Market trends and analysis for Caudebec-lès-Elbeuf

The Caudebec-lès-Elbeuf market is that of a residential town of the Elbeuf conurbation, with a steady volume of sales for its size. Demand bears above all on houses and on apartments in the centre, bought as main residences by families and first-time buyers. Supply is fed by resales of an older stock inherited from the industrial era, which keeps prices affordable and selling times reasonable.

Several factors support that level. The closeness of Rouen and of its employment area, the position in a bend of the Seine and a contained purchase budget sustain stable local demand. Conversely, the distance from the centre of Rouen, the industrial image of the Elbeuf conurbation and the age of part of the stock limit price growth and explain levels below those of the sought-after municipalities of the north bank.

The history of Caudebec-lès-Elbeuf

The site was occupied from antiquity by a settlement known as Uggate. The medieval name Kalt-Bec, of Norman origin, became Caudebec, to which the mention lès-Elbeuf was later added, where lès means near. The municipality is thus distinguished from Caudebec-en-Caux, further downstream on the Seine.

The history of Caudebec-lès-Elbeuf is the history of textiles. From the eighteenth century onwards, the making of broadcloth, espagnolette and linen occupied most of the inhabitants. With industrialisation, the cloth mills of Elbeuf spilled over into Caudebec: in 1820 the municipality counted around three thousand five hundred inhabitants and some thirty manufacturers. From that period the town keeps its workers' houses, its former mills and its brick chimneys.

After the First World War, the rise of petrochemicals and the lack of modern equipment brought the gradual decline of the cloth industry. Caudebec-lès-Elbeuf became a residential town of the Elbeuf conurbation, in a bend of the Seine, some twenty kilometres south of Rouen. Its built heritage, including the church of Notre-Dame, still bears witness to that manufacturing past.

Who buys in Caudebec-lès-Elbeuf

Caudebec-lès-Elbeuf has 10 476 inhabitants and forms, with Elbeuf and the neighbouring municipalities, a continuous built-up area in a bend of the Seine. The stock is dominated by houses, including a fabric of former workers' dwellings inherited from the cloth industry, completed by blocks of flats in the centre and estates on the outskirts. Buyers are mostly families and first-time buyers from the Elbeuf area and from the Rouen metropolitan area, drawn by prices well below those of Rouen. The market remains geared to the main residence.

Frequently asked questions

The average price of apartments in Caudebec-lès-Elbeuf is 1 246 €/m², based on DVF transactions actually completed before notaries. Houses, which are more numerous, trade on average at around 1 778 €/m². These averages vary with the condition of the property, the presence of outdoor space, the floor level and closeness to the Seine. The level remains affordable for the Rouen conurbation.

The municipality lies some twenty kilometres south of Rouen, in a bend of the Seine, and is part of the Elbeuf conurbation. Prices there are noticeably lower than in the centre of Rouen and in the sought-after municipalities of the north bank. That difference attracts households who work in the Rouen metropolitan area but are looking for a more contained purchase budget.

The town is linked to Rouen and to the metropolitan area by road, along the Seine, and by the bus network of the conurbation. The nearest station for regional trains is at Elbeuf, the adjoining municipality. By car, access is by the roads that follow the Seine valley towards Rouen to the north and towards the A13 for Paris.

The cloth and leather past has left a fabric of brick workers' houses, former mills and industrial chimneys, now partly converted or refurbished. These older dwellings form part of the stock and often offer worthwhile floor areas at measured prices. The condition and the level of renovation of these properties make their value vary widely.

The stock is dominated by houses, which naturally steers part of the buyers towards that type of property, with outdoor space and floor area. The benchmark price of 1 246 €/m² covers apartments, found in the centre and in a few blocks. Houses trade above that, at around 1 778 €/m² on average. The choice depends on the budget, on the need for space and on the appetite for renovation.
