The average apartment price in Blonville-sur-Mer stands at 4 808 €/m², based on DVF transactions actually registered before notaries (DVF is the French record of notarised property sales). That average covers a mixed stock: holiday buildings on the seafront, seaside developments set back from the sea wall, Belle Époque villas and houses of the hinterland towards Blonville-Terre. The view over the Channel, the floor level, the aspect and the distance to the beach make the value of a property vary widely, a studio close to the sea wall and a house inland not selling at the same level.
Prices from the DVF file (Demandes de valeurs foncières, published by the DGFiP), transactions actually recorded at the notary at municipality level. Cross-referenced with the Notaires de France - INSEE indices. Learn more about our methodology.
The Blonville-sur-Mer market remains active for a municipality of this size, with around sixty-five sales recorded each year in the DVF data. That turnover comes from the structure of the stock, largely made of apartments, and from the very high share of second homes, which change hands more often than year-round occupied dwellings. New supply remains limited: the seaside fabric is already dense along the sea wall, and the protected marsh shared with Villers-sur-Mer contains urban expansion.
Several factors sustain that price level. The position on the Côte Fleurie, immediately beyond Deauville, brings Blonville close to a well-known holiday market while staying below the values of the most highly rated resorts. Second-home demand from the Paris region, supported by motorway and rail access, and the appeal of a directly accessible sandy beach weigh on prices. Conversely, taxation on second homes and the regulation of furnished tourist lettings seek to contain the pressure on permanent housing.
Blonville-sur-Mer sits clearly below Deauville, its immediate neighbour, and remains close to the level of Villers-sur-Mer, while staying under the values of Trouville-sur-Mer. Its position is that of a family seaside resort a few minutes from the most prized addresses on the coast.
Blonville appears in medieval texts in the form Blunvilla in 1108, then Blontlivilla in 1190. The parish then came under the diocese of Lisieux and the bailiwick of Pont-l'Évêque, and its church of Notre-Dame keeps a chancel from the end of the eleventh or the start of the twelfth century. The municipality gives its name to the de Crèvecoeur family, from which came Michel-Guillaume Jean de Crèvecoeur (1735-1813), agronomist and consul in New York, known as Saint John de Crèvecoeur for his Letters from an American Farmer.
The municipality was long organised around two hubs: Blonville-Terre, farming and backing onto the slopes, and Blonville-Mer, born of Belle Époque seaside tourism along the beach. The suffix sur-Mer was added by decree of 11 August 1906, as the resort grew. The town hall was moved to the seafront in 1935, confirming the shift of municipal life towards the coast. The Grand Hôtel, a holiday establishment of that period, has since been converted into apartments.
Blonville-sur-Mer covers 679 hectares, with a fine sandy beach bordered by the Channel and land that rises from the dunes to the slopes of the hinterland. The municipality shares with Villers-sur-Mer a coastal marsh of about 120 hectares, a protected wetland that limits urban expansion to the south-west. Classified as a tourist resort since September 2009, it lies on the Côte Fleurie, between Deauville a few kilometres to the north-east and Villers-sur-Mer to the south-west, and adjoins Bénerville-sur-Mer.
Blonville-sur-Mer has 1 621 inhabitants at the latest INSEE census. The municipality counts about 3 035 dwellings, of which nearly 70 % are second homes and 29 % main residences: the population actually present varies sharply between the low season and the summer. Still according to INSEE, apartments account for about 61 % of the stock, and nearly 67 % of main residences are occupied by their owners. The resident population is fairly old, with a notable share aged over 65. Buyers split between households settled year-round, retirees and second-home purchasers, mainly from the Paris region, drawn by the closeness of Deauville and direct access to the beach.
The average apartment price in Blonville-sur-Mer is 4 808 €/m², based on DVF transactions actually completed before notaries. That average covers significant gaps depending on the view over the Channel, the floor level, the presence of a balcony or a garden, the condition of the property and its distance from the beach. A seafront apartment and a dwelling in the hinterland do not sell at the same level.
The immediate closeness of the sea wall and the sandy beach, together with a full frontal view over the Channel, concentrate the highest values. The front-line holiday buildings and the older seaside villas remain sought after and rarely come back on the market. Set back from the sea wall and towards Blonville-Terre, properties remain more affordable depending on the street and the aspect.
By car, the A13 motorway then the exit towards Deauville serve the Côte Fleurie in about two hours from Paris. The station of Deauville-Trouville, a few kilometres away, is linked to Paris-Saint-Lazare, and a railway halt serves Blonville-Bénerville on the coastal line in season. The municipality is bordered by Deauville to the north-east and Villers-sur-Mer to the south-west.
Second homes make up nearly 70 % of the municipality's housing stock. The seaside resorts of the Côte Fleurie are among the areas where an increase in the housing tax on second homes may apply, and the letting of furnished tourist accommodation is subject to local registration rules. These arrangements change from one year to the next: their exact terms should be checked with the town hall before any project.
The market is mostly one of apartments: according to INSEE, about 61 % of the municipality's dwellings are flats, and the benchmark price of 4 808 €/m² applies to that segment. Houses, seafront seaside villas or bungalows of the hinterland, are rarer on the market and sell across a wide range depending on the plot, the view and the condition. The choice depends above all on the intended use, a year-round main residence or a seaside base.
