The 2026 figures· Indicative data
3 345€/m²

The average price recorded in Bois-d'Arcy stands at 3 345 €/m². That average covers a stock where apartments dominate: according to INSEE, the French national statistics office, flats account for 68,5 % of the 7 485 dwellings of the municipality, against 30,2 % houses. Many of those apartments date from the schemes built from the 1960s and 1970s, when the farming town turned into a residential municipality of the western suburbs. The fabric of houses, rarer, sells at a noticeably higher level: the average price recorded for houses and villas comes out at 4 860 €/m². Floor area, energy rating and closeness to the station explain most of the gaps. The figures come from the DVF database, which records transactions actually registered before notaries.

Market trends and analysis for Bois-d'Arcy

The Bois-d'Arcy market comes from its role as a residential municipality of the western suburbs. With 92,3 % main residences according to INSEE, most transactions concern dwellings occupied year-round, not holiday investment. Demand comes from working households weighing price, floor area and travel time towards Saint-Quentin-en-Yvelines, Versailles and Paris. The continued growth of the population, from about 6 800 inhabitants in 1968 to more than 16 500 today, sustains steady pressure on a stock constrained by the small municipal area.

New supply remains limited by the size of the territory, a little over five square kilometres of which a large part is taken up by existing housing, the business zone and the sites of the fort and the woodland. Activity therefore plays out mainly on resales, where energy performance weighs more and more in negotiations, particularly for apartments in the older schemes. Properties close to the station and houses with a garden keep a value advantage that explains the gap between the average price of apartments and that of houses.

The history of Bois-d'Arcy

Bois-d'Arcy appears in the texts as early as 1169. The name links the wood to a root evoking land cleared by fire, the trace of a territory won from the forest on the plateau overlooking the plain of Versailles. Not to be confused with the municipality of the same name in the Yonne, this Bois-d'Arcy of the Yvelines comes under the arrondissement of Versailles, about eighteen kilometres west of Paris. Under Louis XIV, the territory was called upon to supply the château with water: the Rigole des Clayes, dug in 1678 and 1679, still crosses the municipality and today serves as a walking route.

The landscape keeps the mark of the fortified belt of Paris. The fort of Bois-d'Arcy was built between 1874 and 1881 as part of the Séré de Rivières system, intended to strengthen the defence of the capital to the west. The structure found a second life in cinema: from 1969 the national cinema centre set up there a film conservation centre, today the heart of the French film archives, one of the most important heritage collections in the world. The fort has been listed as a historic monument since 15 February 1991.

Long rural, Bois-d'Arcy shifted into urban growth from the 1960s and 1970s, within the expansion of the western suburbs and the neighbouring new town of Saint-Quentin-en-Yvelines. The population went from about 6 800 inhabitants in 1968 to 16 586 in 2023 according to INSEE. The municipality is today organised between residential districts, a significant business and logistics zone, and the rail service of the Fontenay-le-Fleury - Bois-d'Arcy station, completed by the closeness of the A12 and RN12 roads.

Who buys in Bois-d'Arcy

According to INSEE, Bois-d'Arcy has 16 586 inhabitants for 7 485 dwellings, of which 92,3 % are main residences and only 2,7 % second homes: this is a municipality lived in year-round, not a holiday place. Apartments account for 68,5 % of the stock, houses 30,2 %. Among households in main residences, 61,6 % are owners and 36,9 % tenants. The typical buyer is a working household of the western suburbs, often a family, looking for a home within reasonable distance of the employment centres of Saint-Quentin-en-Yvelines and Versailles while staying connected to Paris by train. First-time buyers mainly aim at apartments, while houses attract settled families, ready to pay the price gap for a garden.

Frequently asked questions

The average price recorded is 3 345 €/m², calculated from transactions registered before notaries and published in the DVF database. It is a municipal average, mixing the apartment in a block and the house in a residential district. The average price recorded for houses and villas reaches 4 860 €/m². Closeness to the station, the year of construction, the floor level, the aspect and energy performance explain most of the gaps. A reliable valuation is set against comparable sales in the same area, not on the average alone.

The name Bois-d'Arcy designates two French municipalities: this one, in the Yvelines (INSEE code 78073, arrondissement of Versailles), and a small municipality in the Yonne, in Burgundy. The two bear no comparison in size or market. The page you are reading concerns the Bois-d'Arcy of the Paris region, west of Versailles and on the edge of Saint-Quentin-en-Yvelines, which has more than sixteen thousand inhabitants.

The municipality is served by the station of Fontenay-le-Fleury - Bois-d'Arcy, on the line to Paris-Montparnasse, which puts the capital about thirty minutes away by train. Versailles is a few kilometres to the east. By car, the municipality is bordered by the A12 motorway and the RN12, structuring routes of the western suburbs. That twofold service, train plus fast roads, is a value criterion for properties close to the station.

Supply leans towards apartments. According to INSEE, houses account for only 30,2 % of dwellings against 68,5 % flats. The fabric of houses is concentrated in certain districts and renews itself little, so that sale references there are fewer. The gap in price per square metre with apartments is clear, which makes valuing a house more dependent on its plot, its condition and its location than on the municipal average.

The municipality is home to the fort of Bois-d'Arcy, a historic monument where the national cinema centre keeps the French film archives, and to a significant business and logistics zone that weighs in its economy. On the practical side, it is worth checking the area, exposure to road noise and the energy performance of the property. Letting furnished tourist accommodation requires a declaration at the town hall, and local taxation deserves to be anticipated before buying.
