up to watch over a ford across the Oise. In the third century, the Romans built on a spur a defensive wall sheltering a garrison, a castrum controlling that strategic crossing between the plain of France and the Oise valley.

The name Beaumont appears at the start of the eleventh century with the counts of Beaumont, who asserted their power over this contact point between the Île-de-France and Picardy for more than two centuries. A first wooden castle is mentioned in the tenth century; Count Mathieu (1080-1155) replaced it with a rectangular Romanesque keep about twenty-five metres high, surrounded in the thirteenth century by a wall flanked with cylindrical towers. The stronghold commanded the way to Paris. In 1223, the county returned to the Crown and Saint Louis stayed there.

The castle was destroyed and rebuilt several times, during the Hundred Years' War and then the Wars of Religion, when it was besieged in 1590 by Henry IV. Its ruins, listed as a historic monument in 1999 and restored at the end of the 1990s, still dominate the valley: Émile Zola discovered them in 1888 and drew on them for his novel Le Rêve. At the heart of the old town, the church of Saint-Laurent, built between the second half of the twelfth century and the start of the thirteenth, bears witness to the beginnings of Gothic art and carries a Renaissance bell tower. The arrival of the railway at Persan-Beaumont station, in 1846, rooted the municipality in the northern suburbs of Paris.

Who buys in Beaumont-sur-Oise

Beaumont-sur-Oise has 10 232 inhabitants. Attached to the arrondissement of Pontoise and the canton of L'Isle-Adam, the municipality combines an old centre packed on the left bank of the Oise with more recent residential areas on its edges. Its market is aimed first at working households and first-time buyers of the outer Paris ring: the service by Transilien line H from Persan-Beaumont station puts Paris within daily commuting reach, which feeds demand from commuters. Local facilities, including the Beaumont-sur-Oise hospital site, also support a year-round population. The apartments of the centre and the town houses share the stock with the bungalows of the residential districts, each segment answering different budgets and projects.

Frequently asked questions

The average apartment price in Beaumont-sur-Oise is 3 077 €/m², based on DVF transactions actually completed before notaries. That average covers gaps depending on the area, the condition of the property, the floor level, the presence of outdoor space and the distance to the station. A renovated apartment in the centre and an older dwelling on the edge do not sell at the same level.

The fabric of Beaumont-sur-Oise is contrasted. The old centre, around the church of Saint-Laurent and the remains of the castle, mixes apartment buildings and town houses on streets sloping down to the Oise. The residential districts of the heights and the edges mainly offer bungalows with land. Closeness to the Persan-Beaumont station, the aspect and the condition of the property weigh on the value of a dwelling from one address to another.

Persan-Beaumont station, opened in 1846, is served by Transilien line H from Paris Gare du Nord, as well as by Hauts-de-France regional trains. By car, the municipality is linked to Paris, some thirty kilometres to the south, by the roads of the Oise valley and the N16. Pontoise, the arrondissement town, is about twenty kilometres away.

The choice depends on the project. The benchmark price of 3 077 €/m² applies to apartments, found mostly in the old centre and the small developments. Town houses and bungalows on the edges are aimed at families looking for land or outdoor space; they sell according to their floor area, their condition and their location, often above the level of the most modest apartments.

The municipality benefits from its position in the northern outer ring of Paris and from a direct rail service on line H. That profile attracts working households and first-time buyers who work in the Paris region but look for more measured prices than in the heart of the conurbation. Local facilities and the setting of the Oise valley also sustain demand from year-round residents.
