The 2026 figures· Indicative data
2 618€/m²

In Bourgbarré, the median price observed stands at 2 618 €/m². This average covers a housing stock made up overwhelmingly of detached houses, often recent since more than half of the dwellings were built after 1990. The gaps stem above all from plot size, the age of the property and its closeness to the village centre or to the more outlying housing estates. This figure comes from DVF data, the French notarised sales database, which lists the transactions actually registered with notaries, and not from declared estimates. It therefore reflects the sales signed in the municipality, not an asking price.

Market trends and analysis for Bourgbarré

The Bourgbarré property market is driven first of all by demographics. The municipality has gained several hundred inhabitants over the recent period, in a movement that affects all the municipalities south of Rennes. This growth rests on the building of new housing and on the arrival of young households seeking to buy close to the metropolitan area. Demand for family houses remains firm, which keeps the market active despite a number of annual transactions limited by the size of the municipality.

The appeal of Bourgbarré also comes from its position within Rennes Métropole. The closeness of the Rennes employment areas and road access to the conurbation make it a municipality sought by working households who favour a suburban setting. Recent housing schemes regularly feed supply, while the scarcity of apartments steers the market towards the detached house. These dynamics, shared by several towns of the southern ring around Rennes, explain the rise in prices observed in this area over recent years.

The history of Bourgbarré

Bourgbarré preserves the traces of an early occupation. Prehistoric sites and remains of Gallo-Roman settlement have been identified across the territory, and the municipality once bore the name ville Rouge, a frequent sign of a Gallo-Roman foundation. The parish is attested from the 12th century. The present name refers to a feudal motte, an early stronghold raised in the 10th or 11th century at the junction of the roads to Orgères and Saint-Erblon. Such mottes marked the first local seigneurial powers. The shape of today's village keeps the memory of that old crossroads, around which settlement gradually organised itself over the centuries.

In the 13th century, the lords of Bourgbarré, who exercised a judicial function, had the Manoir de la Vayrie built about a kilometre from the village. The 15th century was a period of prosperity, attested by the ten or so manor houses recorded in the municipality. Several have disappeared, but the Manoir de Mesneuf, dating from the 15th century, remains well preserved, as does the presbytery of the 17th century. The present church was completed around 1610. The oldest preserved farms go back to the beginning of the 17th century, evidence of a rural territory long structured around farming and seigneurial estates.

Long rural, Bourgbarré went through a rapid transformation from the end of the 20th century. The municipality had 855 inhabitants in 1968, 2 322 in 1999, then 4 804 in 2023. This sustained growth is explained by its integration into Rennes Métropole and by the arrival of households settling in new housing estates. Attached to the canton of Janzé and to the arrondissement of Rennes, the municipality covers about 14 km². Development took the form of recent housing schemes on the edge of the historic village, which explain its present appearance, between an old core and more recent residential neighbourhoods.

Who buys in Bourgbarré

Bourgbarré has 4 804 inhabitants, a figure rising steadily in recent years. According to INSEE, the French statistics institute, the population has grown by around 2,4 % a year over the recent period, driven by the arrival of families. The housing stock is dominated by the detached house and by main residences, with a high share of owner-occupiers. Housing is fairly recent, more than half of the dwellings having been built after 1990, and properties are often spacious. Buyers are mostly households looking for a main residence close to Rennes, drawn by the suburban setting and by quick access to the metropolitan area.

Frequently asked questions

The median price observed in Bourgbarré is 2 618 €/m², based on DVF data drawn from the transactions registered with notaries. This level corresponds to a market dominated by the detached house. The actual price of a property depends on its floor area, its condition, the size of the plot and its position within the municipality. Yes. The municipality is made up overwhelmingly of detached houses, often built in recent housing estates. Apartments are rare there and concentrated around the village centre. This structure of the stock explains why most transactions involve family houses with a garden, sought by households wishing to settle lastingly close to Rennes. An apartment owner will therefore find few direct comparables in the municipality.

Bourgbarré lies south of Rennes, whose centre is some fifteen kilometres away. The municipality is linked to the metropolitan area by the departmental road network and by the transport lines of Rennes Métropole. This accessibility towards the Rennes employment areas is one of the drivers of the residential appeal of the municipality, in particular for working people employed in the conurbation but looking for a quieter setting.

Two stand out above all: the historic village, organised around the church and the old feudal crossroads, and the residential neighbourhoods developed on the edges since the end of the 20th century. The recent housing estates account for a large share of the dwellings built after 1990. This layout between an old core and recent extensions influences prices, plot sizes and the age of the properties offered for sale in the municipality.

Yes. Bourgbarré is one of the member municipalities of Rennes Métropole and falls under the canton of Janzé and the arrondissement of Rennes. This integration into the metropolitan authority gives access to its services and to its transport networks, and adds to the residential pressure observed in the municipalities south of Rennes. Property tax and local rates are voted by the municipality, and their amount depends on the cadastral value of each property.
