Market trends and analysis for Bonsecours

The Bonsecours market depends closely on that of the Rouen conurbation. The municipality plays the role of a valued residential suburb, where demand for houses with a garden and a view remains steady. The immediate closeness of Rouen, a few kilometres away, and the quality of the setting on the heights keep up its appeal, while the supply of building plots remains limited on an already largely built-up plateau. That relative scarcity of land supports the values of existing properties, in particular those enjoying an open aspect.

Several factors steer the market. Bonsecours benefits from the momentum of the Rouen metropolitan area, from its jobs and its facilities, while offering a quieter environment than the central city. Prices there remain clearly more affordable than in the metropolitan areas west of Paris, which attracts first-time buyers and families. Conversely, dependence on the local Rouen economy and the condition of the property, often old, weigh on how fast a sale goes through: renovated properties with a good aspect trade more easily than dwellings that need work.

The history of Bonsecours

Bonsecours occupies the heights south-east of Rouen, on the edge of the plateau that overlooks the Seine valley. The site has long been marked by a Marian pilgrimage: a chapel dedicated to the Virgin already existed at Blosville in 1034, and devotion to Notre-Dame de Bonsecours carried on throughout the Middle Ages and the modern era. That status as a place of pilgrimage, one of the most visited in Normandy, lastingly shaped the identity of the village, long a modest farming settlement clinging to the hill road that climbs up from Rouen.

In the 19th century, the old chapel gave way to an ambitious building. The foundation stone of the new church was laid on 4 May 1840 and the building was completed in 1844. Designed in the neo-Gothic style, it is regarded as one of the first parish churches built in France in that style, at a time when medieval architecture was being rediscovered. The first mass was celebrated there on 15 August 1842 before a considerable crowd come from the parishes of Rouen. Later raised to the rank of basilica, Notre-Dame de Bonsecours overlooks the Seine valley and remains the main monument of the municipality.

The heights of Bonsecours keep another notable monument: the memorial to Jeanne d'Arc, raised on the hill road that overlooks Rouen. Decided in 1868, the work of the architect Juste Lisch and the sculptor Louis-Ernest Barrias, it was inaugurated in 1892 and listed as a historic monument in 1986. Around these buildings, Bonsecours gradually changed: first a village of pilgrimage and of holiday stays overlooking the city, the municipality became in the 20th century a residential suburb of the Rouen conurbation, valued for its views over the Seine and its immediate closeness to the centre of Rouen.

Who buys in Bonsecours

Bonsecours has 6 442 inhabitants, according to INSEE, the French national statistics institute. A residential municipality of the Rouen conurbation, it draws households looking for a quiet setting on the heights, a few minutes from the centre of Rouen. The stock is dominated by detached houses and by main residences occupied by their owners, with a smaller share of apartments. Buyers are above all families and working people employed in the Rouen metropolitan area, along with households wanting outdoor space and a view over the valley without moving away from the city. Demand remains supported by the immediate closeness of the Rouen hub.

Frequently asked questions

The average price for apartments in Bonsecours is 2 345 €/m², based on the DVF transactions actually completed before notaries. As the municipality is above all one of detached houses, the number of apartments sold each year remains limited, which can accentuate the swings. The view over the Seine valley, the aspect, the storey and the condition of the property make values vary noticeably from one transaction to another.

Properties enjoying an open view over the Seine valley and over Rouen are among the most in demand, in particular along the hill road and near the basilica. The low-rise sectors of the plateau, quieter, appeal to families looking for a garden. Older dwellings close to the historic village centre offer, for their part, a heritage setting a few minutes from the centre of Rouen.

Bonsecours is directly linked to Rouen by road: the hill road of Bonsecours drops down to the right bank and the centre in a few minutes. The bus network of the Rouen metropolitan area serves the municipality and reaches the main hubs of the conurbation, including the Rouen-Rive-Droite railway station, from which trains leave for Paris and the rest of Normandy. The immediate closeness of Rouen is one of the assets of the municipality.

Like all municipalities, Bonsecours votes its property tax rates each year, within the framework of the Rouen Normandie metropolitan area. Local tax levels depend on municipal and inter-municipal rates and can change from one year to the next. Before a purchase, it is useful to check with the town hall and the tax services the actual amount of property tax attached to the property concerned, which depends on its rental value.

Bonsecours is above all a market of houses: the low-rise fabric and the town houses largely dominate supply. Apartments, fewer in number, are concentrated in a few blocks and developments; that is the segment the benchmark price of 2 345 €/m² reflects. The choice depends on the budget, on the need for outdoor space and on the importance given to the view over the Seine valley, very present on the heights.
