Market trends and analysis for Cavaillon

The Cavaillon market rests on the function of an accessible town centre rather than on holiday demand. With 86,5 % main residences and barely 3,1 % second homes according to INSEE, most transactions concern buyers who settle year-round, first-time buyers or families looking for a house on a contained budget. The proximity of Avignon, about twenty kilometres away, and the position at the gateway to the Luberon broaden the clientele beyond Cavaillon residents alone, without tipping the municipality into the price levels of the neighbouring towns.

Supply remains varied thanks to the dual nature of the stock, between apartments of the old centre and suburban detached houses. The weight of renting and a vacancy rate above 10 % nonetheless call for caution on properties in need of renovation or poorly located, which sell more slowly. The farming and logistics economy, driven by the national-interest market and the melon sector, sustains a background rental demand, while the municipality's inclusion in the Luberon regional nature park governs urbanisation and limits detached-housing sprawl.

The history of Cavaillon

Cavaillon occupies a site inhabited since Antiquity, at the foot of the Saint-Jacques hill that overlooks the Durance valley, facing the Luberon massif. The town takes its origin from the Gallo-Ligurian people of the Cavares, before becoming in Roman times one of the important cities of the region, as the Roman arch preserved in the centre testifies. A former episcopal see, it keeps from this past the cathedral of Notre-Dame-et-Saint-Véran, placed under the patronage of Véran, Bishop of Cavaillon in the 6th century.

From 1274 to 1791, Cavaillon was part of the Comtat Venaissin, a papal territory managed by the popes of Avignon. This particular status explains the presence of one of the oldest Jewish communities in France: driven from the kingdom, the Jews found refuge on the pope's lands. The synagogue, rebuilt between 1772 and 1774 above the Rue Hébraïque, is today one of the rare examples of an Ancien Régime synagogue preserved intact and houses the Comtadin Jewish museum.

The second half of the 19th century marked the golden age of the melon and the rise of market gardening. The arrival of the railway turned Cavaillon into a shipping hub towards Paris, Lyon and Marseille, and cemented the reputation of the Cavaillon melon, which became a registered trademark in 1999. In 1965, the town acquired a national-interest market that ranks among the great fruit and vegetable trading hubs in Europe. Farmland still covers nearly 68 % of the municipal area, orchards and market gardens foremost, and Cavaillon remains the most populous municipality of the Luberon regional nature park.

Who buys in Cavaillon

According to INSEE, Cavaillon has 25 636 inhabitants for 14 166 homes, of which 86,5 % main residences, 10,4 % vacant homes and only 3,1 % second homes: this is a year-round residential market, not a holiday one. Among households in main residences, 43,9 % are owners and 54,2 % tenants, a split that reflects the weight of the town-centre rental stock. The mix of houses (43,7 %) and apartments (55,0 %) attracts two buyer profiles: first-time buyers and families looking for an affordable house at the gateway to the Luberon, and investors sensitive to the rental market of a town with a farming and logistics employment area, less than half an hour from Avignon.

Frequently asked questions

The average price recorded is 2 037 €/m², calculated from transactions registered at the notary and published in the DVF database. It is a municipal average, mixing the apartment of the old centre and the suburban house. Houses and villas sit at a higher level, around 2 702 €/m². The address, the condition of the property, the presence of outdoor space and the year of construction explain most of the gaps. A reliable valuation draws on comparable sales, not on the average alone.

Both, in a balance unusual for a municipality of this size. INSEE records 55,0 % apartments and 43,7 % houses. The flat-based stock is concentrated in the old centre and the neighbourhoods close to the station, while houses dominate on the outskirts, in the form of detached houses and villas with a garden. This mix broadens buyers' choice, but it also explains why the municipal average covers quite different price realities depending on the type of property and the area.

Cavaillon lies about twenty kilometres from Avignon, connected by road and rail: the Cavaillon station serves the line towards Avignon, from where the high-speed trains depart. The A7 motorway and the proximity of the Durance valley place the municipality on a major traffic axis between the Rhône corridor and inland Provence. This accessibility, combined with more measured prices than in Avignon or Aix-en-Provence, feeds demand from households who work in the large neighbouring hubs.

Yes, farming and agri-food logistics remain structuring. Cultivated land covers nearly 68 % of the municipality, and the national-interest market, created in 1965, is one of the main fruit and vegetable trading hubs in Europe. This economy feeds a seasonal and logistics employment area that supports the rental market. For an owner, this means steady rental demand, particularly on the small units close to the centre and the business zones.

The vacancy rate, above 10 % according to INSEE, is a reminder that a poorly located property or one in need of renovation can take time to find a buyer: the asking price must be calibrated on recent sale references. The municipality is affected by the flood risk tied to the Durance, which makes it useful to consult the risk-prevention plan and the risk statement before any transaction. The compulsory diagnostics, including the energy performance certificate, should be kept up to date in the file.
