Market trends and analysis for Biot

The Biot market is that of a sought-after municipality on the Côte d'Azur, at the crossroads of heritage and the modern economy. The closeness of Sophia Antipolis, of the Antibes coast and of the neighbouring cities sustains steady demand, carried at once by workers from the technology park, by families and by second-home buyers. The old village and the residential districts of villas hold the highest values.

Several factors durably support prices: the scarcity of land, the appeal of a setting between hills and sea, and the economic weight of Sophia Antipolis. Conversely, high prices and a substantial share of second homes can reduce access to the market for local households. The market remains very sensitive to location, with marked gaps between the perched village, the villa districts and the sectors close to the plain.

The history of Biot

Biot is a former fortified medieval village of the Antibes hinterland, perched on a hill overlooking the plain of the Brague. After being left abandoned for a long time, it was resettled in 1470 by families from the Oneglia region of Italy, who rebuilt it. The old village keeps from that period its arcades, its fortified gates and its central square.

The municipality owes part of its reputation to its pottery tradition. Thanks to soil rich in clay, sand and manganese, Biot became a major centre for the production of jars, widely exported through the ports of Antibes and Marseille until the eighteenth century. The village then counted many potters whose output reached every Mediterranean port.

In the twentieth century Biot became a leading centre for the arts of fire. The Verrerie de Biot, founded in 1956, popularised bubbled glass, while the painter Fernand Léger settled there in 1955, at the origin of the national museum devoted to him. An arts village where potters, ceramicists and glassmakers open their workshops, Biot today combines that craft heritage with the closeness of the Sophia Antipolis technology park.

Who buys in Biot

Biot has about 10 500 inhabitants, in a municipality that stretches between a perched old village and wide residential districts descending towards the plain and the coast. The housing stock mixes village houses, villas with gardens and more recent blocks of flats, notably near the sea and the Sophia Antipolis technology park. The share of second homes is notable, a characteristic of sought-after municipalities on the Côte d'Azur. Buyers combine people working at Sophia Antipolis or in the Antibes urban area, families looking for a villa, and second-home purchasers drawn by the setting, the heritage and the mild climate.

In Biot, houses and villas trade at around 6 245 €/m², against 4 770 €/m² for apartments. That gap is explained by strong demand for villas with a garden and a view, in a municipality where land is scarce and sought after. The closeness of Sophia Antipolis, of the coast and of the old village, together with the quality of the finish, are decisive factors in the value of a house.

Biot neighbours Sophia Antipolis, Europe's leading technology park, which employs tens of thousands of people a few minutes from the village. That closeness, together with that of the Antibes coast and the major towns of the Côte d'Azur, feeds sustained demand for main residences, particularly from managers and families. It helps keep prices high across the whole municipality.

Biot is an arts village known for its bubbled glass, born in 1956, and for its long pottery tradition. It is also home to the Fernand Léger national museum, named after the painter who settled in the municipality in the mid-1950s. That craft and cultural heritage, combined with the charm of the medieval old village, adds to the residential and tourist appeal of Biot.

The share of second homes is notable in Biot, as in many sought-after municipalities of the Côte d'Azur. That demand, on top of that from permanent residents and from people working at Sophia Antipolis, supports prices and limits the available supply. For a buyer, location, view, aspect and the presence of outdoor space are decisive factors, with marked gaps between the old village and the residential districts.
