The figures come from the DVF database, which records the sales signed at the notary: they give a municipal benchmark, to be refined property by property.

Market trends and analysis for Carqueiranne

The Carqueiranne market is that of a sought-after residential coast, dominated by houses and villas. Demand comes at once from second-home buyers, retirees seeking a setting facing the sea and working people of the Toulon area. This position between Toulon and Hyères, on the Giens gulf, sustains continuous pressure on a stock where properties with a view and proximity to the shore are rare. The marked gap between the price of apartments and that of villas reflects this premium on land and view.

New supply remains constrained by the coastal character of the municipality and by the Coastal Act, which limit buildability near the shore. The farming plain, long devoted to market gardening and horticulture, also frames urban sprawl. This scarcity maintains price levels, particularly on the villas overlooking the Giens gulf. Energy performance is becoming a negotiation criterion, on villas as on older residences. For a seller, the view, proximity to the sea and the energy rating now count as much as floor area.

The history of Carqueiranne

Carqueiranne is a recent municipality: long a neighbourhood of Hyères, it was detached from it on 26 December 1894 to become a municipality in its own right, and acquired its own coat of arms in 1907. It occupies a sea frontage of about ten kilometres on the Var coast, facing the Giens gulf and the peninsula of the same name, between the conurbations of Toulon, to the west, and Hyères, to the east.

The life of the municipality was long organised around two activities. Fishing first, with a small port that remains a landmark of the village and its seafront. Farming next, with an extensive plain between the Diligence crossroads and the foot of the Mont des Oiseaux, devoted to market gardening, horticulture and flower growing, including greenhouse tulips. This horticultural tradition durably marked the landscape and the local economy.

In the 20th century, Carqueiranne turned into a seaside and residential municipality. Its beaches, including those of Le Pradon and Les Salettes, its coves and its Pointe des Fours à Chaux attracted a holiday clientele, while the building stock climbed the wooded hills in the form of villas. The proximity of Toulon and its employment area, like that of Hyères and its airport, anchors the municipality in the Toulon urban area while keeping its character as a seaside resort.

Who buys in Carqueiranne

Carqueiranne has 9 408 inhabitants. The housing stock is marked by the weight of houses and villas, characteristic of this residential Var coast, alongside apartments more present near the port and the beaches. The municipality is home to a notable share of second homes, typical of the coastal resorts, so that visitor numbers rise markedly in season. Buyers split between second-home buyers, retirees moving in facing the sea, and working people of the Toulon area drawn by a seaside setting while staying close to their work. Villas with a view and proximity to the shore form the most sought-after and best-valued segment.

Frequently asked questions

The average price of apartments in Carqueiranne is 5 408 €/m², based on DVF transactions actually recorded at the notary. This municipal average covers wide gaps depending on the view over the Giens gulf, the distance to the sea, floor level and the condition of the property. An apartment close to the port and a residence set back are not at the same level. For a reliable valuation, you should draw on comparable sales rather than on the average alone.

The gap is marked. The average price of apartments comes out at 5 408 €/m², while houses and villas, in the majority in the municipality, reach on average 8 664 €/m². This higher level is explained by the scarcity of coastal land, the presence of plots and, often, a view over the sea or the Giens gulf. The price of a villa depends heavily on its location, its plot, its view and its condition, rather than on the municipal average alone.

The municipality combines a centre and a seafront, around the port and the beaches such as Le Pradon and Les Salettes, wooded hills where the villas are concentrated, and a farming plain set back, long devoted to market gardening and horticulture. Properties close to the shore and with a view over the Giens gulf are the most sought after. These different settings, from the seaside to the heights and the plain, do not sell at the same level.

Carqueiranne lies between the two towns, about a dozen kilometres from Toulon and a little more than ten kilometres from Hyères. The link is mainly by car, via the coastal departmental roads. The municipality benefits from the proximity of the Toulon and Hyères stations and the nearby Toulon-Hyères airport. This integration into the Toulon urban area allows year-round living while staying on the coast.

Yes. Like any seaside municipality, Carqueiranne falls under the Coastal Act, which governs urbanisation near the shore and protects natural areas. These rules limit new supply and reinforce the scarcity of properties close to the sea, which supports the prices of villas with a view. For a purchase, construction or renovation plan, it is wise to check the town-planning documents and the applicable easements with the town hall before committing.
