The 2026 figures· Indicative data
3 982€/m²

The apartment market in Camiers shows an average of 3 982 €/m², drawn from DVF sales completed before notaries. Behind that figure lies a stock split between the old village of Camiers, inland, and the seaside resort of Sainte-Cécile-Plage, on the coast. Homes close to the beach and the dunes sit at the top of the range, while the more conventional properties of the village stay more affordable. The wide sandy beach, the dune belt and the forest bordering the commune keep family demand alive, mixing year-round residents and second-home buyers. The aspect, the floor level, the presence of a terrace and immediate closeness to the sea move the value of an apartment a great deal. Set between the highly rated resorts of Le Touquet and Neufchâtel-Hardelot, Camiers offers access to the coast at a more measured price level than its most sought-after neighbours.

Market trends and analysis for Camiers

The market in Camiers stays steady, with a volume of apartment sales recorded each year in the DVF data consistent with the size of the commune. That activity owes to its position on the coast and to the appeal of Sainte-Cécile-Plage, which draws family buyers looking for a quieter seaside. New supply grows with the housing developments of the resort, without excess, land being framed by the protection of the dunes and the forest.

Several elements support that price level. The long sandy beach, the preserved natural setting and the closeness of the large resorts of the Côte d'Opale place Camiers in a buoyant coastal market. Conversely, the absence of a reputation comparable to that of Le Touquet and a large share of homes occupied only part of the year temper the rise and keep the commune below its most prized neighbours.

average €/m²

Camiers sits clearly below Le Touquet-Paris-Plage, the most sought-after resort in the sector, and below Neufchâtel-Hardelot, another high value on the coast. It stays above Berck, a neighbouring family resort whose market is more affordable, which places it in an intermediate range on the Côte d'Opale.

The history of Camiers

Camiers is a former farming village of the Côte d'Opale, set slightly back from the shore, sheltered by the dunes. Its territory stretches to the sea, along a long ribbon of sand that was to carry its seaside development. Long turned towards the land and towards fishing, the commune keeps from that period a town centre distinct from the coastal resort that took shape later facing the Channel.

The seaside venture began at the end of the 19th century. In 1883, part of the Camiers coastline was sold to English investors to create a resort, on condition that it bear the name Gabriel, in tribute to the family that owned the land. A seafront hotel first drew foreign visitors, but the history of the place was eventful: the building put up at Saint-Gabriel was carried away in 1912 by a storm and by the retreat of the shoreline, which held back the growth of the resort.

Development resumed in the 20th century under the name Sainte-Cécile-Plage. Long confined to a narrow strip behind the beach, the resort spread from the 1970s with new housing developments. Now part of the Deux Baies en Montreuillois conurbation authority, Camiers combines a preserved village, a family resort and a setting of dunes and forest between Le Touquet and Boulogne-sur-Mer.

Who buys in Camiers

Camiers has 2 582 inhabitants. A double commune, at once an inland village and the resort of Sainte-Cécile-Plage, it draws both a resident population and holidaymakers looking for a stretch of coast less busy than the large neighbouring resorts. Buyers are made up of families from the Hauts-de-France looking for an affordable second home by the sea, retired households won over by the calm and the dune setting, and local households aiming for a main residence. Demand concentrates on apartments close to the beach at Sainte-Cécile, while the village of Camiers offers more conventional and often more affordable properties.

Frequently asked questions

The average price of apartments in Camiers is 3 982 €/m², based on DVF sales actually completed before notaries. That average covers gaps tied to location, between the resort of Sainte-Cécile-Plage and the village, and to the floor level, the aspect and the distance to the beach. An apartment close to the seafront and a home in the village do not trade at the same level.

Sainte-Cécile-Plage is the seaside resort of the commune of Camiers, facing the Channel, while the historic village of Camiers lies a little inland. The two form a single commune, but the market differs: the properties of Sainte-Cécile, close to the beach and the dunes, sit at the top of the range, while those of the village stay more affordable.

Camiers lies on the coast of the Pas-de-Calais, between Boulogne-sur-Mer and Le Touquet-Paris-Plage. By car, the commune is reached by the coast road and the A16 motorway, which runs along the Côte d'Opale. Camiers-Sainte-Cécile station, on the coastal line, provides local rail services towards Boulogne and Étaples.

In part. The resort of Sainte-Cécile-Plage feeds demand for second homes and holiday lettings, alongside a population settled all year round. That double vocation keeps a steady turnover of sales. Seasonal lettings come under local rules to be checked with the town hall before any project.

Yes, on the whole. Set between Le Touquet-Paris-Plage and Neufchâtel-Hardelot, among the most highly rated resorts of the Côte d'Opale, Camiers offers access to the sea at a more contained price level. It nonetheless stays above the inland town centres, the value of the coast and the beach supporting the market.
