Market trends and analysis for Bonne

The Bonne market is driven first by the momentum of the Grand Genève. With around twenty sales a year, the municipality sees steady activity, carried by a population that has more than tripled since 1968 to reach 3 267 inhabitants in 2023 according to INSEE. Proximity to Annemasse, the Léman Express and the Swiss border feeds a continuous demand from cross-border households, whose purchasing power, backed by Swiss wages, keeps lasting pressure on prices.

Bonne's values sit in the upper-middle range of the Haute-Savoie Genevois, above Annemasse but below the municipalities closest to the border such as Collonges-sous-Salève. Limited land and the law that governs planning hold back new supply, which shifts part of the activity towards recent small apartment blocks and renovation. Energy performance weighs more and more in negotiations, particularly on older houses and the detached homes of past decades.

The history of Bonne

Bonne took shape in the Middle Ages around a castellany with two poles: Haute-Bonne, a military stronghold perched on a promontory with its church of Saint-Nicolas, and Basse-Bonne, a market centre set in the valley. A survey of 1339 documents a jurisdiction shared between the dauphin, the bishop of Geneva, the abbey of Aulps and the house of Lucinges, which held a substantial fortified house. A bastion of the Faucigny province, Haute-Bonne lay on the route of many medieval conflicts, passing in turn into the hands of the Genevans and the Savoyards.

The municipality is crossed by the Menoge and was built near its confluence with the Foron. Between 1780 and 1837, Bonne came under the province of Carouge, within the States of Savoy, before the annexation of Savoy to France, in 1860, brought it into the new department of Haute-Savoie. To avoid confusion with Bône, in Algeria, the municipality long bore the name Bonne-sur-Menoge. On 1 January 1973, the neighbouring village of Loëx, an agricultural plateau clustered around its château and its chapel, merged with Bonne.

The recent history of Bonne is that of a Genevois municipality transformed by its proximity to Switzerland. The population, around 907 inhabitants in 1968, reached 3 267 inhabitants in 2023, driven by the arrival of households working in Geneva and in the nearby Annemasse conurbation. This pressure fuelled a sharp rise in property values. The municipality spread out through housing estates and small apartment blocks around its old village centre, while keeping its valley setting, between the Menoge, the wooded hillsides and the ranges that herald the Chablais.

Who buys in Bonne

According to INSEE, Bonne has 3 267 inhabitants, a population that has more than tripled since the late 1960s. The stock is dominated by houses, around 66 % of dwellings, against nearly 34 % apartments, mostly recent. Main residences account for close to 88 % of the stock and second homes a little over 6 %, the municipality remaining geared towards permanent living. More than seven households in ten are owner-occupiers according to INSEE. The market largely addresses cross-border workers and people employed in the Geneva conurbation, whose incomes, often earned in Swiss francs, support high prices for a municipality of this size.

Frequently asked questions

The average price recorded is 4 125 €/m², calculated from transactions registered with notaries and published in the DVF database. This average mixes the detached house, in the majority, and the apartment in recent developments. Proximity to the Swiss border, location, view and energy performance explain most of the gaps. A reliable valuation relies on recent comparable sales, not on the municipal average alone.

Bonne belongs to the Grand Genève and lies a few kilometres from Annemasse and the Swiss border. A large share of buyers are cross-border workers whose incomes, earned in Swiss francs, boost their property purchasing power. This sustained demand, combined with limited land, explains high price levels for a municipality of fewer than 3 300 inhabitants, in line with the other market towns of the Haute-Savoie Genevois.

Bonne is about six kilometres from Annemasse, whose station is connected to Geneva and to the Léman Express regional network. Proximity to the A40 motorway and the routes towards the conurbation makes commuting to neighbouring Switzerland easier. This access to the Geneva employment area is one of the main drivers of the municipality's residential appeal and weighs on the level of prices.

The stock leans clearly towards houses, around 66 % of dwellings according to INSEE, with apartments making up the remaining third, often in recent developments. A house with a garden will suit a family looking for space, while an apartment may target a first purchase or a rental to cross-border workers. The price gap per square metre depends mainly on location, year of construction and the property's energy performance.

As the municipality is crossed by the Menoge and lies close to its confluence with the Foron, some land can be exposed to flood risk: the état des risques (the statutory natural-hazard disclosure) should be consulted before any purchase. It is also worth checking the local planning scheme, the easements on the plot and, for older properties, the energy performance. These checks are carried out at the time of the preliminary sale agreement and secure the acquisition.
